The developer quotes roughly 300 metres to Sena Nikhom BTS and about 600 metres to Ratchayothin. Those are distances that can make the Green Line part of a normal commute rather than a backup option. Still, the map is not enough: walk the route, check road crossings, shade, station exits and how comfortable the approach feels at the time of day you expect to use it.

You can inspect reality

This is a completed, occupied building, so a buyer can judge the tower instead of a rendering. Compare several units, listen for road and neighbour noise, test lift waiting time and look at the condition of the pool, gym and corridors. Resale buying is strongest when you use that visibility; a beautifully furnished unit should not distract from the building condition or legal documents.

That gives buyers useful internal comparison: similar units can be judged by price, floor, view, fit-out and tenure rather than in isolation. For someone who wants a practical north-Bangkok base, that is the core proposition: the building sits in a lived-in urban district with rail access, university demand, hospitals, local food and larger retail within the same part of the city rather than relying on a future infrastructure story.

The site is a little over four rai, with apartments arranged mainly on floors 5–23 and 25–30. The ground floor carries a mix of everyday shared spaces, the juristic office, children’s and learning areas, utility rooms and some parking; floors 2–4 are used for parking and building services. The project has about 200 conventional parking spaces excluding tandem parking. For a 546-unit tower, that is a meaningful constraint for households that expect to keep more than one car or rely on driving every day. A buyer who cares about parking should treat the headline number as the start of the question, not the end: current allocation rules, overnight occupancy, guest parking and whether spaces are assigned or managed by the juristic office are all more relevant to daily life than the original launch brochure.

There are additional garden and social areas lower in the building. Putting the major leisure facilities high in the tower gives them a more open outlook and keeps the ground level from carrying the entire recreational load. The trade-off is scale. Five hundred and forty-six homes share the building, served by three passenger lifts plus one service lift. On a resale inspection, the useful questions are therefore operational: how long do lifts take at busy times, is the pool maintained well, are the changing and sauna areas still pleasant, and do residents actually use the communal rooms? In a completed project, those observations say more about ownership quality than a long amenity checklist.

Apartment sizes are compact and clearly oriented toward urban living. The layouts include studios at 24, 26 and 28 sqm; one-bedroom plans at 28, 31 and 32 sqm; and two-bedroom plans around 36 and 46 sqm, while the overall range reaches 46.5 sqm. A studio or one-bedroom can make sense for a single resident or couple who values the transport link and district over internal space. The immediate location has more depth than the BTS headline. Bang Khen Market is about 290 metres away, Paolo Kaset Hospital roughly 600 metres, Major Ratchayothin around 650 metres and Kasetsart University about one kilometre. Central Ladprao and Union Mall sit farther away but remain within the broader Chatuchak–Ratchayothin catchment. That gives the building a practical day-to-day audience: residents can handle food, healthcare, study and entertainment without turning every errand into a cross-city journey. The other side of the equation is Phahonyothin Road itself. Buyers should compare unit orientation, floor level and relationship to neighbouring buildings and the road. Two apartments in the same tower can have very different noise, heat and outlook conditions, so paying for the right position may be more rational than paying for height alone.

As of 20 August 2026, there is active resale and rental stock across several major portals. Public sale listings start at about THB 2.33 million, while another large portal shows a higher current floor of THB 2.477 million. These are asking prices, not recorded transactions. The gap is normal for a mature resale building because portals carry different units and sellers: a low listing may be urgent, tenanted, less renovated or simply positioned to attract calls. THB 2.33 million is therefore best used as the bottom of a search funnel, not as a promise that a comparable foreign-quota unit can be bought at that number. Rental advertisements are also active, which is useful evidence of a functioning leasing market, but advertised rent should never be converted into an assumed yield without verifying the actual lease, vacancy, management costs and condition of the specific unit.

Because the building is completed, buyer risk has shifted from developer delivery to asset-level due diligence. Before paying a non-refundable deposit, a purchaser should see the title deed, verify the seller, confirm that juristic fees are clear, obtain the current common-area charge and house rules, and understand how transfer taxes and fees are being split. For a tenanted unit, the lease, deposit, payment history and handover of furniture and appliances matter as much as the sale agreement. A mature condominium can be easier to judge because the physical building already exists, but that also means deferred maintenance, outdated fit-out or unpaid obligations cannot be ignored. The building itself is easy to inspect; the final purchase still succeeds or fails on the paperwork and condition of the chosen apartment.
