The project is long completed, so access, landscaping, common facilities, neighbouring development and the building itself can all be inspected rather than imagined from a brochure. That removes construction-delivery uncertainty, but replaces it with another task: understanding how well the property has been maintained over time and what capital works may be approaching.

For buyers seeking privacy and a smaller ownership community, this is materially different from a resort complex containing hundreds of units. The same feature makes management finances more important, because a limited number of owners may need to fund major shared repairs.

The advantage is that the asset can be inspected now; the limitation is that terms from one listing should never be assumed to apply to another.

About the project

FazWaz lists 2-bedroom units at 175 sqm, 3-bedroom units at 195 sqm and a 500 sqm penthouse with a private pool. Phuket Asia Rent, which publishes dedicated Cherng’Lay accommodation pages, describes ordinary 2- and 3-bedroom apartments at roughly 180–196 sqm. Current resale stock includes units around 200 sqm. These differences are plausible in a small older development where layouts may vary, but they should not be treated as permission to estimate. The registered area on the title deed is the number that matters for a purchase.

The villa side is a more private residential proposition. Phuket Asia Rent describes six villas of about 300 sqm with three or four bedrooms, private swimming pools, jacuzzis, large living areas, fitted kitchens and laundry facilities. FazWaz gives a broader original range, with 3-bedroom villas starting from 250 sqm and 4-bedroom villas from 300 sqm. Resale examples can be larger. For an owner-occupier, the combination of large internal space and a private outdoor area is appealing, but the age of the development makes a proper technical inspection more important than it would be in a freshly handed-over property. Pool equipment, waterproofing, roof condition, electrical systems and air-conditioning should all be assessed on the actual villa.

The villa information adds private pools, jacuzzis, parking for two to three cars, housekeeping, gardening and concierge-style services. The condominium is presented as low-density, with only nine apartments around a pool and tropical garden. For someone who dislikes large resort compounds, that small scale can be a genuine advantage. It also means governance matters: when there are relatively few owners, the quality of maintenance and the ability to fund major repairs can depend heavily on the financial discipline of a small ownership group.

As of 5 September 2026, FazWaz shows resale availability from THB 14.4 million. That figure is used here as a market floor, not a developer price. Visible stock includes 3-bedroom condominium units around 200 sqm in the mid-THB 14–15 million range and a 4-bedroom villa around THB 35 million. The spread reflects more than floor area. A condo and a villa involve different rights, maintenance responsibilities, private facilities and land considerations, while individual resale units can have very different renovation standards. Availability and asking prices should therefore be reconfirmed directly for the selected property before negotiations.

There is no single ownership statement that safely covers the whole project. For a registered condominium unit, Thai law allows qualifying foreign buyers to own freehold within the foreign ownership quota, capped at 49% of the total saleable area of the condominium. In 2026, DDproperty shows 3-bedroom units in the project as freehold, while a Dot Property listing for another unit is presented as leasehold. That is not necessarily a contradiction: secondary-market units in the same development can be offered under different legal structures. Villas are a separate matter. Foreigners generally cannot acquire Thai land directly except under narrow statutory exceptions, so the land title, the ownership of the building and any lease or other right over the land must be reviewed for the exact villa.

FazWaz lists a common-area fee of THB 75 per sqm per month and a sinking-fund reference of THB 300 per sqm. Those figures are useful as a starting point, but a resale buyer should not assume they represent the entire current liability. A sinking fund may already have been paid by the original owner, rates can change, and villas and condominium units may not carry identical obligations. A sensible document pack should include a statement of outstanding fees, the current management budget, reserve-fund position and recent major works. In a 2010 development, the maintenance record is a core part of value rather than an administrative detail.

Cherng Lay makes the most sense as a mature residential asset with unusually large layouts and a choice between apartment and villa living. The buyer can inspect the finished environment, test the access, see the landscaping and assess the actual condition before committing. The trade-offs are equally clear: the project is more than fifteen years old, the published unit counts do not fully reconcile, one current developer portfolio gives a different completion year, and the ownership route varies by asset. This is therefore a project where due diligence should focus on what already exists: title, quota, land rights, physical condition, management finances, outstanding charges and the specific unit’s renovation history. For buyers comfortable with that process, the absence of construction-stage uncertainty can be a real advantage.
