At THB 2.87M advertised from the developer’s current showcase, Sierra sits at the accessible end of new The Title stock in the Bang Tao area. The value proposition is not beachfront land. It is access to the Cherng Talay lifestyle district plus a large common-area programme at a lower initial ticket.

Useful layout ladder

The corporate schedule gives five main configurations from 28.38 to 62.89 sqm. That creates meaningful steps rather than a single small one-bedroom repeated across the project. Couples, remote workers and small families can move from a compact unit to a one-bedroom-plus or a proper two-bedroom without leaving the development.

Amenities have purpose

Multiple pools, work rooms, children’s areas, a cinema, games, fitness, steam and rooftop spaces can genuinely extend a small apartment. They are most valuable to residents who will use them regularly. The corresponding management cost and post-handover operating quality should be part of the buying decision, not an afterthought.

Designed for pets

A dedicated pet yard and pet-friendly residential positioning make Sierra more relevant to owner-occupiers with animals than a generic resort condo. The concept is clear, but the detailed rules are not. Unit-specific permission and the final building regulations should be confirmed before reservation.

Staged cash commitment

The published structure uses a THB 100,000 reservation followed by four 25% milestones, with the last payment at transfer. It spreads capital across the off-plan period. The practical benefit depends on the exact dates and reservation-credit mechanics in the contract, which public materials do not fully disclose.

About the project

The Title Sierra is a new Rhom Bho Property condominium in the Bang Tao–Cherng Talay corridor, but it should not be confused with a beachfront residence. It is an inland resort-style project designed around access to the wider Bang Tao lifestyle district. The scheme has 452 apartments across three eight-storey residential buildings, A, B and C; these are components of one development rather than separate phases. Rhom Bho’s Q2 2026 corporate filing lists Sierra as a condominium with 452 units and a project value of THB 2.018 billion. As of 30 June 2026, the company classified it as “during sales.” That distinction matters because a buyer is committing to a future-delivery product, not inspecting a completed building where views, traffic noise, common-area operations and management quality can already be judged in real life.

The clearest reason Sierra stands out in the current The Title pipeline is its entry price. The developer’s live project showcase was advertising a starting point of THB 2.87 million on 16 August 2026. The corporate unit schedule is more useful than the headline, however. It lists a 28.38 sqm one-bedroom, a 30.32–30.98 sqm larger one-bedroom, a 44.00–46.54 sqm one-bedroom-plus, a 55.65 sqm compact two-bedroom and a 58.07–62.89 sqm larger two-bedroom. Some sales pages simplify the overall range to 28–58 sqm, which can hide the largest layout. For an actual purchase, the relevant question is therefore not simply “one bed or two bed,” but which plan, floor, orientation, tenure and current price are attached to the specific unit number.

The project is mapped at 97 Moo 1, Choeng Thale, Thalang, Phuket 83110, with location profiles placing it on or by the Srisoonthorn Road corridor. A project sales page gives the distance to Bang Tao Beach as roughly 2.2 km. That is close enough for easy access, but it is not a step-out-of-the-lobby beach proposition. The trade-off is practical access to Cherng Talay’s everyday infrastructure: Boat Avenue, Villa Market, Porto de Phuket, the Laguna area, restaurants, gyms and services are all part of the same district. Buyers who already expect to use a scooter or car may find that more useful than paying for a beach frontage. Buyers whose non-negotiable requirement is a daily walk to the sand should inspect the actual route before relying on “five-minute” marketing language.

Sierra’s amenity programme is unusually broad for an entry-priced condominium. The first level is planned around lobby and laundry functions plus outdoor yards, including a pet-oriented area and a play space. The second level carries much of the active programme: a 25-metre lap pool, additional leisure and children’s pools, a cinema room, games, a children’s room, work and meeting spaces, a gym and a steam room. The rooftop adds another pool, shared lounge areas and a yoga lawn. This matters most in the smaller apartments. A 28–31 sqm home becomes easier to live in when work, exercise, socialising and some leisure can move into well-run common areas. The unanswered question is operational rather than architectural: how busy those spaces become and how well they are maintained will only be known after handover.

