Why this project is worth a look
The tower is 41 floors
Launch documentation and detailed project plans show a 41-storey residential tower plus a separate four-storey parking building. The 39-floor field seen on one portal conflicts with its own description and appears to ignore the amenity levels above the mechanical floor.
Views are unit-specific
The Chao Phraya outlook is not shared by every apartment. The original product line deliberately separated city-view and river-facing layouts, making floor and orientation central to both lifestyle and resale comparison.
No micro-studio core
The original residential range starts around 31.8 sqm with a proper one-bedroom plan and extends to 64.75 sqm. That makes the project more usable for couples and small families than a building built primarily around very small investment units.
A functioning resale market
Developer sales are closed, but current portals carry both sale and rental stock. The market is active enough to compare alternatives, provided duplicate ads and corrupted project records are filtered out.
Quota matters for foreigners
Foreign freehold is possible only when quota is available at transfer. The juristic person's confirmation for the selected unit matters more than a generic 'freehold' label in a resale advertisement.
About the project
Chapter One Flow Bangpo is a completed high-rise condominium by Pruksa Real Estate on Pracharat Sai 1 Road in Bang Sue. Pruksa's own launch record places the project in its premium condominium business in August 2018, with 386 units in the launch table and a stated project value of THB 1.76 billion. Contemporary project reviews explain the counting: 385 residential units plus one commercial unit. That distinction is useful on the resale market because some databases simply display 386 as if every unit were a flat. For this dossier, the total-unit field means residential stock, so the register uses 385. Primary sales are no longer the relevant market; Home.co.th now marks the development as sold out by the developer, while current portals show owner and agency resales and rentals.
The physical scheme is clearer than several database cards suggest. The project has a 41-storey residential tower and a separate four-storey parking structure. PropertyHub's structured field currently says 39 floors even though its own descriptive text says 41; a separate international data feed used by FazWaz, Dot Property and related sites shows 33 floors and 726 units, which does not reconcile with Pruksa's launch data or detailed 2018 project plans. The 39 figure may reflect a misreading of the internal stack: floor 39 is a full mechanical level, with amenities above it on floors 40 and 41. For a buyer comparing listings, this is not a cosmetic database error. Wrong project metadata can contaminate floor comparisons, unit counts and supposedly comparable sale prices.

The river story also deserves a more precise description. Chapter One Flow is near the Chao Phraya and was designed to exploit views of the river bend from the western side of the tower, but the building is not a conventional plot directly on the riverbank. The original unit mix makes that distinction explicit. Standard one-bedroom units were positioned as city-view homes, while the larger one-bedroom and two-bedroom layouts were associated with river-facing positions. A buyer should therefore evaluate the actual unit rather than the project label. Floor, orientation and line of sight matter. A high-floor western unit can deliver the view used in launch marketing; an eastern unit in the same tower offers a different outlook and should be priced on its own merits.
The original apartment sizes are relatively generous for a Bangkok project launched in the late 2010s. The range starts with 31.80–32.85 sqm one-bedroom city-view units, then moves to a 43.20–43.85 sqm one-bedroom exclusive layout, a 49.65 sqm two-bedroom layout and a 64.75 sqm two-bedroom exclusive. The detailed launch review describes the larger one-bedroom as having an extra multipurpose room, while the largest two-bedroom type has two bathrooms. This was not conceived as a micro-studio investment block. Even the entry layout was a true one-bedroom. Resale listings sometimes quote slightly different areas, so the condominium title and the selected unit's registered area should take priority over old marketing ranges when money changes hands.
The vertical planning is one of the project's more distinctive features. Residential floors run from level 4 through 38, with level 39 reserved for building systems. Floor 40 carries the main pool deck, including the infinity-edge pool, children's pool and leisure water area. Floor 41 contains the fitness space and sky lounge. The separate parking block is not just a garage: its upper level supports a landscaped recreation garden with study, play and party spaces, linked back toward the residential building. Lower levels of the main tower include the lobby, mail area, meeting space, storage and laundry. For an owner-occupier, this means the shared amenities are distributed through the building rather than concentrated in a token ground-floor club room.
Parking was relatively substantial in the original specification. Launch-era material quoted about 63% parking when tandem spaces were included. That is helpful context, but it should not be interpreted as one assigned bay for every apartment. A resale buyer needs the current condominium rules: how resident stickers are issued, whether a specific unit carries any contractual parking right, how tandem parking is managed, whether a second car is permitted and what the guest policy looks like. Those practical rules can have more impact on daily life than a small difference in asking price. The original ratio describes design capacity; the juristic person's current operating rules determine how usable that capacity feels in 2026.
The address is 899 Pracharat Sai 1 Road, Bang Sue, Bangkok 10800. Bang Pho on the Blue Line is the nearest MRT station. Current DDproperty listings put it at roughly 790 metres, while launch-era material used a shorter figure of around 600 metres depending on the point measured. The project also benefits from access to the Si Rat–Outer Ring Road corridor, so it works for drivers as well as rail users. This part of Bang Sue is a mature neighbourhood rather than an isolated new-development zone: Gateway at Bangsue, Bang Pho Hospital, established schools and King Mongkut's University of Technology North Bangkok all sit in the wider catchment. Buyers should still test their own commute at the times they actually travel; a map label saying “near MRT” does not tell you how the walk feels in Bangkok heat or how convenient the road access is at peak hour.
