Why this project is worth a look
Central without beachfront pricing
Euro Condominium's appeal is urban rather than beachfront. It sits around Pattaya 3rd Road and the Pattaya Klang side of Central Pattaya, where day-to-day shopping, healthcare, restaurants and cross-city transport are practical. A buyer planning to live in the unit for long periods may value that routine convenience more than a resort-style address.
Larger resale layouts
The building has one-bedroom units around 50–60 sqm and larger two-bedroom formats in the resale pool. That can deliver more usable space than many newer entry-level Pattaya condos, but there is no single standard condition or specification. The individual apartment matters more than the project's average description.
A building you can inspect
The project is long completed, so buyers are not underwriting construction delivery. They can inspect the lift, pool, parking, corridors, security and actual unit condition before committing. The trade-off is that age and maintenance history become more important than a developer warranty.
Quota shapes the deal
Current listings show both foreign- and Thai-quota units. For a foreign buyer, that difference can determine whether the apartment can be registered as foreign freehold. Quota status should be confirmed early, not treated as a paperwork detail after the price has been agreed.
Value is unit-specific
Low asking prices can be attractive, but Euro Condominium does not have a meaningful single project price. Renovation quality, furniture, view, floor, quota and seller motivation vary across resales. The useful comparison is between individual apartments with similar size and condition.

That matters because two apartments in the same building can have very different renovation standards, furniture packages, views, ownership quota and asking prices. Current listings include one-bedroom apartments around the 50–60 sqm mark, while detailed local project profiles describe larger two-bedroom layouts around 92–96 sqm. There are also resales that fall outside those typical descriptions, which is normal in an older condominium where apartments may have been altered, combined or reconfigured over time. Buyers should therefore treat the project name as the starting point and the individual title, floor plan and physical inspection as the real product.
The project sits in Central Pattaya near Pattaya 3rd Road, around the Paniad Chang sois and the Pattaya Klang side of the city. Big C Extra and the practical commercial core are close by, while the building itself is not a beachfront development. That distinction is important. Euro Condominium is better suited to someone who values everyday access to shopping, hospitals, restaurants and cross-city transport than to a buyer whose main goal is to walk directly onto the beach. Pattaya Beach and the seafront remain accessible within the city, but they are not the defining feature of the address. The project works as a city-base proposition: a central residential location where normal daily errands are relatively straightforward and the buyer is not paying specifically for a beach-road frontage.

The building has 88 units in a single low-rise block. Floor-count data is not clean enough to present as settled: several local sources describe seven floors, while FazWaz and Dot Property show eight. Completion timing is similarly inconsistent. Detailed Pattaya sources point to late 2007, whereas major property portals commonly show 2010 or November 2010. Rather than averaging those dates or guessing at a registration-versus-construction explanation, this dossier treats the building simply as completed and long established. For a buyer in 2026, that is the useful point. The transaction risk sits in the current physical condition, the condominium juristic person's administration, the selected unit's title and quota, and any outstanding common-area obligations—not in marketing promises about future delivery.
The developer history is not perfectly documented, but Euro Condominium is attributed to Ratanakorn Asset and a Thai company named Pattaya-Euro Condominium Co., Ltd. was registered in 2005. The project company address at 300/6 Moo 10, Nong Prue matches the corporate address published by Ratanakorn Asset, which makes the connection coherent with the group's wider Pattaya history. What is missing is an original launch contract or archived primary project page that spells out the legal relationship in contemporary terms. For a resale buyer, that gap is manageable: the legal purchase decision should rest on the selected unit's title deed, the seller's authority, condominium records and registered encumbrances rather than on developer branding alone.
Facilities are functional rather than resort-heavy. The common facilities include a communal swimming pool, parking, 24-hour security, CCTV and a gym or fitness area. A more detailed local profile adds the ground-floor lobby and reception area, resident mailboxes, an onsite juristic management office and a passenger lift. It also says the pool and sundeck are shared with the neighbouring Center Point Condominium. That shared arrangement is worth understanding during a viewing because it affects how the common area feels in practice. Older condominium facilities can still work very well, but their condition varies over time. Buyers should look at the pool, lift, car park, corridors, security operation and building management in person rather than treating a facilities checklist as a proxy for present-day quality.
The current resale market illustrates how wide the unit-level spread can be. On 8 September 2026, FazWaz showed an active 49.97 sqm one-bedroom apartment at THB 2.0 million under foreign quota and a 59.97 sqm one-bedroom apartment at THB 2.5 million under Thai quota. A recent 60.40 sqm two-bedroom unit had been marketed at THB 1.95 million but was already reserved, while local agencies also show larger two-bedroom apartments around 94–96 sqm at materially higher asking prices. Those figures should not be combined into a fictional project price list. They are separate resale offers. Condition, furniture, view, floor, ownership quota and seller motivation all matter. A low entry price can be attractive, but it only becomes meaningful after the legal status and physical condition of that specific apartment are checked.
Foreign ownership is a real unit-selection issue here, not a boilerplate legal paragraph. Thai condominium law caps aggregate foreign freehold ownership at 49% of the building's condominium area. Current Euro Condominium listings demonstrate both sides of that rule: some apartments are advertised in foreign quota and others in Thai quota. A foreign buyer therefore needs to verify that the chosen unit can actually transfer into foreign freehold at the Land Office. The condominium juristic person should issue the required foreign-quota confirmation for the transfer, and the buyer should also review the unit title, seller identity, any encumbrances and the certificate relating to common-area fees. If a unit is priced well but cannot be registered in the ownership form the buyer expects, the apparent bargain may not solve the buyer's actual objective.
The project makes the most sense for buyers who want a central Pattaya base with more internal space than many newer entry-level condominiums provide. It is less compelling for someone looking for a new-development experience, a beachfront address, a branded hospitality concept or a developer payment plan. The advantage of an established resale building is that almost everything important can be inspected before purchase: the exact view, noise at different times of day, the condition of common areas, parking reality and the quality of the apartment itself. The disadvantage is that there is no uniform product standard. A good Euro Condominium purchase is therefore less about buying the name and more about selecting the right individual unit, confirming the ownership quota and understanding the building's current management and maintenance position.

Euro Condominium resales appear in both foreign and Thai quota, so the selected unit's quota status and the juristic person's foreign-quota confirmation should be checked before a binding deposit or transfer.
