In scale, Asia Baan 10 is closer to a boutique residential compound than to a large resort estate. FazWaz and Dot Property both describe five units, while Hotels.com also presents the accommodation as five villas. The project profiles list a communal gym, 24-hour security, CCTV and parking. The individual villas shown in current listings have private pools, gardens or terraces and covered parking. What is not publicly available is equally relevant: there is no current owners' handbook, published common-area budget, recent fee schedule or full management agreement in the open sources reviewed. Those items should therefore be treated as property-specific due-diligence documents rather than assumed project features.
The current market is clearly secondary rather than developer inventory. During the September 2026 check, FazWaz showed one two-bedroom resale villa of 230 sqm asking THB 24.5M, with the listing marked as updated roughly two months earlier. Other project-summary views on the same portal have displayed lower headline figures, so THB 24.5M should be read as the asking price of a particular available home, not as a stable project-wide entry price. On the rental side, Dot Property carried a 175 sqm two-bedroom villa at THB 100,000 per month and a 220 sqm three-bedroom villa at THB 120,000 per month in 2026. Those listings demonstrate active rental use and variation in villa size, but they do not establish an achievable investment yield for a future owner.
The layout evidence needs similar restraint. No original 2014 developer floor-plan catalogue was found in the open-source search. Current listings show two-bedroom villas at 175 sqm and 230 sqm and a three-bedroom example at 220 sqm. Accommodation platforms also sell two- and three-bedroom configurations, but the published areas do not line up neatly with the resale and rental listings. It would therefore be misleading to present one standard two-bedroom or three-bedroom plan as if every villa followed it. Buyers should work from the registered and measured area of the specific home they are considering, and compare that with the physical layout and title documents rather than borrowing specifications from another villa in the compound.
Major project databases identify Phuket Asia Land as the developer. FazWaz also links the name to Surin Sabai and Cherng Lay Villas and Condominium, and Dot Property repeats the same developer attribution. The historic Phuket Asia Rent site groups Cherng’Lay Condo & Villas and Asia Baan 10 pool villas under one contact address, adding useful evidence of the relationship between the projects and the operating business. However, an official corporate registration record or original project document naming the exact legal developer entity was not located. Phuket Asia Land is therefore a well-supported public developer name, but it should not substitute for checking the legal seller, landowner and contracting parties in a live transaction.
