Why this project is worth a look
Interchange on foot
Tao Poon is the meeting point of the Blue and Purple MRT lines, and the project is about 400 metres from the station. That is a meaningful transport advantage for a resident who actually uses rail. A buyer should still walk the route personally: pavement quality, crossings, heat, traffic noise and the most convenient building entrance affect the experience more than a map distance alone.
Comparable market evidence
The building has enough live resale and rental advertising to benchmark an individual unit instead of relying on a broker's broad area estimate. A THB 1.99M compact resale was still visible on 7 October 2026, while October rental asks showed many one-bedrooms around THB 9,500–13,000 and two-bedrooms around THB 20,000–23,000 per month. These are asking figures, not guaranteed achievable rents, but they give a buyer a concrete negotiation set.
Finished building evidence
Completion in 2017 means construction delivery is no longer the central risk. The buyer can inspect lift performance, common areas, security, pool and gym condition, corridor upkeep and the actual apartment. That makes the decision more evidence-based, although it also means maintenance history and the condominium juristic person's finances matter more than they would in a brand-new launch.
Unit selection matters
With 773 homes in one tower, the project name alone does not tell you enough. Floor, orientation, view, renovation quality, tenant history, title position and foreign-quota availability can separate two otherwise similar units. The right workflow is to shortlist the project first, then underwrite the specific apartment rather than assuming every listing carries the same risk and value.
About the project
The Stage Taopoon - Interchange is best approached as an established Bangkok resale building rather than a developer launch. Real Asset completed the 36-storey tower in 2017, with 773 residential units plus four commercial units. Project disclosure reproduced by Home.co.th identifies condominium registration No. 9/2560 and land title deed No. 1568. That changes the buyer's job completely: the key questions are no longer whether the promised tower will be delivered, but how the building is being run, what the selected unit looks like today, whether its title and foreign-quota position work for the buyer, and how its asking price compares with live resale stock.
Location is the clearest part of the proposition. Tao Poon station is roughly 400 metres away and Bang Pho about 500 metres, with Tao Poon connecting the Blue and Purple MRT lines. Gateway at Bangsue is also close enough to be part of day-to-day life rather than a car trip. The project fronts Pracha Rat Sai 2 Road in Bang Sue, an urban residential area whose appeal is more about practical transport and local services than central-Bangkok nightlife. For a resident who expects to commute by rail, the interchange matters. For a buyer who drives everywhere, the building's parking situation deserves more attention because published figures disagree on the effective parking ratio.

This is a sizeable single-tower condominium. The project has 773 homes and published sources consistently refer to four passenger lifts plus one service lift. The amenity package is substantial for a building of its age: a saltwater pool of about 8 by 25 metres with a children's section, fitness facilities, sauna, reading space, shared work or meeting space, landscaped areas and a rooftop garden. Older building reviews describe the ground level as lobby, retail and some parking, parking concentrated on the lower podium levels, and the main leisure deck on level 7 where residential floors also begin. A viewing should therefore include the building at a busy time, not just a five-minute look at the apartment. Lift waiting times, common-area maintenance, pool and gym condition, ventilation around parking levels and the general standard of the juristic office are all observable today. Parking deserves its own check because published capacity figures are inconsistent and the practical allocation rules matter more to a car-dependent resident than the headline amenity list. An evening weekday viewing is useful here: it shows how busy the parking decks and lifts become when residents are actually coming home.
The core unit mix is straightforward: one-bedroom layouts at 26.30 and 33.20 sqm, and two-bedroom layouts at 56.10 and 61.40 sqm. Historic material mentions a handful of unusual 40 sqm and roughly 70 sqm layouts, but these do not form part of the current core plan set, so they should be treated as exceptions rather than standard product. The smaller one-bedrooms are fundamentally compact city apartments. A buyer considering them should pay close attention to storage, kitchen usability, washing-machine position, light and the exact outlook because a few square metres make a noticeable difference at this size. The two-bedroom stock offers a more conventional full-time living format, but resale condition and furniture can vary widely between owners.
There is visible trading activity. When checked on 7 October 2026, a one-bedroom 26.63 sqm resale ask at THB 1.99M was still active, with other compact units appearing around the low-to-mid THB 2M and THB 3M range. A 56.75 sqm two-bedroom was offered at THB 4.399M, while other two-bedroom asks were higher. These are asking prices, not recorded transactions, and the cheapest listing may reflect an urgent seller, original-condition unit or another unit-specific factor. The point is not to declare a 'market value' but to give a buyer a live comparison set before negotiating.
