The project covered here has 309 units in two eight-storey buildings and its actual handover belongs to 2023; the older projects have different completion years, unit counts and specifications.

The scheme was developed by Phraya Panich Property Co., Ltd. within CMC Group. CMC's official reporting and launch material identify 309 apartments, split between 84 units in Building A and 225 in Building B. CMC reported completion and handover activity during 2023, with its annual reporting placing the start of transfers in Q3 2023. The registry therefore uses 2023 even though some portals still display 2022, which aligns better with an earlier target date or a stale project card than with the stronger evidence for actual transfer.

ThinkOfLiving places BTS Ratchayothin at roughly 1.2 km, while CMC quotes 1.4 km to Major Ratchayothin, 3.2 km to Central Ladprao and 3.7 km to Kasetsart University. Access is possible from the Phahonyothin 30 and Senanikom 1 Soi 12 sides, and CMC promoted an electric shuttle to BTS Ratchayothin and Sena Nikhom at launch. In practical terms, this is better understood as a short shuttle or local ride to rail rather than a genuine station-front condominium.

In scale, this is neither a tower nor a tiny boutique block: two buildings on roughly 3,765 sqm of land contain 309 apartments. The core unit mix is compact, with one-bedroom units around 26.5–36 sqm and two-bedroom units around 44–48 sqm. That works naturally for a single resident, a couple or a small household, while buyers seeking 70–100 sqm or more will generally need a different product.

Shared facilities are split between the ground level and upper common areas. CMC highlights two swimming pools, a British Garden, Active Fitness, sauna, Co-Kitchen and Co-Working. Project material and current listings also refer to a lobby and mail area, poolside living space, children's pool section, Jacuzzi seating, changing rooms, security, access control, CCTV, parking and EV charging. In a completed building, the relevant question is not whether an amenity appeared in the brochure but how well it operates today and whether the juristic person's budget supports it.

Parking is worth checking before purchase, particularly for an owner-occupier. Due diligence should focus on the exact apartment: title, foreign-quota availability, any outstanding juristic-person charges, registered area, fit-out and MEP condition, noise, view, parking and building rules. A public common-fee figure of THB 50/sqm/month and a historic sinking-fund figure of THB 250/sqm are useful reference points, but the current charges and any special assessments should be confirmed from the condominium juristic person's documents at the time of purchase.

Ownership format

The project is a registered condominium and units are marketed on a freehold basis. A foreign buyer can register freehold ownership only within the statutory foreign quota of no more than 49% of the building's aggregate unit area.