Pet-friendly positioning is another real point of difference, but the public descriptions are not perfectly uniform. Some material refers to pet-friendly floors, while FazWaz currently describes all kinds of pets as permitted and the facility plan includes a dedicated pet yard. A buyer with a dog or cat should treat that as an invitation to verify, not as a blanket rule for every unit. Before reserving, ask for the current juristic-person or developer policy that applies to the selected building and floor, including size or breed limits if any, lift rules, access through common areas and cleaning obligations. The underlying project concept is clearly pet-aware; the detailed house rules are not yet transparent enough in public sources to assume that every apartment is equivalent.

The public payment structure is easy to understand at headline level. Reservation is THB 100,000. Four subsequent milestones are shown at 25% each: contract signing, two interim instalments and the final 25% on transfer of ownership. What the public table does not spell out is just as important. It does not clearly state how the THB 100,000 reservation is credited against the purchase price, and it does not publish calendar dates or construction milestones for the two middle payments. Those points should be taken from the sale-and-purchase agreement for the chosen unit. A long off-plan period can make the capital schedule easier than paying for a completed condo, but only when the buyer understands exactly when the next call for funds can occur.

Foreign ownership follows Thailand’s condominium framework rather than a special Sierra structure. Government guidance states that foreigners may own condominium units in their own name within the statutory 49% foreign quota by aggregate condominium area. Project listings show both foreign-freehold and leasehold routes in the Sierra market. That simply means the tenure has to be matched to the specific unit and the quota available at the time of purchase. A brochure-level statement that freehold is possible is not proof that a particular apartment still has foreign-quota capacity. Before paying a non-refundable amount, a foreign buyer should have the unit number, the tenure written into the reservation paperwork and confirmation of the applicable quota position.

For ownership costs, FazWaz currently lists a common-area management charge of THB 80 per sqm per month and a one-off sinking-fund contribution of THB 800 per sqm. These are useful budgeting inputs, especially because Sierra is designed with several pools and a fairly large menu of shared spaces. They should still be checked against the developer’s contract pack before relying on them: off-plan service rates, advance-payment periods and the exact area basis can be clarified before handover. The financial question is not whether more facilities are automatically better. It is whether the household will use enough of the gym, pools, work rooms, children’s areas, steam room and rooftop spaces to justify the operating cost attached to them.

The largest diligence issue in August 2026 is construction status. Agency-facing material says construction was due to start in Q2 2026, and another sales site describes a June 2026 start. Rhom Bho’s newer filing, published on 5 August and reporting the position at 30 June, still labels Sierra “during sales,” while other projects in the same table are explicitly marked “during construction and sales.” For that reason, the registry does not force Sierra into an “under construction” status without stronger primary evidence. Q3 2028 is the most consistently stated completion target on the project-facing pages we reviewed, although other portals show May, July or August 2028. A buyer should therefore ask for the current construction programme and the latest permit/EIA documentation rather than treating any one web date as contractual.

Ownership format

Foreign buyers may hold condominium freehold within Thailand’s statutory 49% foreign-ownership quota by aggregate condominium area; individual units outside the available quota may be offered on leasehold terms. The remaining quota and tenure of the selected unit need confirmation before reservation.

The smallest corporate-listed plan. It can work for one person or a couple who expect to use the shared work and leisure spaces, but storage and long-stay flexibility will be tighter than in the larger one-bedroom types.

A modest size increase can matter a great deal in a compact apartment, particularly for storage, kitchen width or living-room usability. The actual benefit is plan-dependent, so the floor plan matters more than the label alone.

This is a substantial jump from the entry one-bedroom. It is more convincing for longer stays, work-from-home use or a couple wanting a genuinely separate secondary zone without moving straight to a full two-bedroom.

55.65 sqm

The smaller two-bedroom adds a genuinely separate room without a very large overall footprint. It is more practical for a small family, guests or a home office, though bedroom dimensions and furniture clearances should be checked on the exact plan.

58.07–62.89 sqm

The largest confirmed Sierra format and the strongest candidate for buyers considering the condo as a real home rather than only a holiday base. Some public sales pages omit the 62.89 sqm upper end, so current availability needs a unit-level stock check.

Unit types and sizes follow AssetWise’s 2025 annual report, where Sierra is listed as a distinct project. Commercial pages sometimes compress the overall range to 28–58 sqm, while the corporate source shows the larger two-bedroom up to 62.89 sqm.
