Centric Sea sits on Pattaya Second Road a few urban blocks from the beach. That gives it a city-first character: the sea is close, but the address also works through the surrounding shops, restaurants and central Pattaya infrastructure. Buyers who want a quiet resort directly on the sand may see the same location as a compromise, so the distinction between 'near the beach' and 'beachfront' should be made early.

Three building choices

A, B and C are meaningfully different products inside one project. The two high-rises offer a wide spread of floors and view angles, while C is a seven-storey low-rise with its own leisure areas. A practical shortlist should therefore start with building, orientation and floor before comparing asking prices; two similarly sized apartments can deliver very different living conditions.

Deep resale selection

With 999 units, Centric Sea produces a broad visible resale market, and the checked portals carried a large number of sale and rental advertisements. Listing volume is not the same as completed transaction volume, but it creates negotiating and comparison room. Buyers can screen renovation condition, furniture, view, floor and ownership status rather than accepting the first apartment that becomes available.

Foreign quota stock

Current listings include apartments explicitly marked for foreign ownership as well as Thai-name units. That is useful evidence that foreign freehold stock exists, but it does not make every apartment transferable to a foreign buyer. Price and quota status must be checked together, because some of the lowest asking prices in the project are attached to Thai-quota stock.

Rooftop amenity focus

The high-rise towers use their upper levels for the project's signature shared spaces: pools, fitness areas, lounges, gardens and steam/sauna facilities. These spaces can add value even for a lower-floor apartment that lacks a private sea view. Because the building is no longer new, the current maintenance and finish of those facilities should be inspected in person rather than inferred from launch material.

Centric Sea Pattaya is a completed SC Asset condominium complex on Pattaya Second Road in the central city. It is often presented as a single high-rise address, but the project is actually three separate residential buildings: Tower A at 44 storeys, Tower B at 32 storeys and low-rise Tower C at 7 storeys. SC Asset's own annual report confirms that configuration and a total of 999 residential units, plus two shophouses. That matters to a buyer because the experience is not uniform across the project. A high-floor apartment in A, a mid-level unit in B and a low-rise unit in C can have very different outlooks, lift dependence, proximity to facilities and day-to-day feel even though they share the same project name.

The physical address is 268 Pattaya Sai Song Road, Nong Prue, Bang Lamung, Chon Buri 20150. Centric Sea sits on Pattaya's second-road urban grid rather than directly on the sand. Detailed local reviews put Pattaya Beach roughly 400–500 metres away, so this is genuinely close to the seafront without being a beachfront building. The trade-off is straightforward: residents get a central city base with shopping, restaurants, entertainment and the beach within the surrounding grid, while buyers looking for a quiet first-line resort setting should not read the word 'Sea' in the project name as a description of the plot boundary.

Scale is one of the defining facts. Published building schedules give 451 units in A, 463 in B and 85 in C, matching the 999-unit project total confirmed by the developer's annual report. In practical terms, that large stock base creates a broad resale market. At the time of this review PropertyHub was showing more than 150 sale advertisements in the project. An advertisement count is not a transaction count and should not be treated as proof of liquidity or demand, but it does give a buyer something useful: enough visible stock to compare floor, orientation, renovation level, ownership quota and asking price instead of being forced into a single available apartment.

The exact completion year is one of the few basic facts that does not line up neatly across public records. FazWaz and several project profiles place completion in 2015, while PropertyHub and other detailed Pattaya sources use 2016 or Q1 2016. Rather than inventing a single date, it is more accurate to treat Centric Sea as a mid-2010s completed development and keep the discrepancy open. The practical consequence is clearer than the calendar debate: this is now a resale building, so the condition of an individual apartment depends on how it has been occupied, maintained and renovated over roughly a decade.

The original unit mix was built around one-, two- and three-bedroom homes. The most consistently repeated one-bedroom range is about 27.5–40.5 sqm, while two-bedroom layouts are commonly published at about 57.5–67.2 sqm. Three-bedroom data varies more materially, with project profiles showing figures from roughly 96–96.6 sqm through 99 sqm and up to 109 sqm. Current resale portals also sometimes label small units around 28 sqm as studios even though original project descriptions classified the entry product as one bedroom. For a resale buyer, the registered plan, measured area and actual internal layout are therefore more useful than the broker's category label alone.

Facilities are integrated into the three-building design rather than concentrated in one clubhouse. Detailed building descriptions place the main panoramic leisure areas of Towers A and B on their upper levels and rooftops, with infinity-edge pools, fitness areas, lounges, gardens and steam/sauna facilities. Tower C has its own lower-rise leisure zone with pool, gym, garden and lounge functions. Across the complex, recurring confirmed features include reception/lobby areas, lifts, parking, key-card access, 24-hour security and CCTV. These amenities are real features of the development, but a 2026 buyer should inspect their present condition rather than assume that launch-era specifications describe current maintenance quality.

Foreign ownership is a particularly important part of the resale comparison. Current Centric Sea Pattaya listings include units explicitly marketed under foreign quota as well as Thai-name units, showing that foreign freehold stock exists in the building. Thai condominium law still limits aggregate foreign freehold ownership to 49% of the condominium's unit area, so the ownership status of the selected apartment has to be verified with the condominium juristic person before transfer. The lowest visible asking price in the checked PropertyHub feed was around THB 2.0M, while a 32 sqm unit explicitly marked foreign quota appeared at THB 2.69M. Those figures are asking-price snapshots, not valuations, and they illustrate why quota status should be compared alongside price rather than after a unit has been chosen.

The most sensible way to read Centric Sea Pattaya today is as a mature central-city condominium with a lot of internal choice, not as a new-development proposition or a guaranteed investment story. Its appeal comes from location, a large resale pool, three different building formats and substantial shared facilities. Its constraints are equally concrete: high overall density, an ageing building envelope and interiors, ownership-quota differences between listings, and meaningful variation from one apartment to another. A good purchase here is likely to be won or lost at unit level — title, quota, floor, view, noise exposure, renovation quality and asking price — rather than by the project name alone.

Ownership format

The project is a registered condominium with freehold unit ownership. A foreign buyer can register freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area of the registered condominium; current Centric Sea Pattaya listings show both foreign-name and Thai-name stock. The selected unit's quota status and the condominium juristic person's confirmation should be checked before transfer. If foreign freehold is unavailable, any leasehold structure would need to be negotiated separately rather than assumed to be part of the project.

Original project profiles consistently describe a one- to three-bedroom mix, but current resale portals sometimes label the smallest roughly 28 sqm units as studios. Some sources extend two-bedroom layouts to 79 sqm, while three-bedroom figures range from about 96 to 109 sqm.
