Why this project is worth a look
A resale asset, not a launch
There is no construction-delivery wait to underwrite here. The tower exists, common areas can be inspected and both sale and rental listings are active. The due-diligence burden simply moves elsewhere: the selected unit’s condition, the seller’s title, outstanding juristic-person charges, building accounts and any planned major works become more important than the original sales material.
A small high-rise by unit count
The building has 172 units across 24 floors rather than hundreds of apartments spread through several towers. Project databases also report two passenger lifts plus one service lift, and launch material put parking at roughly 80% including tandem spaces. Those are useful operating facts, but a viewing should still test actual lift waiting times and the condominium’s current parking allocation rules.
More than compact one-beds
The layout ladder starts at 33.5 sqm but does not stop there. Larger one-bedroom units reach 49 sqm, two-bedrooms run to 78.5 sqm and the original penthouse range reached 117 sqm. That gives owner-occupiers a real choice between a lower entry price and more usable internal space without changing buildings, which is often more relevant than comparing headline amenities across several projects.
An observable rental market
Fresh listings on 1–2 October 2026 showed one-bedroom asking rents broadly around THB 17,000–23,000 per month and two-bedroom asks around THB 30,000–45,000. These are advertised rents, not achieved rents or guaranteed returns, and duplicate agency listings are visible. Even so, they provide a current market reference for unit selection and help a buyer test whether a purchase price is sensible against real competing stock.
Unit selection drives value
A single ‘from’ price hides most of the decision. Recent asks ranged from THB 3.79M for a 35 sqm one-bedroom to THB 5.69M around 45.9 sqm and roughly THB 9.9M for 78.4 sqm two-bedroom stock. Floor, refurbishment, river outlook, furniture package and title eligibility can justify very different numbers inside the same building, so comparable units matter more than the project average.

Chewathai Residence Bang Pho is an established resale condominium on Pracha Rat Sai 2 Road in Bang Sue, Bangkok. It is a single 24-storey tower with 172 residences, developed by Chewathai. The project was launched in 2015 and is no longer a developer-sales story: construction is complete and the developer’s inventory has been sold out. That matters more than the age label. A buyer today is purchasing a specific privately owned unit, so the decision turns on that unit’s title, foreign-quota eligibility, physical condition, furnishings, view, juristic-person accounts and the seller’s terms rather than on a launch brochure.
The unit mix is unusually broad for a building of this size. Published plans run from 33.5–36 sqm one-bedroom Type A units to larger 42.5–49 sqm one-bedroom Type B layouts, 68–78.5 sqm two-bedroom units and 95.5–117 sqm three-bedroom penthouses. Current resale supply is much more visible in the one- and two-bedroom categories than at the top end. On 2 October 2026, active listings included a 35 sqm one-bedroom asking THB 3.79M, a 45.9 sqm one-bedroom at THB 5.69M and 78.4 sqm two-bedroom listings around THB 9.9M. Those figures describe individual asks, not a project-wide price list, and the spread is a reminder that floor, renovation, outlook and seller motivation matter.

The location is anchored by Bang Pho MRT and the Pracha Rat Sai 2 corridor. Project pages quote slightly different walking distances to the station, roughly from 80 metres to 300 metres depending on the mapping point and route, but all of them place the building within a short walk. The Chao Phraya River is close and river outlooks were part of the original positioning. Buyers should treat that as a unit-level attribute rather than a building-wide entitlement: orientation and floor determine what a particular apartment sees, and future surrounding development can change an open view.
The building’s common facilities are concentrated partly on the upper floors. The swimming pool is on level 23 and the gym on level 24; published project material also lists a steam room, landscaped sky or pocket gardens, a business lounge or meeting area, lobby, controlled access, CCTV and 24-hour security. Launch-era sources put parking at about 80% including tandem spaces. That is a useful ratio for a 172-unit high-rise, but it should not be read as one guaranteed bay per title. A buyer who relies on a car should confirm the current parking rules, sticker allocation and any separate rights attached to the unit.
Published management figures commonly show a CAM charge of THB 50 per sqm per month and an original sinking-fund contribution of THB 500 per sqm. In a resale purchase, however, the historic launch figure is less important than the condominium juristic person’s current position. The practical documents are the seller’s fee status, the debt-free certificate required for transfer, the latest budget and meeting resolutions, any special assessments and the condition of major common assets. A completed building removes construction-delivery uncertainty, but it replaces it with operating-history questions that can be checked before purchase.
Foreign ownership needs a separate unit-level check. Thailand’s current condominium framework still limits aggregate foreign freehold ownership to 49% of the total unit area in a registered condominium. Project portals describe Chewathai Residence Bang Pho as freehold, but we found no public source showing the building’s live foreign-quota balance on 2 October 2026. A resale unit can therefore look straightforward in an advertisement and still require quota confirmation before a foreign buyer can take freehold title. The safest reading is simple: the building supports freehold ownership, while eligibility of the selected unit for a foreign purchaser remains transaction-specific.
Ownership format
The project is a registered freehold condominium. A foreign buyer can hold a unit in freehold only while the building remains within Thailand’s foreign ownership quota, capped at 49% of the aggregate unit area. Quota availability must therefore be confirmed for the specific resale unit before funds are committed and the transfer is registered; we did not find a public, current foreign-quota balance for Chewathai Residence Bang Pho as of 2 October 2026.
Unit types & sizes
The compact entry format and the lowest-budget route into the building. Resale asks for these units sit at the lower end of the project, although floor, condition and outlook still create a wide spread between otherwise similar sizes.
A materially larger one-bedroom format. Current listings around 45–48 sqm make this category relevant to buyers who want a separate-bedroom layout with more day-to-day space but do not need a second bedroom.
The main family-sized category. Fresh listings cluster around the low-70s to 78.4 sqm; advertised rents are materially above one-bedroom levels, but that should not be converted into a yield claim without a real acquisition price and an achieved lease.
The largest original layout category. Three-bedroom stock is much less visible in current mainstream listings than one- and two-bedroom units, so availability, actual internal area and any alterations need to be checked against the specific title and floor plan.
The published launch mix covered 15 sub-layouts within four headline categories: smaller and larger one-bedrooms, two-bedrooms and three-bedroom penthouses. Resale portals occasionally show areas outside those original bands, including examples around 67 sqm or 129.6 sqm. That may reflect measurement conventions, alterations, combined space or listing error; those outliers should not be treated as additional official unit types without checking the unit title and approved plan. Different property databases publish different street numbers, so the main address deliberately omits a house number; coordinates 13.806306, 100.522390 match the project point published in an independent site review.
- Bang Pho MRT is within a short walk. Published distances range roughly from 80 metres to 300 metres depending on the entrance, mapping point and route. The variation is best treated as a measurement difference rather than a genuine location conflict.
- Tao Poon, the interchange between the Blue and Purple MRT lines, is also nearby. That gives residents another network connection, although actual journey times still depend on destination and transfer pattern.
- The Chao Phraya River is close to the project and current high-floor listings still use river outlooks as a unit-specific selling point. Buyers should inspect the actual view from the selected apartment rather than assume every unit has the same exposure.
- Project and location profiles point to established surrounding services including Bang Pho Hospital, Yanhee Hospital and larger retail options in the Prachachuen and Samsen area. The value proposition is therefore urban connectivity and an existing neighbourhood rather than a self-contained compound.
- Vehicle access is from Pracha Rat Sai 2 Road. Buyers who drive daily should use the viewing to test the real entrance, turning space, guest-parking practice and tandem-parking rules; the historic 80% parking figure alone does not answer those operational questions.
