Local project sources typically quote about 700 metres to BTS On Nut, while DDproperty shows closer to 920 metres. For a daily commuter, that difference is meaningful, so the actual walking route should be tested rather than assumed.

Layouts need context

The original project material strongly supports a roughly 31 sqm studio, while the resale market includes much larger one- and two-bedroom configurations. Some may be combined or altered units, making the registered plan and title-deed area more important than the listing headline.

Quota is unit-specific

A freehold condominium does not make every resale unit automatically available for foreign freehold registration. Both Thai-quota and foreign-quota units appear in the transaction and listing data, so eligibility has to be confirmed for the exact unit at the time of transfer.

Age shifts the checklist

The building is more than a decade into operation. The key questions are now the condition of the apartment, common areas, building management, outstanding fees and maintenance history rather than construction progress or developer handover risk.

About the project

Regent Home 22 Sukhumvit 85 is an established resale condominium in Bang Chak rather than a new development still being sold by the developer. Thai project databases consistently place it on Sukhumvit 85, also called Soi Wattanakham 2, in Phra Khanong district. The scheme is made up of three eight-storey buildings. The unit count is not perfectly consistent across databases: Home.co.th, PropertyHub, BaanFinder and RealtyHub report 632 units, while DDproperty, FazWaz and several international portals report 634. We use 632 in the main record because it is repeated across several local project sources, but the discrepancy is preserved rather than silently reconciled. Completion data also varies. Most Thai property directories show 2014, while FazWaz and Hipflat use December 2013. The project identity itself is clear despite those two catalogue differences.

The developer is well supported by primary and secondary evidence. Regent Green Power’s own company history lists Regent Home 22 on Sukhumvit 85 among its 2013 projects, while Home.co.th, PropertyHub and DDproperty identify the same developer on the project profile. That matters because the Regent Home brand has many numbered developments around Bangkok and similar names are easy to confuse. The research here is limited to Regent Home 22 on Sukhumvit 85. Buildings A, B and C appear in resale listings as blocks within the same condominium; we did not find evidence that they were marketed as separate phases with their own legal identity, handover schedule or pricing structure.

The location is straightforward to understand, even though walking-distance figures vary by source. The address used by the majority of Thai sources is Soi Sukhumvit 85 (Soi Wattanakham 2), Sukhumvit Road, Bang Chak, Phra Khanong, Bangkok 10260. Condonayoo publishes a map coordinate of 13.704796, 100.606818 and describes the development as roughly 500 metres inside the soi from Sukhumvit Road. PropertyHub and The Agent put BTS On Nut at about 700 metres; DDproperty shows roughly 920 metres. In practical terms this is a walk-to-transit location, not a station-front building. A buyer who expects to use the BTS every day should still walk the route from the actual building entrance, because crossings, heat and rain matter more than a straight-line marketing number.

The project began at a genuinely low price point. Home.co.th retains a historic starting price of THB 975,000 and repeatedly documents the original 31 sqm studio format, but that launch price is no longer a useful guide to what a buyer pays today. By 2026 this is a secondary-market purchase. PropertyHub showed a 31 sqm studio advertised at THB 1.19M on 23 September 2026; FazWaz listed a 31 sqm studio at THB 1.28M on 28 September; DDproperty showed multiple 30–31 sqm units around THB 1.4M in late September. These are asking prices, not a uniform project price. Condition, building, floor, furnishings and ownership quota can all make two superficially similar units materially different purchases.

The resale stock is more varied than the original project literature suggests. Current listings include studios around 30–32 sqm, compact one-bedroom configurations around 31–35 sqm, larger one-bedroom homes around 42 sqm and 63–64 sqm, and two-bedroom units around 62–95 sqm. Buyers should not assume these are all original developer floor plans. At least one large current listing is explicitly described by FazWaz as a home created by combining three units, and an older condominium can accumulate owner-led alterations over time. For any non-standard layout, the title-deed area and the actual registered plan matter more than the bedroom label in an advertisement.

The amenity set is conventional and reasonably well corroborated. Multiple sources agree on a swimming pool, fitness room, lifts, parking, keycard or controlled access, CCTV and round-the-clock security. Some directories add gardens or other leisure features, but the detailed lists are not consistent enough to treat every extra facility as equally certain. We also did not find a reliable published number of parking spaces. Ongoing fees require the same caution: FazWaz currently states THB 24 per sqm per month, while one recent PropertyHub listing refers to THB 25 per sqm. Without a current juristic-person fee schedule, that should be treated as a working estimate rather than a confirmed contractual charge.

For a foreign buyer, the legal question is unit-specific. The condominium is marketed as freehold, but Thailand’s condominium rules limit aggregate foreign ownership to 49% of the total unit area in a registered building. Resale records for Regent Home 22 show both foreign-quota and Thai-quota units. Hipflat, for example, records several February 2026 transactions in foreign quota, while other transactions on the same project were Thai quota. A foreign buyer therefore cannot infer eligibility from the project name or from the fact that another unit transferred to a foreign owner. Before money is committed, the selected unit needs confirmation from the condominium juristic person that a foreign transfer can be registered, together with the banking documentation required for the transfer.

The investment case is best approached through observable resale and rental evidence rather than headline yield claims. The project has active sale stock, active long-term rentals and a visible transaction history on major portals. Around late September and early October 2026, advertised studio rents visible on the market ran roughly from THB 7,000 to THB 12,000 per month, while larger one-bedroom homes were advertised around THB 13,500 to THB 18,000. These are asking rents, not guaranteed income. Furnishing, condition, floor, exact layout, lease term and vacancy all affect the result. The useful exercise is to compare a specific purchase price against genuinely comparable rented units, not to rely on an automatically calculated project-wide yield.

For an owner-occupier, Regent Home 22 is a mature, budget-oriented Bangkok condominium with the advantages and trade-offs that come with age. Construction risk is no longer the issue. Instead, the due-diligence work moves to the condition of the unit, signs of water or mechanical problems, the quality of common-area maintenance, outstanding juristic-person fees, parking practicality and the seller’s title. With three buildings and more than six hundred units, one attractive listing does not describe the whole development. Views, corridor condition, noise and access can differ by block and floor, so comparing several available units within the project is more informative than treating the development as one homogeneous product.

Ownership format

The condominium is a freehold project. A foreign buyer can register the selected unit in their own name only while foreign ownership remains within 49% of the building's aggregate unit area; resale data for Regent Home 22 includes both foreign-quota and Thai-quota units, so eligibility must be confirmed for the exact unit before transfer.
