Accessible entry pricing
The THB 1.69M lower anchor appears both in current Grand Unity marketing and in recent resale stock. That places the project toward the affordable end of Bangkok’s completed-condominium market. The trade-off is compact size, so price should always be read alongside usable layout, condition and building position.
Completed but still recent
Completion in 2023 removes construction-delivery uncertainty without putting the building into older stock. Buyers can inspect the actual common areas and unit before purchase. Management quality, reserve funds and early maintenance history are now more relevant than the original launch presentation.
Lasalle, not inner Sukhumvit
The project works best for people who genuinely want Bang Na and eastern Bangkok. Si La Salle station is nearby but not at the entrance, and BTS Bearing is farther away. In return, buyers get a lower entry price and road connectivity across Sukhumvit, Srinagarindra and Bang Na–Trat.
Observable rental competition
There is enough live rental stock to benchmark an individual unit against real alternatives. Compact apartments were commonly asking around THB 9,500–12,000 per month in early October 2026. That supports a unit-level underwriting exercise, not a guaranteed project yield.
About the project
Blue Sukhumvit 105 is a completed low-rise condominium by Grand Unity in the Lasalle area of eastern Bangkok. The Sukhumvit name can be misleading if read as shorthand for the inner-city Sukhumvit corridor: the project sits in Bang Na, on Sukhumvit 105/Lasalle Road, closer to Srinagarindra Road and the Yellow Line than to central Sukhumvit. That can be a sensible location for residents working around Bang Na, Srinagarindra, Udom Suk, BITEC or nearby schools and offices. Someone commuting daily to Asok or Phrom Phong should judge the address by the actual door-to-door journey, because the building is not attached to a rail station.
Project identity is unusually well documented. Grand Unity’s own current page states a land plot of 3 rai 1 ngan 18 square wah, two eight-storey buildings and 387 residential units, split into 202 in Building A and 185 in Building B. FazWaz, PropertyScout and established Thai project-review sites repeat the same configuration. Some listing databases show a zero in their structured total-unit field, but that is clearly a data-quality issue rather than a genuine uncertainty about the development. The condominium was completed in 2023 and is now marketed as ready to move in. FazWaz and other project databases place completion in February 2023, while Grand Unity continues to list it among completed stock. That gives buyers the advantage of inspecting the real building instead of underwriting construction delivery. Common areas, lift operation, actual outlooks and the feel of each building can all be checked before committing. The remaining due diligence has shifted to the unit itself: developer stock and private resales can carry different contracts, furniture packages, transfer-cost arrangements and ownership circumstances even when the floor plan looks identical.
The unit mix is deliberately compact. Grand Unity publishes one-bedroom units from 24 to 32.5 sqm and one-bedroom-plus layouts from 31 to 35.5 sqm. Detailed completed-building reviews show recurring sizes around 24–24.5 sqm, 28–28.5 sqm, 32.5 sqm and larger variants reaching 35.5 sqm. This is not a family-focused project with broad two- and three-bedroom inventory. Its proposition is a relatively accessible entry price in a newer building. The trade-off is that every metre matters: storage, kitchen separation, furniture placement and the exact shape of the living area can have more impact on day-to-day comfort than the difference between two marketing labels.
Pricing is currently easy to benchmark because both developer marketing and the resale market are visible. Grand Unity advertises the project from THB 1.69 million. In early October 2026, PropertyHub carried a roughly 24.4 sqm unit at the same THB 1.69 million level, while other compact units around 24–29 sqm were asking roughly THB 1.75–2.35 million and above. DDproperty also showed recent stock starting around THB 1.75 million for 24 sqm. These are useful market anchors, not transaction evidence. A lower asking price may reflect building, floor, view, furniture, tenancy history or seller urgency, so the cheapest visible unit should not automatically be treated as the best value.
The rental market provides another useful reality check. PropertyHub listings refreshed in early October 2026 showed compact units around THB 9,500–12,000 per month, with some higher asks. That is enough evidence to build a unit-specific rental case, but not enough to claim a project-wide yield. A buyer needs to match the selected apartment to comparable rentals of similar size and condition, then allow for vacancy, agency fees, furnishing, maintenance and owner costs. The advantage of a completed project with active listings is transparency: prospective landlords can observe competing units rather than relying on a projected rent in a sales brochure.
The common-area package is stronger than a bare-bones budget building. Grand Unity lists a saltwater pool, gym, co-working space, meeting room, game room, badminton court, landscaped areas, smart parcel lockers and EV charging. Earlier project reviews reported parking at about 41% of the unit count including tandem spaces. That number matters for an owner who drives. Two eight-storey buildings may feel low-rise, but 387 apartments still create meaningful parking demand, and a published percentage is not the same as a guaranteed bay for each unit. Buyers who depend on a car should ask how spaces are allocated and visit at a busy residential hour.
Location is a clear price-versus-convenience trade-off. The development is on Lasalle Road at Soi Lasalle 57, opposite La Salle Bangkok School. Si La Salle station on the Yellow Line is not at the entrance; independent project profiles place it at roughly 1.2 km. The other end of Lasalle connects toward Sukhumvit Road and BTS Bearing, but that station is not a doorstep option either. By car, the area benefits from connections between Sukhumvit, Srinagarindra and Bang Na–Trat. The address therefore makes most sense for buyers who actually use the eastern Bangkok network, rather than those attracted simply by the word Sukhumvit in the project name.
For a foreign buyer, the ownership route is conventional condominium freehold rather than a land structure. Thai rules cap foreign ownership at 49% of the aggregate unit area in a registered condominium. What matters at transfer is the live foreign quota, not just a portal label saying freehold. Government guidance requires confirmation from the condominium juristic person that the statutory foreign proportion is not exceeded. The selected unit’s title, seller authority, debt-free certificate, encumbrances and payment documentation should be checked as part of the same process.
Taken as a whole, Blue Sukhumvit 105 is best understood as an affordable completed condominium in Lasalle with compact layouts, a relatively recent building and active sale and rental markets. It can suit an owner-occupier who actually wants Bang Na, or a long-term landlord who buys at a disciplined entry price. It is less compelling for someone who needs a station at the doorstep, a large family unit or central Sukhumvit walkability. The project name is not the investment thesis. The real decision comes down to the exact unit price, condition, building position, parking needs and achievable rent relative to competing apartments in the same development.
