Why this project is worth a look
Inspectable, registered stock
The building is complete, the amenity areas can be walked through, and Grand Unity publishes a condominium registration number. A buyer can therefore test the actual route from the street, corridor condition, lift access, noise and the view from a specific unit instead of relying on a sales model. The only timeline wrinkle is documentary: the developer cites registration in October 2023, while major property portals use March 2024 as the completion date. That does not change the current completed status, but it is a reminder to read the title and transfer history of the particular resale unit rather than assume every date on a portal describes the same milestone.
Shared space is split by use
Building A is the quieter work-oriented side of the scheme, with co-working and meeting space; Building B carries the fitness and yoga functions. Both buildings have a private theatre, while the pool and gardens sit at ground level between them. This layout is useful for residents who actually work from the property because the project does not force work, exercise and social use into one room. The trade-off is that facilities occupy several residential floors. A unit beside a lift lobby or amenity access door can feel very different from one deeper in the corridor, so floor position deserves the same attention as orientation and view.
One-bedroom by design
Blue Sukhumvit 89 is not trying to cover every household type. The core homes are 24 sqm and 27.5 sqm one-bedrooms, with a 35–35.5 sqm Plus format adding a flexible room. Closed kitchens and sliding glass partitions make the small plans more usable than their headline area might suggest, especially for residents who cook regularly. But the Plus room should be judged physically. It can work as a study, nursery or occasional sleeping room; it should not automatically be valued as a conventional second bedroom with the same privacy, storage and furniture options.
Rail access beats parking
This project makes more sense for a BTS-led routine than for a car-dependent one. Independent reviews put On Nut and Bang Chak within about 500–600 metres and the surrounding retail cluster is close enough for everyday use. Parking is the counterweight: roughly 40% of units including tandem spaces. A household that expects a guaranteed bay, or owns two cars, needs to confirm the juristic person’s parking rules before committing. Conversely, a buyer who rarely drives may place much more value on having two Green Line stations within walking range than on the parking ratio.
About the project
Blue Sukhumvit 89 is a completed low-rise condominium in the Bang Chak–On Nut stretch of Sukhumvit, developed by Grand Unity. Its offer is unusually focused: 328 units across two eight-storey buildings, with almost the entire residential mix built around compact one-bedroom formats rather than studios or conventional two-bedroom apartments. The official schedule lists one-bedroom units at 24–27.5 sqm and a larger One Bedroom Plus at 35–35.5 sqm. That makes the project easy to read as a product. It is primarily for one or two occupants, couples, or buyers who value a manageable apartment close to the Green Line more than generous family space. The Plus layout adds a flexible extra room, but buyers who need two proper bedrooms should treat it as a different proposition rather than assume it behaves like a standard two-bedroom home.
The location works because it sits inside Soi Sukhumvit 89 while remaining within walking range of two BTS stations. A completed-building review places both On Nut and Bang Chak at roughly 500–600 metres, and notes that there is no project shuttle. That distinction matters: the rail connection is genuinely practical, but it is still a walk in Bangkok weather. The developer’s location material also places The Phyll at about 450 metres, Lotus’s On Nut at roughly 650 metres and Century at around 700 metres. Daily errands therefore do not depend on driving. Drivers, however, face a different constraint. Independent project reviews put parking at about 40% of units including tandem spaces, so households with a car should verify the actual parking rules and availability rather than assume every apartment has a dedicated bay.

A more distinctive feature is how the shared facilities are split between the two buildings. Building A is oriented toward work and quieter use, with co-working on floors 2–3, a meeting area on floor 4 and a private theatre on floor 7. Building B concentrates the active facilities, with fitness areas on floors 2–3, yoga on floor 4 and another theatre on floor 7. At ground level, landscaped walkways, a patio garden and a saltwater pool connect the buildings. Each building has two passenger lifts, and the finished-project review reports a maximum of 24 homes on a residential floor. None of that makes Blue Sukhumvit 89 a boutique project, but the distribution is useful: someone working from home does not have to share the same amenity zone as the gym traffic, and residents are not pushed toward a single overloaded clubhouse.
The apartments make a deliberate trade: limited floor area, but more separation than many small Bangkok condos. The completed-project review describes wide-front living spaces, large sliding glass partitions and closed kitchens. In the 24 sqm and 27.5 sqm one-bedroom plans, the kitchen is separated from the living area and sits next to the balcony, which gives cooking smells and moisture a direct route outside. The original developer package also leaned heavily on transformable furniture — storage under the bed and sofa, folding surfaces and a covered sink that can become extra preparation space. Those details are relevant when comparing usable space, but they should not be mistaken for a permanent project specification on the resale market. A 2026 resale unit may have been modified, refurnished or stripped back, so the actual inventory matters more than the old showroom package.
From a purchase-risk perspective, the strongest difference versus an off-plan scheme is that the asset can be inspected now. Grand Unity’s own page states that construction is complete and gives condominium registration No. 7/2566 dated 18 October 2023. FazWaz and Hipflat label completion as March 2024, so the sources are not perfectly aligned on the practical completion or handover month even though they agree the project is finished. Public asking prices also vary by channel. A PropertyHub listing updated on 24 September 2026 offered a 24.5 sqm one-bedroom at THB 2.6M, while the developer was still advertising remaining stock from THB 2.79M. FazWaz and independent reviews both place the common-area fee at THB 55 per sqm per month and the sinking fund at THB 500 per sqm. For a foreign buyer, the final ownership check is unit-specific: Thai law permits foreign freehold only within the 49% condominium quota, and we did not find a current public figure showing how much of that quota remains available at Blue Sukhumvit 89.
Ownership format
A foreign buyer can hold a condominium unit freehold within the statutory foreign-ownership quota, capped at 49% of the total unit area in a registered condominium. Quota availability is unit-specific and must be confirmed before transfer; a unit being advertised for sale does not by itself prove that foreign freehold is available for that unit.
Unit types & sizes
The smallest layout in the scheme. In the completed-project review, the sleeping and living zones are separated by a large sliding glass partition, while the kitchen is enclosed and sits next to the balcony for direct ventilation. It is most naturally a one-person or couple layout for buyers who want a real bedroom and a kitchen outside the main living room. Resale inventory needs a furniture check: the original package included space-saving storage and transformable pieces, but an individual owner may have changed or removed them.
The 27.5 sqm one-bedroom keeps the same overall concept but gives more breathing room around the living and storage areas. The completed-building review shows that door and bathroom positions can vary between subtypes, so two units with the same headline area are not necessarily interchangeable. The benefit of the extra space is practical rather than dramatic: easier furniture placement, a less compressed living zone and more tolerance for working or dining at home. Buyers should still request the exact unit plan instead of relying on the area alone.
The largest format adds a separate flexible room that can work as a study, nursery or occasional sleeping space. That makes it much more adaptable than the smaller one-bedrooms, especially for a couple with a child or someone working from home. The trade-off noted in the completed-project review is that the kitchen is not connected to the balcony as directly as in the smaller plans, so active cooking relies more on mechanical extraction. It can serve a small household well, but the extra room should not be mistaken for a full conventional second bedroom.
The developer groups 24–27.5 sqm under the one-bedroom category and lists 35–35.5 sqm as One Bedroom Plus. The finished-building review separates the stock into three practical size bands: 24 sqm, 27.5 sqm and 35–35.5 sqm. Resale titles can show small area variations, so these cards describe the project’s layout families rather than guarantee the exact registered area of an individual listing.
