Why this project is worth a look
Laguna already works
The buyer is not waiting for an isolated masterplan to become a neighbourhood. Laguna Phuket already operates as a mature environment with dining, beach access, golf, spas, internal transport and everyday services. For someone spending months on the island, that reduces dependence on both a car and future promises about infrastructure that has not yet been built.
Genuinely large homes
Current one-bedroom stock is often around 75 sqm, with two- and three-bedroom homes scaling up substantially from there. That creates room for real kitchens, storage, working from home and longer family stays rather than weekend-only use. The trade-off is equally real: a larger acquisition ticket and higher absolute ownership costs than in compact Bang Tao condominiums.
Waterfront orientation
The five buildings are stretched along the lagoon rather than stacked into a dense high-rise footprint. The water is therefore part of the daily setting, reinforced by the boardwalk and ferry dock. Unit selection still matters: building position, floor, landscaping and neighbouring structures will determine how open a particular view actually feels.
Established management
Banyan Group has spent decades developing and operating Laguna Phuket, and Bellaguna owners can use the group’s Banyan Living platform for optional rental and property management. For an overseas owner, that reduces operational friction. It should still be evaluated as a service contract rather than a promise of yield, because rental performance depends on price, seasonality, occupancy and operating costs.
Built for longer stays
Bellaguna is positioned as a year-round residential brand rather than a hotel-linked room product. The generous layouts, terraces and family-oriented outdoor areas support that proposition. It is particularly coherent as a second home or seasonal base; a buyer focused purely on the lowest entry price or the highest rent per square metre should compare it with smaller condominium formats in the same district.
About the project
Bellaguna Lake Residences is a new low-rise residential development by Banyan Group Residences inside Laguna Phuket, in the Bang Tao area. The format matters. This is not a hotel-room investment scheme and it is not a stand-alone tower on a main road. The masterplan places five residential buildings along a lagoon inside an established resort community. Banyan Group describes Bellaguna as a new residential brand designed for year-round private living outside hotel inventory, while still benefiting from the group’s management standards and the wider Laguna Phuket ecosystem.
The full master development is reported as five five-storey buildings with 320 residences. In the market, buyers will often see the name Bellaguna Lake Residences Lotus. CondoDee provides the clearest phase breakdown we found: Lotus comprises Buildings D and E with 122 homes, 61 in each building, while Iris covers Buildings A, B and C with the remaining 198 residences. Banyan Group’s May 2026 release of an additional block says the new release continues the same masterplan, amenities, design language and community. That supports treating Lotus as a phase within Bellaguna Lake Residences rather than an unrelated project.

The architecture is a meaningful part of the product rather than a cosmetic theme. The buildings are elongated and relatively low, with curved terraces and dark wave-like façades inspired by contemporary yachts. Their position along the water gives more homes direct frontage toward the lagoon. Banyan Group says the residences look across water and landscaped gardens, with higher floors and penthouses opening to longer views toward the Andaman Sea. Large terraces and floor-to-ceiling glazing are central to the layouts, which makes sense for buyers who want indoor-outdoor living rather than a compact holiday unit.
The unit mix runs from one- to three-bedroom condominiums, plus two- and three-bedroom penthouses with private rooftop pools. Independent sources show a broad size range, from smaller one-bedroom layouts around 58–75 sqm to the largest penthouses at about 412 sqm. Current inventory pages more commonly show 75 sqm one-bedrooms, roughly 122 sqm two-bedrooms and three-bedroom layouts starting around 161 sqm. These are generous sizes by current Phuket condominium standards. Bellaguna therefore reads more naturally as a long-stay or second-home product than as a micro-unit project built primarily around short holiday occupancy.
