Central, not high-rise
Apus combines a Central Pattaya address with an eight-storey format, which is relatively unusual in a district dominated by denser urban development. It suits buyers who want Pattaya Klang, shopping and the beach within the wider daily catchment without living in a large tower. Noise and privacy still depend on the exact building, floor and orientation, so the unit visit matters.
Usable floor areas
The confirmed mix starts with 30–40 sqm studios and one-bedroom homes of 49–71 sqm, giving buyers more room than many newer micro-unit products. Size alone is not enough, however. Room shape, kitchen depth, storage, balcony usability and the quality of any later renovation should be judged in the actual apartment.
Inspectable resale
Because the project has been occupied for years, buyers can inspect the real pool, lifts, parking, corridors and management environment before committing. That removes construction-stage uncertainty but replaces it with building-age and unit-condition due diligence, which is exactly where the inspection should focus.
Foreign-quota stock
Current listings include units explicitly labelled Foreign Quota, including the THB 2.75M lower price anchor used here. That makes Apus a practical project for foreign buyers to screen, but quota status is never project-wide. The juristic person must confirm the selected unit before a deposit is treated as safe.
Pool-led layout
The two buildings are organised around a substantial shared pool and landscaped internal area. For residents who genuinely use the pool and gym, this is a meaningful part of the living environment rather than a decorative amenity list. Visit at different times of day to understand noise, occupancy and maintenance in practice.

Apus Condominium is a completed low-rise development in Central Pattaya, in the Nong Prue area around Pattaya Klang Road and Soi Paniad Chang. The project was completed in November 2010 and contains 158 units in two eight-storey buildings. For a buyer, that places Apus firmly in the mature resale market rather than the new-development market. The key questions are no longer about construction promises; they are about the condition of the chosen apartment, the common areas, building systems and day-to-day management. After sixteen years of individual ownership, renovations and furniture packages vary widely, so two units with the same stated size can require very different post-purchase budgets.
Apus was the first residential project of the group now operating as APUS Development Group, formerly Vareejinda Co., Ltd. The business was established in 2007 and later developed other Pattaya-area condominiums including Cetus, Del Mare and Andromeda. For a buyer, that lineage is mainly useful for confirming the project's identity and place within the developer's history. Older and current databases also contain a different developer attribution, Bellagio Development. Rather than guess away the conflict, this dossier uses APUS Development Group as the public developer brand and discloses the original legal-entity discrepancy separately.

