The condominium is complete and trades on the secondary market. A buyer can inspect the unit, lifts, corridors, pool, parking and actual access before committing. Risk has shifted from delivery to unit condition, building management and transaction documents.
Same-building price evidence

About the project
Chateau in Town Charansanitwong 96/2 is a completed low-rise CMC Group condominium in Bang O, Bang Phlat. CMC's own project page identifies two eight-storey buildings, 406 units, a site of 2 rai 3 ngan 16 sq.wah — about 4,464 sqm — and 141 parking spaces. The primary material is also more precise about the project company than most portals: the owner/developer is Phraya Panich Property within CMC Group. CMC's investor-relations page separately identifies Phraya Panich Property as its residential-development subsidiary. The registry therefore keeps the more specific Phraya Panich Property Co., Ltd. (CMC Group) attribution rather than flattening the project into the listed parent company's name.
This is no longer a developer-launch story. CMC places the project's launch in 2016, while major live-market databases consistently use 2017 as the completion year. PropertyHub, DDproperty, Dot Property and Hipflat converge on two buildings, eight floors, 406 units and 2017 completion. Thailand's Smart EIA Plus database shows the condominium juristic person, registration number 0994002369856, at 152 Soi Charansanitwong 96/2. Its public owner card does not display the juristic registration date, so 2017 is used as the best-supported building-completion year, not as an invented legal-registration date.

The launch unit mix is compact: one-bedroom units from 29.85 to 37.50 sqm and two-bedroom units from 37.40 to 47.60 sqm. Secondary listings occasionally show bedroom labels or sizes outside those launch ranges, including two-bedroom units around 59 sqm. Those records should not be normalised into a new project-wide typology; they can reflect alterations, combinations or broker classification. The secondary market remains active in 2026. PropertyHub and DDproperty show compact one-bedroom asking prices around THB 1.70M at the lower end. Rental listings commonly cluster around roughly THB 8,500–12,000 per month for smaller one-bedroom stock and around THB 12,000–13,000 for a number of two-bedroom offers, while Dot Property displays a wider live range. These are asking prices, not closed transactions or guaranteed realised rents.
The location is practical rather than station-front. CMC cites roughly 1 km to Bang O MRT and around 1.2 km to Yanhee Hospital; an older DDproperty project review placed Bang O at about 900 m. The development itself sits roughly 160 m inside Soi Charansanitwong 96/2 from the main road. Different portals sometimes label Bang Phlat or Bang Pho as the nearest station and publish different distances, so this dossier keeps the more conservative Bang O framing from developer and early project material.
Parking deserves more attention than a generic facility tick. CMC states 141 spaces, or about 34% of the 406-unit count. That ratio does not establish an allocated space for any particular unit, nor does it explain current resident, visitor or motorcycle rules. A car-owning buyer should ask the juristic office how parking actually works today and inspect evening occupancy.
The reliably supported common facilities include the pool, fitness area, landscaped space, lifts, parking, access control, CCTV and 24-hour security. CMC's own material specifically lists an automatic vehicle barrier, access key card, CCTV, video door phone and digital door lock. Longer generic portal facility lists are not treated here as verified specifications without cross-checking.
For a foreign buyer, the central legal question is unit-specific quota availability. Thai government guidance describes the foreign-ownership limit for registered condominiums and requires a letter from the condominium juristic person confirming the foreign proportion for the transfer process. Smart EIA Plus confirms the juristic person for this development but does not publish the remaining foreign quota. A portal label saying freehold is therefore a tenure clue, not proof that the exact resale can be transferred into foreign freehold today.
Ownership format
This is a registered condominium. A foreign buyer can take freehold title only while the building remains within Thailand's statutory foreign-ownership limit at the date of transfer. Government guidance requires a confirmation letter on the foreign proportion from the condominium juristic person for the transfer process.
