Resale listings still commonly use Siamese Sukhumvit 87, while the hospitality operation at the same address trades as Ramada by Wyndham Bangkok Sukhumvit 87. The evidence points to one building rather than two neighbouring schemes: the original project microsite, the current Ramada website, Wyndham and major property platforms all converge on Sukhumvit 87 and the same core building data. For a buyer, the practical distinction matters more than the branding history. The asset being transferred is a condominium unit with its own title and juristic-person rules, not an abstract hotel room or a generic “Ramada investment.”

The physical project data is unusually consistent on the big points. Siamese Asset’s project site states one building, 25 storeys and 372 units, and the 372-unit / 25-floor configuration is repeated by FazWaz and other current project profiles. The building’s signature product is the duplex or double-volume apartment. Public descriptions refer to living areas with ceiling height of about 4.6 metres, and current resale inventory includes many compact units marketed as duplex or loft layouts. That is attractive if the buyer values vertical space, but it also creates a diligence issue: a dramatic double-height interior does not automatically mean the title-deed area is larger, so registered area, fitted mezzanine area and the actual physical layout should be reconciled unit by unit.

The location proposition is straightforward. The current hotel address is 9 Sukhumvit 87 Alley, Bang Chak, Phra Khanong, Bangkok 10260, just off Sukhumvit Road. Ramada’s own 2026 website describes BTS On Nut as roughly a 350-metre walk, while property portals often quote around 500–600 metres. Rather than treating one number as definitive, the useful conclusion is that the building sits within practical walking distance of the Sukhumvit Line and has road access directly from the Sukhumvit corridor. For an owner-occupier, that means daily mobility is not built around a car alone; for a landlord, it gives the unit a location that tenants can understand without relying on a future transport promise.

The hotel layer is operational today. Wyndham lists Ramada by Wyndham Bangkok Sukhumvit 87 as an active property, and the hotel’s own website describes 85 hotel rooms plus 60 serviced-residence rooms, a total of 145 hospitality keys. That figure is separate from the condominium’s 372 units. Open sources do not establish that every privately owned condo participates in a Ramada rental pool, receives the same hotel services, or can be placed into short-stay inventory. A resale buyer therefore needs to treat the brand as a real on-site operating component, but not as proof of a rental contract, guaranteed management or guaranteed income for the unit being purchased.

There is a functioning resale and rental market rather than only legacy developer stock. In late September and early October 2026, the major portals carried active sale and rental inventory, including compact duplex one-bedroom units around 29–40 sqm and larger two-bedroom units in the low-60s to low-70s sqm range. The lowest live price we could verify was THB 4.35M for a 31.62 sqm one-bedroom unit on the 16th floor. That number should not be read as a project-wide “starting price.” A distressed, urgent or unusually configured resale can sit below the rest of the building, and portals can duplicate the same unit through several agents. It is still a useful lower market anchor because it shows where actual advertised resale competition was sitting on the check date.

The main research issue is not scarcity of data but inconsistency in how unit area and completion timing are reported. The original project site publishes 37–42 sqm for one-bedroom units, 50–53 sqm for one-bedroom-plus units and 73 sqm for two-bedroom units. FazWaz and PropertyHub list smaller areas for the same labels: 29.45–33.59 sqm, 37.52–39.80 sqm and 63.16 sqm. Current listings display examples from both conventions. The public material does not explain whether this gap comes from mezzanine treatment, usable-versus-registered area or distinct layout series. The page therefore keeps the official project ranges in the main unit cards and flags the conflicting portal ranges explicitly instead of blending them into a misleading average.

For a foreign buyer, the ownership framework is more straightforward than it would be for a villa or landed property because this is a registered condominium. Thai rules permit foreign freehold ownership within the statutory 49% foreign quota measured by total condominium unit area. On a resale, however, that is a unit-level transfer condition rather than a generic project feature: the condominium juristic person must be able to certify quota availability for the selected unit at the time of transfer. An advertisement describing a unit as “freehold” is not a substitute for that confirmation. PropertyHub publishes a historical common-area fee figure, while the operating hotel confirms that the pool, gym, parking, dining and service functions are active. A resale buyer should still rely on the latest statement from the condominium juristic person rather than an old project profile: current common charges, sinking-fund obligations, seller arrears and access rules can change. For the same reason, this dossier does not turn advertised rents into a projected yield. Active rental listings show that there is a tenant market, but the net result depends on the actual purchase price, achievable rent, vacancy, management costs and the permitted rental format for that specific unit. The building has an established operating history; that is useful evidence of functionality, not a promise of financial performance.
