You are buying a specific resale unit from an owner, not a standardised product from a sales gallery, so condition, title, foreign-quota status, seller documents and the present quality of building management matter more than the original marketing story.
Its central location is the main reason many buyers will look at the building. The Pride sits around Pattaya Second Road and Soi Buakhao 15, close to The Avenue and within the dense commercial core of the city. Daily errands, restaurants, shopping and entertainment are concentrated around the area, and buyers who prefer to walk or use short local transport trips can find the location practical. The trade-off is equally clear. This is not a quiet beachfront compound or a secluded residential enclave. Central Pattaya is busy, traffic can be intense and the character of a unit can change substantially depending on floor, orientation and exposure to surrounding streets.

A functioning lift, well-maintained pool, clean common areas and credible juristic management are far more valuable than a long historic facilities list. The original unit mix is unusually useful for buyers who find many newer central-Pattaya units too compact. One-bedroom apartments were marketed from 33.11 to 60.99 square metres, while two-bedroom layouts ran from 61.55 to 85.76 square metres. Historic project information breaks the two-bedroom range into several bathroom configurations, including larger layouts with two or three bathrooms. Current resale stock in September 2026 shows the same broad spread in practice: listings around 40–42 square metres, 61-square-metre one-bedroom units and an 81.56-square-metre two-bedroom unit were all visible. That gives the project relevance for both part-time use and longer stays, especially for buyers who value internal space more than a long amenity list.
Asking prices are not uniform, which is exactly what should be expected in a 2009-era resale building. The lowest live reference found during this review was THB 2.9M for a 40.42-square-metre one-bedroom unit on the seventh floor. Other active references included roughly THB 3.672M for 41.49 square metres, THB 4.5–4.6M for 61 square metres and THB 6M for an 81.56-square-metre two-bedroom unit. These numbers should not be treated as a project price list. Renovation quality, furnishing, view, floor, seller urgency and title structure can all explain large differences between apartments in the same building. The practical comparison is unit against unit, not headline price against headline price.
Foreign ownership needs unit-level verification. Hipflat's recorded sales history includes several The Pride transactions identified as Foreign Quota, showing that foreign freehold ownership has existed in the building. That is useful evidence, but it does not prove current quota availability. A live 61-square-metre resale advertisement in September 2026 was explicitly marked as Thai-name ownership. Under Thai condominium rules, a foreign buyer can register freehold only while the building remains within the statutory foreign ownership limit and the transfer documentation is in order. Before paying a reservation or deposit, the buyer should obtain the juristic person's quota confirmation and verify the title of the exact unit being acquired.
Some project-level data conflicts across sources. Most mainstream project databases place completion in 2009, with several specifying July 2009, while a few broker pages show later years. Land-area figures are also inconsistent: 2 rai 1 ngan 0.20 square wah appears in several project profiles, whereas an older project disclosure and some broker records state 1 rai 71 square wah. Those figures should not be averaged or silently reconciled. The building identity itself is clear, and the core specifications—Prinsiri, central Pattaya, eight floors and 79 units—are consistent across stronger records, but a buyer who needs the exact registered land area should rely on the condominium registration documents rather than portal metadata.
The building's age changes the due-diligence process more than it changes the verdict. In a condominium completed in 2009, a buyer can inspect how the common areas are actually maintained and how the building operates today, instead of relying on promises about future management. Unit condition can also vary substantially within the same project. One owner may have renewed finishes and equipment; another may have rented the apartment for years with limited upgrades. That makes a simple price-per-square-metre comparison less useful on its own. The practical inspection should cover air-conditioning, plumbing, electrical fittings, windows, balcony condition, signs of water ingress, and the exact furniture and appliances included in the sale.
