Completion year is the clearest unresolved factual discrepancy. PropertyHub says 2012; DDproperty and ThinkOfLiving say 2013, with some DDproperty listings specifying March 2013. These sources all agree that the building is completed and long occupied, so there is no meaningful construction-status dispute. The uncertainty is limited to the calendar year. We therefore classify the project as completed but do not force a single completion year into the record until a primary registration or completion document is available.
Location is the project’s strongest practical feature. The building sits in the street network linking Phahonyothin and Vibhavadi Rangsit, with access described through Soi Phahonyothin 21 and Soi Vibhavadi Rangsit 30. Current DDproperty listings place Phahon Yothin 24 BTS roughly 390–450 metres away. That is close enough for rail to be part of an everyday commute rather than an occasional option. Road access is also useful, although buyers who drive should not confuse proximity to major roads with predictable journey times during Bangkok rush hours.
The surrounding district carries more weight than the building’s amenity list. Project descriptions reference Central Ladprao, Union Mall, Major Ratchayothin, SCB Park, Chatuchak Park and Vibhavadi Hospital, all familiar anchors in this part of Bangkok. A resident can reach shopping, healthcare, offices, entertainment and green space without treating the condo as a self-contained compound. This is a meaningful advantage for an older small-scale project: its competitiveness depends heavily on the city around it, not on having a long catalogue of shared facilities.
Confirmed common facilities are relatively conventional: a swimming pool, fitness area, lift, parking, 24-hour security and CCTV, with PropertyHub also showing keycard access and a garden or barbecue area. DDproperty’s legacy project description gives approximately 26 parking spaces. Against 79 units that is not a generous ratio, so car-owning buyers should ask the juristic person how parking is allocated today. Whether spaces are first-come-first-served, permit-based or linked to unit rights can affect day-to-day usability more than a brochure ever suggested.
PropertyHub publishes a common-area fee of THB 35 per sqm. That is a useful historic or portal reference, not a fee we would assume is contractually current in September 2026 without checking. In a building more than a decade old, a buyer should request the latest juristic-person fee schedule, the selected unit’s debt-free status, recent annual-meeting minutes, reserve-fund information and any planned major works. A low monthly fee is not automatically a virtue if it has left insufficient reserves for lifts, waterproofing, façade work, mechanical systems or pool repairs.
The market is now firmly resale-led. PropertyHub showed a 29 sqm one-bedroom asking THB 2.2 million at the time of research, while DDproperty’s project page showed active resale pricing up to roughly THB 5.49 million, including a substantially larger 52 sqm unit. We use THB 2.2 million as a current lower asking-price anchor, not as a project-wide price. Historical material mentions an original starting price around THB 1.9 million, but that belongs to the launch period and has little value as a 2026 buying benchmark.
Rental activity is visible as well. PropertyHub has shown small one-bedroom units offered around THB 9,000–12,500 per month, while larger or differently fitted units can be marketed higher elsewhere. Those numbers demonstrate an active leasing market; they do not establish a guaranteed yield. Furniture, renovation quality, floor, view, lease duration, vacancy, agent fees and maintenance all sit between gross asking rent and an owner’s real return. For an investor, the useful next step is a unit-specific rent comparison rather than a project-level percentage.
The trade-off against a new-build condo is therefore easy to frame. Chateau In Town Vibhavadi 30-1 avoids construction-delivery risk because it already exists, but it replaces that risk with the due-diligence questions of an ageing building: condition of common systems, reserve funding, management quality, repair history, outstanding owner arrears and the selected unit’s renovation needs. A buyer should therefore look beyond the seller's title and identification. Useful checks include the debt-free certificate, current house rules, insurance for common property, recent annual-meeting minutes, reserve-fund position and any material owner arrears. In a 79-unit building, persistent non-payment by a relatively small number of owners can matter more to the maintenance budget than it would in a very large development.
The apartment itself also needs to be treated as an individual resale asset rather than as a generic project unit. Over more than a decade, owners may have altered partitions, kitchens, services, glazing or even combined spaces. The advertised area, physical layout and registered title information should be reconciled where legally relevant. Furniture and appliances included in the sale are better listed in a contract schedule rather than left to verbal understanding. If a tenant is in place, the buyer should review the lease, deposit, expiry date and whether the tenancy obligations pass with the sale. Those details determine when the new owner can occupy, renovate or re-let the property.
Overall, Chateau In Town Vibhavadi 30-1 is best understood as a small, established urban resale condo rather than a premium new-development story.