The on-site amenity list is not huge for the sake of being huge; the value comes from how the development connects to Laguna Phuket. Each building is planned with a rooftop infinity pool and private cabanas. At ground level, Banyan Group describes landscaped gardens, quiet relaxation areas, family play zones, a boardwalk and a dock connected to Laguna Phuket’s internal shuttle-ferry network. Beyond the project boundary, owners can use the broader resort environment for dining, spas, golf, beach-club access and everyday leisure. The exact owner privileges should still be checked in the purchase documents because memberships and promotional benefits can vary by unit and sales programme.
Owners are also marketed The Sanctuary Club and Laguna Advantage benefits. Public Bellaguna materials describe global Banyan Group discounts, complimentary first-year property management and insurance, selected golf privileges, access to the Prestige Zone at RAVA Beach Club and health-related benefits. Banyan Living is offered as an optional professional rental and property-management platform. That operating infrastructure is useful for an overseas owner, but it should not be confused with a guaranteed return. Any rental result will depend on acquisition price, seasonality, occupancy, operating charges, management terms and the specific residence.
Geographically, Bellaguna sits in Laguna Phuket in Choeng Thale, Thalang, on Phuket’s central west coast. The project fronts a lagoon within the resort, with Bang Tao Beach close by. FazWaz places the beach at roughly 0.4 km and Phuket International Airport at just over 20 km; Banyan Group describes the airport transfer as approximately 30 minutes by car. Boat Avenue and Porto de Phuket are also within the wider Bang Tao–Cherng Talay lifestyle zone. In practical terms, residents do not need to rely on Patong or Phuket Town for every meal, supermarket run or social activity because this part of the island has developed into a substantial year-round hub of its own.
Completion timing is one of the points that still needs contractual verification. FazWaz currently states January 2029, while several current agency pages state late or Q4 2029, and some older material still carries 2028 dates. We use January 2029 in the registry because FazWaz ranks above other marketplace sources under this dossier’s source hierarchy when the developer does not publish a completion date on its current public page. A buyer should nevertheless rely on the handover date and delay provisions in the sale and purchase agreement for the selected unit, not on a marketing page.
Pricing spans an unusually wide range because the project combines standard apartments, large family residences and rooftop-pool penthouses. FazWaz currently shows project inventory from about THB 15.15 million, while upper-end listings exceed THB 100 million. Lazudi has a 75 sqm one-bedroom listing at THB 15.82 million, and other current listings for the same nominal bedroom count are higher. The headline entry price is therefore only a market anchor. Proper comparison requires the building, floor, view, ownership form, terrace size, fit-out and payment schedule, not simply the bedroom count.

Ownership format
Foreign buyers may hold condominium freehold within the statutory 49% foreign ownership quota; some current project listings are offered on leasehold terms. The exact ownership form must be confirmed for the selected unit and contract.
Unit types & sizes
The smallest format is still large relative to many new Bang Tao condominiums. Current listings most often show the 75 sqm version with a substantial terrace. It suits a couple or single owner staying for longer periods; price comparisons should separate leasehold from foreign freehold stock because ownership form materially changes the offer.
This is the core family format, with two separate bedrooms, a generous living area and substantial outdoor space. Current inventory frequently centres around 122 sqm, although independent sources show a wider range. Two-bedroom penthouses and selected private-pool layouts also exist, so the bedroom count alone does not define the product.
These are large family residences for buyers treating Phuket as a second home rather than a short holiday base. The gap between roughly 161 and 345 sqm is substantial, so this category contains very different products. Buyers should compare terrace allocation, bedroom configuration, floor position and whether a unit is a standard residence or part of an upper-level layout.
The top tier of the project adds private rooftop pools and the most open lagoon-to-sea outlooks. The range spans very different scales, from a two-bedroom penthouse around 173 sqm to three-bedroom residences above 400 sqm. At the upper end, the buyer is comparing the product with villas on budget and lifestyle, while retaining condominium rather than land ownership.
Sizes and prices differ by phase, building and live inventory. The ranges above combine current project profiles and listings; a buyer should request the current unit schedule for the specific building before reservation.