Rental listings provide another useful reality check without turning the project into a yield promise. On 7 October 2026, PropertyHub showed one-bedroom asks around THB 9,500–13,000 per month for many 26–33 sqm units and two-bedroom asks commonly around THB 20,000–23,000 for roughly 56–60 sqm apartments, with outliers in both directions. Those figures are advertised rents only. Net performance depends on vacancy, furnishings, agent fees, repairs, taxes and whether the owner self-manages. What matters for due diligence is that both sale and rental comparables are easy to find, giving a prospective owner enough evidence to test an agent's assumptions rather than accepting a generic return forecast.
Running costs are relatively transparent in the published project data. The stated common-area fee is THB 37 per sqm per month and the sinking-fund contribution is THB 500 per sqm. The sinking-fund figure is primarily a project-transfer reference, while a resale buyer should focus on the juristic person's current accounts: whether common fees have changed, whether there are special assessments, whether the selected unit has outstanding charges and whether major repairs are planned. A building delivered in 2017 is old enough for maintenance quality to matter materially, but still young enough that a well-run common-property programme can preserve the everyday experience.
Foreign ownership needs to be checked at unit level. Thailand permits foreigners to own condominium units in freehold as long as foreign ownership remains within 49% of the building's total condominium area, and the juristic person issues the quota confirmation used for transfer. That means a portal describing a resale unit as 'freehold' is only a starting point. The buyer still needs confirmation that foreign quota is available for the transfer, as well as the required bank evidence for funds brought into Thailand. This is a normal part of a Bangkok condo purchase, but it should be settled before a non-refundable deposit is paid.
One current-data issue is worth separating from the resale market. Public information about remaining developer stock conflicts: one live channel still advertises the 'last 2 units' from THB 4.9M, while another source updated in September 2026 marks developer sales as closed. Until the developer confirms stock directly, those messages should not be blended into one confident statement. For practical purposes, The Stage Taopoon - Interchange already functions as a completed secondary-market condominium. Its strongest case is rail connectivity plus a broad set of live comparables; its main diligence points are building management, parking, the exact unit's condition, foreign quota and the legal and financial details of the resale transfer.
Ownership format
A foreign buyer may hold a condominium unit in freehold provided the building remains within Thailand's 49% foreign-ownership quota by condominium area. For the chosen resale unit, the condominium juristic person should confirm that foreign quota is available before transfer; a portal's 'freehold' label on an individual listing is not enough on its own.
Unit types & sizes
The core compact product. It suits a single resident or couple prioritising rail access and a lower entry ticket, but the exact layout, storage, kitchen arrangement, outlook and renovation condition matter a great deal at this size.
A more conventional full-time home for a couple, small family or buyer needing a separate work room. Resale examples around this size vary materially in price and condition, so comparing several units within the same type is especially useful.
The current core plan set contains four layouts: 26.30 and 33.20 sqm one-bedrooms, plus 56.10 and 61.40 sqm two-bedrooms. Historic reviews mention a very small number of roughly 40 sqm and 70 sqm variants, but they are not treated here as standard stock unless a specific resale unit confirms them. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.99M for a 26.63 sqm one-bedroom resale listing on PropertyHub that remained in the project's live sale results when checked on 7 Oct 2026. This is a lower asking-price anchor from the current secondary market, not a project-wide average; availability, condition, ownership eligibility and deal terms need to be checked for the selected unit.
- Completed: 2017
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Best for: Buyers who want a completed condominium near an interchange and prefer inspecting a real operating building rather than underwriting construction promises.; A buyer entering around the low-THB-2M level who is comfortable selecting and negotiating an individual resale unit rather than buying standardised developer stock.; An investor who wants plenty of live sale and rental comparables inside the same building to challenge broad broker assumptions.; A single resident or couple for whom 26–33 sqm is workable and rail connectivity matters more than generous internal space.; A two-bedroom buyer willing to compare multiple 56–61 sqm resales and review the condominium's management before committing.; may not suit: Anyone specifically looking for a low-density or boutique condominium: this is a 773-unit single tower.; A car-dependent buyer who requires a guaranteed parking solution; published sources disagree on the effective parking ratio and the specific unit's rights need checking.; A buyer who only wants clearly documented remaining developer inventory, because public sources currently conflict on whether any primary units are still for sale..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Street numbering conflicts across sources: most current project databases use 318 Pracha Rat Sai 2 Road, while Hipflat shows No. 232. Real Asset confirms the road but does not expose a street number in the text block. No. 318 is the more common map and database address, but the selected unit's legal address should be checked against its title documents.
- Published parking figures conflict. Yusabuy lists 340 spaces, or about 44%, rising to roughly 50% with additional parking around the building, while an earlier Reviewyourliving report stated 447 spaces. The current parking rules and the selected unit's practical access to spaces should be confirmed.
- Remaining developer inventory is unclear: Real Asset's live page advertises the 'last 2 units' from THB 4.9M, while Home.co.th, updated 18 Sep 2026, marks developer sales as closed. Until confirmed directly, the project should be treated as an active resale market rather than dependable primary stock.