For Central Pattaya, the project is relatively compact: two low-rise buildings, eight floors and 158 apartments. Those core figures recur across multiple independent project profiles and match the current market identity of the development. Land-area figures are less consistent, with public descriptions ranging from roughly 4.1–4.4 rai to 7,000 sqm. We do not convert or average conflicting inputs without primary land documentation, so land size is omitted from the registry. The more useful physical point is that the buildings are organised around a large internal pool and landscaped common area, which defines the project's layout.
The mapped address is 333/259 Paniad Chang, Nong Prue, Bang Lamung, Chon Buri 20150, with the condominium located around 12.93548, 100.89675. Central Pattaya Beach is roughly 1.5 km away, Foodland is about 190 metres away, and Big C Extra is one of the nearest major landmarks. Apus is therefore neither a beachfront building nor a self-contained resort isolated from the city. Its advantage is urban convenience: everyday shopping, local transport, services and the beach are all part of the wider Central Pattaya routine, with some errands walkable and others better handled by motorbike, taxi or car.
The confirmed original unit programme is broad for a low-rise development of its era: studios of 30–40 sqm, one-bedroom apartments of 49–71 sqm, two-bedroom homes of 66–84 sqm and three-bedroom apartments of 104–209 sqm. Resale listings sometimes sit outside those ranges, including a 230 sqm two-bedroom unit and multiple three-bedroom homes around 112–120 sqm. Those outliers should not be used to rewrite the original unit programme. Instead, they show why a buyer should inspect the actual floor plan and title details of the selected apartment, especially when a listing uses an unusual label such as duplex or quotes an exceptionally large area.
The common facilities are centred on the pool and practical residential use. Confirmed amenities include a large communal pool, jacuzzi, gym, landscaped areas, lobby or reception space, parking, 24-hour security, CCTV and key-card access. Public project data also lists two passenger lifts per building, an indicative parking ratio of about 50%, and a common-area maintenance fee of THB 40 per sqm per month. These figures are useful for screening, but a resale buyer should still obtain the current juristic-person fee schedule and confirm whether the chosen unit has any outstanding balance or special assessments.
The age of Apus is both an advantage and a due-diligence point. The advantage is visibility: the buyer can inspect the real level of maintenance rather than relying on renderings or a new-build specification. Pool condition, corridors, lobbies, lifts, parking and landscaping are all observable before purchase. The due-diligence point is that a 2010 building deserves a closer technical review than a recently delivered condominium. An agency source mentions repainting in 2021, but no recent official capital-maintenance report was found in the public material reviewed. Air-conditioning systems, plumbing, electrical work, windows, waterproofing, bathrooms and any signs of moisture should therefore be checked at unit level.
The resale market remains active in 2026. Around the end of August and start of September, major portals collectively showed dozens of listings, although active counts differed because of duplicate inventory and different listing rules. The range is wide, from 35–38 sqm studios to large three-bedroom apartments and individual units above 200 sqm. That makes a single 'project price' misleading unless it is paired with size, floor, condition, furnishing, view and ownership quota. The lower market anchor around THB 2.75M is a 35 sqm studio, while refreshed one-bedroom listings around 50 sqm were roughly THB 4.5M–4.8M and 113–118 sqm three-bedroom homes were around THB 9.9M–11.55M.
For a foreign buyer, the critical legal distinction is unit-specific quota status rather than building A versus building B. Current resale inventory includes apartments explicitly marked Foreign Quota, including a 35 sqm studio at THB 2.75M and larger three-bedroom homes, while other units in the same development are marked Thai Quota. Foreign freehold can only be registered within the statutory 49% foreign quota of the condominium's total unit area. A marketplace label is therefore a useful first filter, not final proof. Before paying a non-refundable deposit, the buyer should obtain confirmation from the condominium juristic person and review the seller's title documentation.
For owner-occupiers, Apus stands out more for central location and usable room sizes than for novelty. A 35–38 sqm studio is not exceptionally compressed, and many one-bedroom units sit around 50–76 sqm. Resale inventory also includes ground-floor pool-access apartments and upper-floor homes marketed with pool or city views. The trade-off is inconsistency: there is no single current finish specification across the project. Some apartments have been renovated, some retain older interiors, and some are sold with tenants in place. The viewing should therefore focus on the exact unit, its noise exposure, natural light, storage, air-conditioning, water pressure and what furniture is actually included.
For rental-oriented buyers, the central location and visible long-term rental market make Apus easy to understand, but no guaranteed return should be inferred. Property portals publish rental listings and sometimes display platform-generated yield percentages; those are automated estimates, not a developer or management-company promise. Actual performance depends on the purchase price, vacancy, agent commissions, furnishing quality, ongoing repairs, common fees and the owner's tax position. A stronger investment check is to ask the seller for the unit's real rental history and existing tenancy documents where available, then build the return case from those records.
Before closing on a resale unit, the buyer should request the title deed, seller identification or corporate documents, information on mortgages or other encumbrances, a debt-clearance certificate from the condominium juristic person, foreign-quota confirmation where relevant, and a written inventory of furniture and appliances included in the transfer. House rules matter as well: public project information states that pets are not allowed unless specifically permitted by the juristic office. In an established condominium, rules on pets, parking, renovation work, short-term letting and special assessments can have a bigger effect on daily ownership than the headline list of facilities.

A practical format for one full-time resident or a couple. Fresh late-August 2026 listings show examples around 50 sqm on upper floors, but finish, furniture and renovation history vary by owner, so price comparisons only make sense alongside actual condition.
Works for a couple needing a separate office or guest room, and for a small family. Fresh PropertyHub inventory includes 72 sqm units around THB 6.2M–6.8M; much larger atypical resale units also exist but should not be treated as the standard two-bedroom product.
