Why this project is worth a look
Genuinely central
The tower sits on Pattaya 2nd Road by Central Pattaya Road, roughly 300 metres from the beach. Many daily trips can be made without a car, but road noise and traffic should be assessed from the actual unit orientation, particularly on lower floors.
Focused unit choice
The residential mix is concentrated in one-bedroom, one-bedroom-plus and two-bedroom layouts rather than a long list of niche formats. That makes comparison easier, but it also means buyers needing three or more proper bedrooms should look elsewhere.
Facilities with elevation
The pool and wellness area are planned on the 37th floor, with major social and fitness spaces even higher. Residents can therefore access the tower’s views even from a city-facing apartment, although operating hours and the final delivered specification remain post-completion questions.
Foreign freehold stock
Current listings include apartments marked for foreign-name ownership, while major project profiles describe the tenure as freehold. The legal 49% foreign-area cap still applies, so the decisive check is the quota status of the exact unit at the time of transfer.
Visible off-plan risk
The development is not yet a finished asset, and the public record still contains conflicting completion years and outdated payment deadlines. A buyer should treat the latest SPA and unit-specific schedule as the decision document, not a launch-era brochure or portal label.
About the project
Tait Pattaya is Raimon Land’s new high-rise condominium in Central Pattaya, positioned at the junction of Pattaya 2nd Road and Central Pattaya Road. The location matters in a very literal sense: project materials put the tower about 300 metres from Pattaya Beach, while Central Pattaya shopping centre is quoted at roughly 500 metres. This is not a resort compound where a car is needed for every errand. A buyer is choosing an established, intensely urban part of Pattaya with shopping, restaurants, hospitals and entertainment already around it. The trade-off is equally clear. Central Pattaya means traffic, nightlife and a busier street environment, so this is a very different proposition from a quieter Jomtien or Pratumnak address. The project was publicly launched by Raimon Land in September 2025 and is still an off-plan purchase rather than a completed resale building.
The development consists of one 38-storey tower with 311 residential units. That is large enough to support extensive shared facilities without becoming a thousand-unit mega-project. The current unit mix is focused rather than sprawling: one-bedroom apartments, a larger one-bedroom-plus format and two-bedroom homes. A detailed March 2026 project profile lists 34.00–46.20 sqm for one-bedroom units, 55.70–62.70 sqm for one-bedroom-plus, and 66.10–111.90 sqm for two-bedroom units. Raimon Land’s project microsite groups the ranges slightly differently, showing 33.80–45.70 sqm for one-bedroom homes and 65.80–105.60 sqm for two bedrooms. That discrepancy is a good reason to work from the actual numbered unit plan and price sheet rather than treat a portal-wide range as a contractual specification.

As of 22 August 2026, the lowest live asking level we could verify is THB 6.94 million for an approximately 34 sqm one-bedroom unit. A current Cornerstone listing at that price is explicitly marked under foreign ownership, which makes the figure more useful to an international buyer than a launch headline alone. Raimon Land originally promoted the project from THB 5.85 million in September 2025, but that historical launch number should not be presented as today’s available entry price. View, floor, exact floor area and ownership registration all affect the asking price. The THB 6.94 million figure in this dossier is therefore a market floor observed in current published stock, not a promise that every buyer can secure a unit at that level.
For a foreign buyer, the ownership structure is the standard Thai condominium model. Current project profiles describe the tenure as freehold, and live listings show units offered in a foreign name. Thai condominium law limits foreign ownership to no more than 49% of the aggregate unit area in each registered condominium building. That rule applies at building level, so seeing one foreign-quota unit for sale does not prove that every apartment can be transferred to a foreign buyer. Before paying a reservation fee, the buyer should match the exact unit number to the foreign-quota availability and make sure the sale-and-purchase agreement describes the intended ownership route. With an off-plan purchase, this check is especially important because legal transfer happens later, after construction and registration.
The amenity programme is vertically organised. Published plans place the arrival lobby, tea room, children’s room, co-working and meeting areas, pet space, landscaping, EV charging and delivery functions on the lower level. The 37th floor is planned around leisure and wellness, including a panoramic sea-view pool, children’s pool, recreation deck, steam room, sauna and treatment spaces. The 38th floor adds a sky lounge, private dining, gym and private training area, theatre and games room, while the rooftop is planned with a garden and barbecue area. This matters because the project’s lifestyle proposition is tied to elevation and views rather than simply having a large ground-level pool. Buyers comparing central Pattaya towers should look not only at the facility list, but at how much of it is usable year-round and how access rules work after handover.
Running costs are relatively well documented for a project that is still being sold off plan. Multiple current sources quote a common-area charge of THB 80 per sqm per month and a one-time sinking-fund contribution of THB 500 per sqm. These are useful budgeting anchors, although the latest contractual schedule should prevail over any public webpage. Sales material also describes the apartments as fully furnished with furniture and appliances. That can reduce the amount of fit-out work before occupation, but “fully furnished” is not a legal specification. The exact furniture package, appliance models, curtains, decorative items and exclusions should be checked against the schedule attached to the selected unit’s contract, especially if the purchase is intended for immediate rental after handover.
The main unresolved issue is timing, not project identity. Most current large portals put completion in 2029, and some current sales material specifies Q3 2029. A current Cornerstone project page, however, displays 2028. Raimon Land’s public microsite does not currently provide an unambiguous handover date on the page that would settle the conflict. We therefore use Q3 2029 as the working expected-completion field because it is the more consistently repeated current date, but it should not be treated as a contractual guarantee. The buyer needs the current SPA completion clause, permitted extension period, notice mechanism and remedies for delay. Public payment schedules deserve the same caution: several pages still reproduce contract and instalment deadlines from January and February 2026, which have already passed.

The extra floor area can support a work zone, more storage or a larger living room, but it remains a one-bedroom category in published material. Buyers should compare the actual plan rather than assume the extra space performs the same way in every layout.
The largest core category, with a wide internal size spread. Two Tait Pattaya apartments carrying the same two-bedroom label can therefore serve quite different uses, from an efficient city home to a more generous long-stay or small-family layout. Current listings include units around 85 sqm and above, so price and view need to be assessed against the exact floor and unit number.

- Public sales pages still reproduce payment deadlines from January and February 2026. Those dates have passed, so no current payment_schedule is entered in the registry; the buyer needs a newly issued schedule for the selected unit.
