Why this project is worth a look
Space is the differentiator
Prime Suites stands out because much of the resale stock is large by current central-Pattaya standards. Listings around 90–100 sqm for a studio or one-bedroom and 150 sqm-plus for two bedrooms create a very different living experience from a compact new-build unit. The trade-off is straightforward: more floor area also means a larger renovation budget, more air-conditioning load and higher area-based common fees.
A genuinely central address
Soi Pattaya Klang 4 gives the building a practical city-centre position with shopping and services nearby and routes toward both central Pattaya and Sukhumvit Road. The beach is not on the doorstep, so this is better suited to buyers who value urban convenience over beachfront atmosphere.
Only 55 registered units
The Department of Lands records a single building with 55 units. That scale can feel more private than a large resort condominium, but it also makes governance and financial discipline important. In a small building, future capital works are shared by fewer owners, so the juristic person’s accounts and maintenance planning deserve close review.
Foreign freehold exists
Current resale evidence includes units marketed under foreign ownership, which is useful for international buyers. Availability still depends on the building’s live 49% foreign quota and the title of the chosen apartment. The transferability of one listing cannot be inferred from another unit in the same project.
Condition beats brochure
A completed 2009 building should be judged on how it has been operated, not on launch marketing. Lift maintenance, water systems, pool condition, façade works, reserve funds and common-area management are all more relevant today than the original sales presentation. The conflicting public common-fee figures are a good reason to verify costs directly with the juristic office.

Prime Suites is a small completed condominium in central Pattaya, set off Soi Pattaya Klang 4 in Nong Prue. It is a very different proposition from the city’s newer high-density launches. Thailand’s official condominium registry lists one building with 55 registered units, while the main property databases place completion in 2009 and describe an eight-storey building. The practical appeal is therefore not a fresh developer package or a long amenity list. It is the combination of a central address, a relatively low unit count and unusually generous resale apartments. Current listings include homes around 90–100 sqm with zero or one bedroom and much larger two-bedroom units in the 150–180 sqm bracket. Buyers should approach Prime Suites as an established resale building where the quality of the specific unit, the condominium juristic person and the maintenance history matter more than launch-era specifications.
The published address is 248 Moo 9, Soi Pattaya Klang 4, Nong Prue, Bang Lamung, Chon Buri 20150, and the building sits by Pattaya 3rd Road at approximately 12.93546, 100.89747. Everyday shopping and central-city services are close at hand, with Foodland, Big C Extra and Harbor Mall in the surrounding area. Central Pattaya Beach is roughly 1.6 km away. This is useful for someone who values access to both the centre and the Sukhumvit side of Pattaya, but it is not a substitute for a beach address. A buyer whose priority is sea frontage, direct beach access or a resort-style coastal setting should compare other projects.

Prime Suites is also notable for the kind of stock that actually trades there. Instead of relying on a historical brochure, it is more useful to look at current resale evidence. Recent listings include a 93 sqm studio; one-bedroom homes at 92, 95, 101, 106 and 117 sqm; and two-bedroom apartments around 152, 153, 155, 172 and 180 sqm. These should not be treated as a complete original unit schedule because resale apartments may have been reconfigured over time and portals classify room types differently. They do, however, show the building’s real strength: buyers can find substantially more interior space than in many newer central Pattaya condominiums. That space can be attractive for full-time living, but it also increases common-fee exposure and renovation costs.
The shared facilities are conventional but useful. The building is consistently described with a communal pool, gym, lobby, parking, 24-hour security, CCTV, access control and lift service; several profiles also list a sauna and garden. With a building completed more than fifteen years ago, the existence of an amenity is only the first question. A serious buyer should inspect how well it is maintained, whether major equipment has been replaced, and whether the juristic person has enough cash and reserve funding for future repairs. For an older condominium, operating quality can have more impact on ownership experience and resale liquidity than the original amenity specification.
Foreign ownership is possible in principle, but it is unit-specific. Department of Lands guidance states that foreign ownership in a condominium cannot exceed 49% of the aggregate unit area in the building. Current Prime Suites listings include apartments explicitly marketed under foreign ownership as well as units shown in the Thai quota. That is evidence that foreign freehold ownership exists in the building, not a guarantee that every unit can be transferred into a foreign buyer’s name. Before paying a deposit, the buyer should confirm the current foreign quota with the condominium juristic person, check the title of the selected unit and verify the transfer route and source-of-funds documentation required for registration.
Pricing is fragmented because this is a resale market. As checked on 13 September 2026, the lower active asking-price anchor was about THB 6.413 million. Other portals simultaneously showed a range of roughly THB 6.8–11.5 million, individual units around THB 8.0 million and THB 11.5–11.6 million, and several local-agency listings from about THB 7.3 million upward. These figures are not directly comparable without looking at floor area, renovation, furniture, ownership quota, tenancy and floor level. A low headline price should therefore be treated as a market anchor rather than a project-wide price. The correct comparison is unit against unit, including the likely renovation budget and ongoing common-area charges.
One cost item needs direct confirmation because the public data conflicts. Current project profiles show common-area charges of either THB 50 per sqm or about THB 40 per sqm. The current juristic-person statement should take precedence over portal data. The buyer should also obtain a debt-free certificate for the selected unit before transfer and review recent meeting minutes or financial statements if available. In an older, relatively small condominium, an unexpected capital repair can be more material per owner than it would be in a much larger building, so understanding the reserve position is part of the purchase decision rather than an administrative afterthought.
Ownership format
A unit may be held freehold by a foreign buyer within the statutory 49% foreign ownership ceiling for the aggregate unit area of the condominium. Current Prime Suites listings show both foreign- and Thai-quota units, so the selected apartment's status must be confirmed before deposit.
Unit types & sizes
A current resale example shows a 93 sqm studio on the fifth floor. That is unusually large for a modern studio, so the registered floor plan and any internal reconfiguration should be checked rather than relying on the portal label alone.