The secondary market is active rather than theoretical. PropertyHub currently carries multiple sale and rental listings, and DDproperty shows a separate resale pool. Among listings that can be tied cleanly to the correct 41-storey, 385-unit project, the lower asking level observed in October 2026 is around THB 2.95–3.2 million for a one-bedroom unit of about 33 sqm. Connex Property marks a THB 2.95 million unit as available, while PropertyHub has comparable one-bed stock at THB 3.2 million. Some portals advertise lower headline prices, but the same portals also describe the project as 33 floors with 726 units; those records were excluded from the price anchor because the underlying project identity is already unreliable.
Resale comparison should be unit-specific. A 33 sqm city-view apartment, a 43 sqm one-bedroom with an extra room, and a 50 sqm river-facing two-bedroom are not interchangeable simply because they share an address. Higher floors and west-facing river views may command a premium, but condition can offset it: cabinetry, appliances, air-conditioning, bathroom wear and the quality of any owner alterations all matter in a building that has been occupied for several years. A tenanted unit can also change the transaction timeline and the buyer's immediate use of the property. The useful comparison set is therefore a small group of genuinely similar active units, not the portal-wide average for the project.
For rental investment, the development has visible market activity, but a project-wide yield claim would be misleading. Current rental advertisements vary materially by size, floor, furnishing and view, and the same apartment may appear on more than one portal. The 2018 launch prices are now historical; there is no developer payment plan or uniform developer inventory to model. A sensible rental case starts with a specific resale acquisition price and realistic rent for a comparable unit, then subtracts common charges, vacancy, leasing fees, repairs and furnishing replacement. Only after that can a buyer judge whether the return is attractive relative to other Bang Sue options. The building's river-view premium and larger layouts may support rent for the right unit, but they do not create a guaranteed return for every apartment.
Foreign ownership is straightforward in concept but still transaction-specific. Thailand permits qualifying foreign buyers to own condominium units in freehold, subject to the statutory foreign quota. Thailand.go.th states that foreign ownership is limited to 49% and that a confirmation of the foreign proportion from the condominium juristic person is required for the transfer process. A resale advertisement saying “freehold” therefore does not by itself prove that a particular unit can be registered to a foreign buyer today. Before a non-refundable deposit is paid, the buyer should verify the unit title, foreign-quota availability, the seller's ownership, any outstanding common charges and the transfer documentation required for the buyer's circumstances.
The project is best understood as an established Bangkok residence with a specific combination: larger-than-micro entry layouts, a useful Blue Line location, separate parking infrastructure and high-level amenities designed around the Chao Phraya outlook. Its trade-off is maturity. Buyers are no longer choosing from standard new developer stock, so the quality gap between two apartments can be substantial. Chapter One Flow Bangpo works well when the chosen unit has the right orientation, sensible pricing, clean documents and a condition that matches the buyer's budget. The project name alone is not enough. In a completed resale building, the apartment itself becomes the product.
Ownership format
A foreign buyer may register condominium freehold if foreign quota is available at the time of transfer. Foreign ownership is capped at 49% of the aggregate unit area in the condominium, and the selected unit's quota status should be confirmed by the condominium juristic person before transfer.
Unit types & sizes
The entry layout with a separate bedroom, originally positioned on the city-view side. On resale it is the most straightforward lower-ticket option for one resident or a couple, but floor and renovation condition still create meaningful price differences.
A larger one-bedroom type described at launch with an additional multipurpose room. Its appeal is not just extra area: river-facing positioning and a flexible secondary space make it materially different from the entry one-bedroom plan.
A compact two-bedroom plan with one shared bathroom. It gives a second bedroom without moving far beyond 50 sqm, so buyers should check storage, furniture placement and whether the shared-bathroom arrangement suits the household.
The largest confirmed original layout, with two bedrooms and two bathrooms. It is the most complete family format in the standard range, and lower resale supply means floor, view and condition have an outsized effect on asking price.
Types and areas are based on launch-era project material. Current listings sometimes show slightly different sizes; for a transaction, the registered area and plan of the selected unit take precedence. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 2.95M in an active Connex Property resale listing checked on 7 October 2026. This is a lower secondary-market anchor, not a developer price; unit availability, condition, furnishing, foreign-quota status and transaction terms need separate confirmation.
- Completed: 2021
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier who wants a proper one-bedroom from roughly 31.8 sqm rather than a micro-studio.; A couple or small family considering layouts up to 64.75 sqm and valuing meaningful shared facilities within the building.; A buyer who fits the Bang Sue and Blue Line location but also drives and uses Bangkok's expressway network.; An investor willing to underwrite the specific unit by view, floor, condition and achievable rent rather than buying the project name alone.; A foreign buyer seeking condominium freehold where foreign quota is confirmed for the selected unit.; may not suit: A buyer who wants new developer stock with a standard price list, warranty package and developer instalment plan; this is now a resale building.; Someone who expects every unit in the project to have a Chao Phraya view; orientation changes the experience materially.; An investor looking for a guaranteed project-wide yield without underwriting the selected apartment and current rental evidence..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Modern aggregators conflict on floors and unit count: one structured card shows 39 floors, while a separate syndicated data set shows 33 floors and 726 units. Pruksa launch data and detailed contemporary project plans support a 41-storey residential tower and 385 residential units, so the conflicting records are excluded from the core fields.
- Launch-era material quoted a THB 55/sqm monthly common charge and THB 500/sqm sinking fund. A reliable public source confirming the current juristic-person charges as of 7 October 2026 was not found; current amounts should be checked for the selected unit.
- Foreign-quota availability for a specific apartment is not public. A foreign buyer should obtain confirmation from the condominium juristic person before committing to the transfer.
