Center Point suits buyers who want a Central Pattaya address without taking construction-delivery risk. The building can be judged as it stands: noise, access, parking, lift operation, pool condition and the exact apartment are all inspectable before signing. That does not remove due diligence; it changes its focus. In an older condominium, the key questions are maintenance quality, reserve funds, major repairs and seller arrears rather than whether a developer will finish on time. A careful building inspection and juristic-person document check are more useful here than a brochure comparison.

More usable space

Current resale evidence shows a notably generous urban format: roughly 58 sqm for a one-bedroom and around 87–91 sqm for two bedrooms. For a resident who spends real time at home, that extra floor area may matter more than a brand-new finish or a large amenity deck. Space is not automatically value, though. An older, larger unit may need new air-conditioners, kitchen work, bathroom repairs or a broader renovation. The sensible comparison is the all-in cost of bringing each apartment to the standard you want, not the asking price alone.

Operations are visible

An established condominium lets a buyer assess real operations instead of promised operations. The management office, common corridors, parking discipline, security routine and pool upkeep are all observable. At Center Point there is an extra reason to ask detailed questions: one well-documented historical profile says the pool and sundeck are shared with neighbouring Euro Condominium. The juristic person should explain what is jointly used, who owns it and how costs are allocated. That answer matters more than a generic judgement based only on the building's age.

Cheap needs context

A verified detailed asking price of THB 1.95M puts the entry point well below many newer Central Pattaya launches, but it is still one owner's resale price rather than a project-wide benchmark. The apartment's condition, furniture, outstanding common charges, transfer-cost split and foreign-quota status all affect what the deal really costs. If those checks are clean and the unit suits the buyer, the lower entry price becomes a meaningful advantage. Until then, it is simply the number shown in an advertisement.

Center Point Condominium is an established low-rise condominium on Pattaya 3rd Road in Central Pattaya. The first job is to separate it from Pattaya Klang Center Point, usually shortened to PKCP Tower. Property portals sometimes merge the two names into one results page even though they are different buildings. This dossier covers the seven-storey Center Point with 128 units. That distinction is not cosmetic: a listing on the 15th or 19th floor cannot belong to a seven-storey building, so those high-rise offers were excluded from our price and unit analysis. Resale databases are useful, but an incorrect project tag can distort the apparent price level, layout mix and even the character of the development. The facts used here were screened against the low-rise identity before they were treated as Center Point evidence.

Because the condominium has been operating for many years, the buying decision is very different from an off-plan purchase. There is no construction delivery risk to assess: a buyer can inspect the lobby, pool, lift, parking, corridors and the chosen apartment as they exist today. The trade-off is that physical condition and building management matter more. Before committing, a buyer should obtain the current juristic-person statement, check whether the seller owes common charges, ask about the sinking fund and major repair history, and inspect the unit's air-conditioning, plumbing, electrical work and built-in furniture. Public sources disagree even on the common-area fee, quoting THB 20, 22 and 30 per sqm per month. Those figures are useful evidence of a conflict, not a current bill. The live rate and any special assessments should come from the condominium office.

The strongest practical attraction is space. Fresh low-rise resale evidence shows one-bedroom units around 57.5–58 sqm and two-bedroom units around 87–91 sqm. A detailed historical project profile also reports studios of about 47 sqm and two-bedroom layouts extending to 114 sqm. That does not mean every layout is available now. Center Point is a resale building: stock comes from individual owners, sometimes only a handful at a time, and condition varies much more than it would in a new development sold from one specification sheet. Two apartments with almost identical floor areas can require very different post-purchase budgets. A useful comparison therefore looks beyond asking price to the actual fit-out, appliances, renovation needs, outstanding building charges, ownership quota and the transfer-cost split written into the sale agreement.

The communal offer is straightforward rather than resort-like. Current project profiles consistently mention a swimming pool, gym or fitness area, parking, lobby or reception space, 24-hour security and CCTV; a detailed older profile also records a passenger lift. For a 128-unit urban building, that is a practical set of basics. One point needs special care: the detailed historical source treats Center Point as a single building and says its pool and sundeck are shared with the neighbouring Euro Condominium. Other project directories describe Center Point as a two-building development. We keep Euro Condominium separate here because it has its own name and project history. Before purchase, the juristic person should confirm which common areas legally belong to Center Point, which are shared, and how maintenance obligations are allocated.

As of 8 September 2026, the lowest detailed resale listing we could verify was THB 1.95M for a 57.5 sqm one-bedroom unit on the fifth floor, advertised in foreign ownership. Other recent low-rise stock includes a 58 sqm one-bedroom at THB 2.2M and two-bedroom units of roughly 87–91 sqm at about THB 3.6M to THB 4.5M. These are individual seller asks, not a project price list. Condition, furnishing, floor, view and paperwork can justify meaningful differences between otherwise similar units. Foreign buyers also need to look past the portal label. Thai condominium law limits foreign freehold ownership to the statutory quota for the building, and the selected unit's eligibility should be confirmed by the condominium juristic person before the transfer is registered.

Ownership format

A foreign buyer can register a condominium unit in freehold within the statutory 49% foreign-ownership quota for the building. Current Center Point resale stock includes units advertised as Foreign Quota, but the selected apartment's status must be confirmed by the condominium juristic person before the transfer is registered. If foreign quota is unavailable, any alternative structure, including leasehold, should be assessed on its own terms rather than described as foreign freehold.

Recent listings show 57.5–58 sqm one-bedroom units on the third and fifth floors, with one listing explicitly advertised in foreign ownership. The size allows a genuine separate bedroom and a larger living area than many compact new-build units. Resale condition varies, so floor area should be compared alongside renovation, furniture, appliances, balcony condition and view. A foreign buyer must also confirm quota availability for the exact unit.
