Inside Bang Tao life

About the project

CANVAZ Palette Cherngtalay is a new Sansiri condominium in Choeng Thale, and the name creates an obvious trap: it is very easy to confuse it with the earlier CANVAS Cherngtalay. They are not the same project. CANVAZ Palette has its own site around Cherngtalay Soi 3, its own layouts, 248 residences and a 2028 delivery target. The earlier CANVAS has a different unit count and is already a completed development. That distinction matters because buyers should not import resale prices, finished-site photographs or operating history from the older project into this one. CANVAZ Palette is still an early-sales development. A good portion of the technical picture is already consistent across independent listings, but several deal-level details — the exact completion quarter, the start of physical construction and what furniture package is included in each unit — are still moving between sources. Treat it as a fresh project with enough information to assess, but not as a finished product with a settled operating record.

The site sits in the everyday heart of Cherng Talay and the broader Bang Tao area rather than on the beachfront. Current project profiles place Bang Tao Beach at roughly 2 to 2.8 kilometres away. In practical terms, that is a short drive, not a walk-out-of-the-lobby beach experience. The trade-off is access to the infrastructure that makes this part of Phuket workable for year-round living. Porto de Phuket is shown at about 0.8 kilometres, while Boat Avenue and Villa Market are only a few minutes away by car. Restaurants, supermarkets, gyms, clinics and the wider Laguna area are all part of the same local routine. For someone staying for months, that can be more useful than having sand at the gate but relying on a car for every other errand. Buyers who specifically want a first-line beach home should look elsewhere; CANVAZ Palette is about being plugged into Cherng Talay, not about being a beachfront resort.

The project is neither tiny nor oversized: 248 residences are planned across two seven-storey residential buildings on roughly five rai of land. That is a manageable scale compared with some of the very large new condominium schemes appearing around Phuket, while still being big enough to support a substantial amenities programme. Parking is quoted at about 50% of the unit count. That ratio is worth noting before purchase. A couple with one car may find it entirely workable, but a household expecting two guaranteed spaces should not assume they will be available. The low-rise form is clear from the seven-storey specification; there is no reliable published building height in metres, so we do not manufacture one by multiplying floors by an assumed floor-to-floor height. That kind of estimate may look precise on a listing page but it would not be sourced fact.

The apartment sizes are one of the more useful parts of the offer. One-bedroom homes are generally quoted around 42.5–45.5 sqm, while two-bedroom layouts sit around 61.5–64 sqm. Larger duplexes are widely listed around 84.75–103.5 sqm, although one market source gives a slightly lower starting size. The important point is that the scheme does not begin with very small studios. A one-bedroom of roughly 43 sqm can support a proper dining area, storage and a work setup without turning the living room into a corridor. A two-bedroom gives couples and families genuine separation between sleeping, guest and work space. Duplexes are the more lifestyle-led option: they can feel closer to a compact house while retaining condominium ownership and shared facilities, but they also command a much higher budget and may appeal to a narrower rental audience. The right format therefore depends on how the property will actually be used, not just on headline price per square metre.

Facilities are unusually broad for a project of this size and repeatedly appear across current sources. The plan includes swimming pools, jacuzzis, an outdoor onsen, sauna and cold-water shower, gym, yoga area, co-working and meeting rooms, landscaped communal gardens, laundry facilities, EV charging, reception, security and CCTV. The pet policy is a genuine differentiator. Current project information says pets are allowed and the scheme includes a dedicated Sansiri Pet Yard. For buyers moving to Phuket with a dog or cat, that removes a common problem that is often discovered too late in the search. Still, a marketing statement that a project is pet-friendly is not the same thing as the final condominium by-laws. Size limits, numbers of animals, lift rules and access to common areas should be checked once the juristic-person regulations are final. In other words, the pet-friendly concept is well supported; the detailed operating rules are not yet mature enough to treat as immutable.

As of 19 August 2026, Sansiri's own Phuket and upcoming-project pages still present CANVAZ Palette as coming soon, while agents are already marketing specific units and some portals label the project under construction. The most cautious current status is planned / early sale rather than a fully established construction phase. One recent profile places the start of construction in November 2026. Completion is consistently targeted for 2028, but the quarter is not settled across sources: January or Q1 appears in some records, while others say Q2. A buyer who needs possession by a fixed date should therefore work from the contractual handover clause, not from a portal badge. The contract should state the official completion window, any extension rights and remedies for delay. Early-stage buying can create more choice of views and layouts, but the price of that choice is construction and timing risk. That is the trade-off here.

Ownership is comparatively straightforward because this is a condominium rather than a landed villa. Thai law allows qualifying foreign buyers to hold condominium units in freehold within the foreign quota, capped at 49% of the condominium's saleable area. Current listings for CANVAZ Palette explicitly show foreign-quota units. That does not mean every unit remains eligible until transfer. The quota is consumed as sales progress, so the status has to be confirmed for the exact apartment being reserved. It is also sensible to plan the payment route early: foreign buyers normally need the correct evidence of funds for the transfer and registration process. The word 'freehold' on a marketing page is useful screening information, but it is not a substitute for the sale contract, quota confirmation and the documents used at the Land Office. If a seller proposes a different ownership structure because the foreign quota has run out, that alternative should be reviewed on its own terms rather than treated as an equivalent product.

Pricing is currently channel-dependent. Several active project pages still advertise an early one-bedroom entry level around THB 6.56 million, while a newer visible inventory set on major portals starts closer to THB 7.03 million. Two-bedroom offers appear from roughly THB 8.46 million in agent stock, whereas Sansiri's own pre-launch Phuket material references two-bedroom units from THB 8.99 million. Those numbers can all coexist during a fresh launch: the cheapest batch may be sold, an agent may have an allocation or discount, and the developer may be quoting a later release. For that reason, THB 6.56 million is best treated as a lower market anchor, not as a promise that an available unit can still be bought at that figure. Ongoing ownership costs also appear in current listings: common-area fees of about THB 80 per sqm per month and a one-off sinking fund of THB 650 per sqm. Both should be included in the purchase budget rather than treated as afterthoughts.

The project makes most sense for someone who already wants Cherng Talay, prefers a real residential-size apartment and is comfortable waiting until 2028. It also has a clear fit for pet owners, remote workers and buyers who value an extensive amenity package without moving into a very large high-rise scheme. The compromises are just as visible. This is an early-stage purchase, the beach is not outside the gate, parking is not one space per unit, and some commercial details are still fluid. Before reserving, the decision should move from the project level to the exact unit level: unit number, contractual area, floor, outlook, foreign quota, furniture and appliance schedule, payment dates, final net price, common charges and the binding handover deadline. CANVAZ Palette can be a coherent choice, but at this stage the quality of the deal depends heavily on the paperwork attached to the specific apartment rather than on the project name alone.

Ownership format

Foreign freehold is available within Thailand's 49% foreign-ownership quota for the condominium's saleable area. If the quota for a selected unit is exhausted, the ownership structure must be reviewed separately; the exact status should be confirmed in the contract and transfer documents.
