More usable space
Sailom Suite stands out for floor areas that can be difficult to find in newer mid-market Bangkok condominiums. Public stock shows studios around 48 sqm, one-bedroom homes from the high-50s into the 80s, and family-sized apartments above 130 sqm. That can suit buyers who want a separate work area, a proper dining space or multiple full-size rooms. The catch is that an older, larger apartment can absorb a meaningful renovation budget, so usable space should be valued together with the condition of kitchens, bathrooms, electrical systems and air-conditioning rather than in isolation.
An older building rewards inspection
Because the project was completed in 2000, buyers can inspect what actually exists instead of relying on renderings or handover promises. That is useful, but the age of the building makes operating history important. Ask how the lifts, pool, access systems and common areas are maintained; review recent juristic-person accounts and meeting minutes; and understand whether major repair work is already funded or may require future owner contributions. Inside the unit, leaks, waterproofing, electrical upgrades and window condition can matter more than cosmetic furniture.
Rail access, not rail-front
Sena Nikhom BTS is close enough to be part of the daily transport proposition, but published distances vary from around 0.7 to 1.1 km. For some residents that is an easy walk; for others it is a material inconvenience during Bangkok heat or heavy rain. A buyer who expects to commute by BTS every day should walk the route rather than rely only on a portal distance. Buyers who primarily drive should instead focus on the parking position and rights attached to the particular unit.
Resale creates real price dispersion
There is no single developer price list governing Sailom Suite today. Different owners bring units to market in different conditions and at very different sizes. In September 2026, public asking prices ranged from the mid-THB 2 millions for compact stock to above THB 10 million for large three-bedroom homes. That creates room to compare, but it also makes project-wide averages less useful. The strongest comparison set is a group of units with similar size, floor and condition, adjusted for parking, renovation quality and legal readiness.
Foreign quota is unit-specific
Portals describe the project as freehold, but foreign ownership still depends on quota availability at the time of transfer. Thai law limits total foreign ownership in a registered condominium to 49% of the condominium area. A foreign buyer therefore needs confirmation from the condominium juristic person before relying on an advertisement that simply says “freehold.” The title and quota position of the selected apartment should be checked before a non-refundable commitment is made.
About the project
Sailom Suite is an established resale condominium in Chan Kasem, Chatuchak rather than a new development being sold from a developer price list. The most consistently supported address is 141 Sena Nikhom 1 Soi 12, Chan Kasem, Chatuchak, Bangkok 10900. DDproperty and PropertyScout both describe a 28-storey building with 224 units completed in 2000. That changes the due-diligence priorities. A buyer is not assessing a future specification or construction promise; the building has been operating for more than two decades, so the condition of the selected unit, common areas, lifts, mechanical systems and condominium management matters more than launch-era marketing. The resale stock is unusually varied by current Bangkok standards, ranging from compact studios to apartments above 200 sqm, so two homes in the same project can have very different renovation needs, running costs and asking prices.
Space is one of the clearest reasons to look at Sailom Suite. Current and recent listings include a 48 sqm studio, one-bedroom homes roughly between 57 and 87 sqm, a 133.36 sqm two-bedroom unit, and three-bedroom apartments of about 200 to 250 sqm. These are observed resale examples, not an official surviving unit schedule, and they should not be treated as proof that every layout is available today. They do, however, show how different the project is from newer Bangkok buildings where a one-bedroom can be much smaller. The trade-off is age. A larger floor area may be attractive for a family, home office or long-term own use, but renovation costs can easily become part of the purchase price in practice. Plumbing, electrical systems, air-conditioning, windows, bathrooms and signs of water ingress deserve the same attention as the headline price per square metre.

The location works best for buyers who want the Sena Nikhom–Ratchayothin part of Chatuchak and do not need to be directly attached to a rail station. Published sources place Sena Nikhom BTS at roughly 0.7 to 1.1 km from the building, depending on the measuring point, while Homenayoo places the project about 140 metres inside Sena Nikhom 1 Soi 12. That makes the BTS realistically walkable for many residents, but not a doorstep station. The surrounding area is mature rather than resort-like: Kasetsart University, Ratchayothin retail, hospitals, local shops and established residential streets are part of the everyday catchment. Anyone planning to commute by rail should still walk the exact route at the time of day they expect to use it. Heat, rain, crossings and the final stretch inside the soi can matter more than a map distance suggests.
As of mid-September 2026, one of the lowest fresh public sale listings found on PropertyHub was THB 2.54 million for a 48 sqm studio on the 24th floor. The same marketplace showed larger homes at very different price points, including roughly THB 3.99 million for an approximately 86 sqm one-bedroom and THB 11.5 million for a 250 sqm three-bedroom. Those figures should not be read as a single project price curve. Sailom Suite is an owner-by-owner resale market where condition, floor, parking rights, furnishings and seller motivation can materially change the number. The more useful comparison is between genuinely similar units, followed by a document check: title, seller identity, condominium debt status, actual common charges and any planned building expenditure. Public listings are only market anchors; the selected unit, availability and final terms need direct confirmation.
Resale portals generally label Sailom Suite as a freehold condominium. For a foreign buyer, that does not mean every advertised apartment can automatically be registered in foreign ownership. Thai condominium rules cap aggregate foreign ownership at 49% of the registered condominium area, and the condominium juristic person must confirm the available foreign quota for the transfer. The developer history is less clear. Homenayoo and Condoonayoo attribute the project to Sarin Property Co., Ltd., and that company is a real Thai juristic person, but DDproperty, FazWaz and several other project profiles leave the developer or project-owner field blank. We did not find a primary project document that independently establishes the link, so the developer is deliberately not populated in the main record. For a 2000 resale building, the more decision-relevant documents today are the condominium juristic-person records, meeting minutes, financial position, maintenance history and the legal file for the specific unit being purchased.
Ownership format
Resale portals describe Sailom Suite as a freehold condominium. A foreign buyer can register ownership only if foreign quota is available: aggregate foreign ownership may not exceed 49% of the registered condominium area. The quota position and title for the selected unit should be confirmed with the condominium juristic person before purchase.
Unit types & sizes
A 48 sqm studio is represented in the current resale market on the 24th floor. For one person or a couple, that is generous by current compact-condo standards, but zoning, kitchen layout, storage and renovation condition need to be judged from the specific apartment.
A fresh sale listing at roughly 86 sqm shows how large one-bedroom homes in Sailom Suite can be. Smaller one-bedroom examples around 57 sqm also appear in the market, so the bedroom count alone does not define the product; layout and condition need separate comparison.
An identified 133.36 sqm resale unit illustrates the family-sized end of the project. The space can suit a family or a buyer who needs a dedicated office, but it is evidence from a specific resale listing rather than a verified standard layout for the building.
A 222 sqm three-bedroom listing represents the large-apartment segment of Sailom Suite, while other public stock includes examples around 200 and 250 sqm. With homes of this size, renovation condition, actual common charges and parking rights deserve particular attention.
