Why this project is worth a look
Central, already operating
The building is finished, occupied and actively traded. A buyer can compare real resale units, current asking prices and rental competition instead of underwriting construction delivery or future neighbourhood promises. That makes the project relevant to people who want central Bangkok access without requiring a brand-new launch.
More than one unit format
Live stock ranges from compact one-bedrooms around 35 sqm to two-bedroom units roughly between 46 and 72 sqm, while the rental market also shows much larger apartments around 114 sqm. The project therefore cannot be judged from one 'typical' floor plan. Buyers can choose a ticket size and amount of space without changing the building or location.
Rental evidence exists
Multiple units are marketed for rent at the same time, giving a buyer a visible competitive set. That does not guarantee occupancy or return, but it is more useful than a developer yield claim: the unit can be compared with real alternatives on furnishing, floor, layout and asking rent before a purchase model is built.
The unit drives the deal
In a mature condominium, the selected apartment matters more than the old brochure. Title status, foreign quota, seller authority, arrears, encumbrances, renovation quality and the condition of the building should all be checked at unit level. Two apartments in the same tower can have very different transaction quality even when their headline specifications look similar.
About the project
Chewathai Ratchaprarop is a mature resale condominium rather than a launch-stage project. That distinction matters. A buyer is not choosing from a developer brochure or relying on a future handover; the building is operating, units change hands on the secondary market and tenants are already comparing it with other central Bangkok options. Chewathai identifies the development as its first high-rise residential project. The company's own history records a 26-storey building with 325 units on Ratchaprarop Road, while Thailand's official EIA database confirms the project location in Makkasan, Ratchathewi, the project owner and its operating status. Market portals do not agree perfectly on the unit count — figures of 326 and 329 also appear — so we use the developer's 325 figure and keeps the discrepancy visible rather than averaging it away.
For a buyer, the strongest feature is not a single amenity but the depth of the resale market in a central location. On 2 October 2026, active listings showed a 35 sqm one-bedroom around THB 3.5M, two-bedroom units around 46 sqm at roughly THB 4.7M, around 60 sqm at THB 5.2M, and 72 sqm examples around THB 6.0–6.5M. Those are asking prices, not a project price list, and they should not be treated as interchangeable. Floor, exposure, renovation quality, furniture, seller urgency, title position and building charges can easily explain a large gap between two apartments with the same bedroom count. The useful point is that buyers have several real comparables inside the same building. That creates a better basis for negotiation and due diligence than a single headline price.

The location serves several day-to-day routes rather than one station-only story. The building sits on Ratchaprarop Road in Makkasan, within Ratchathewi district. Project sources place Airport Rail Link Ratchaprarop at roughly 700–730 metres and BTS Victory Monument at around 700–800 metres. These are walkable urban distances for many residents, but this should not be marketed as a station-door condominium; the final stretch is still through busy central-Bangkok streets. Santiphap Park is nearby, and the surrounding area has the mix expected around Ratchathewi and Victory Monument: hotels, medical services, retail, offices, local food and multiple road connections. Buyers who value access to several parts of central Bangkok may find that network more meaningful than the lifestyle branding of a newer suburban project.
The common facilities are conventional rather than resort-style. PropertyHub's current project profile lists a swimming pool, fitness room, lifts, parking, 24-hour security, keycard access, CCTV and a garden or barbecue area. The same profile shows a common fee of THB 35 per sqm. For an older operating condominium, that figure should be treated as a published reference until the juristic person confirms the current charge, any sinking-fund position and any special assessments attached to the unit. Building condition also matters more here than it would in a newly completed development. A sensible inspection should look beyond the apartment door to lifts, water systems, fire-safety equipment, parking operations, pool condition, common-area upkeep and evidence of major maintenance. Resale portals can show what sellers are asking; they cannot tell you how well the building's long-term capital needs have been funded.
The unit mix is best understood from live stock rather than from an old marketing grid. The project profile confirms a 34.11 sqm one-bedroom type, and current listings show comparable one-bedroom units around 34–35 sqm. Two-bedroom stock is much more varied, with active examples from roughly 46 sqm through 72 sqm. Current rental listings also show large three-bedroom apartments around 114 sqm. That spread is useful because it gives buyers several ways to enter the same location: a compact unit with a lower ticket, a mid-sized two-bedroom for personal use or rental flexibility, or a substantially larger family layout. It also means bedroom count alone is a poor comparison tool. The title deed area, actual room configuration, bathrooms, balcony, structural changes and any renovation approvals matter more than the label used by an agent.
There is observable rental activity rather than a developer forecast. In September 2026, PropertyHub carried one-bedroom asking rents around THB 13,500–14,000 for approximately 34–35 sqm, two-bedroom examples around THB 19,000–26,000 for roughly 46–60 sqm, and larger units around 114 sqm at about THB 42,000. These numbers should not be converted into an automatic yield assumption. Rental portals contain duplicates, stale stock and occasional obvious outliers, while achieved rent depends on furnishing, condition, lease length, tenant profile and negotiation. What the listings do demonstrate is a usable pool of same-building comparables. That makes it possible to test a prospective purchase against competing rent stock instead of relying on a generic 'central Bangkok' rental promise.
Foreign ownership is unit-specific. Thai law allows an eligible foreign buyer to register freehold title to a condominium unit only while foreign-owned floor area in the registered condominium remains within the statutory 49% quota, with the required funding evidence for transfer. Public sources do not provide the current remaining quota at Chewathai Ratchaprarop. Two otherwise similar resale units can therefore differ materially if one can be transferred into foreign freehold and the other cannot. Before paying a meaningful deposit, the buyer needs the unit title, seller identity, encumbrance position, juristic-person debt clearance and a current quota confirmation tied to the actual transfer. At this project, the building-level story is relatively clear; the decisive diligence moves to the individual apartment.
Ownership format
A qualifying foreign buyer can hold a condominium unit in freehold only while the registered building remains within Thailand's 49% foreign-ownership quota and the funding requirements are met. Public sources do not show the remaining foreign quota at Chewathai Ratchaprarop, so the ownership route must be confirmed for the selected resale unit before funds are committed.
Unit types & sizes
The compact entry format. The project profile records a 34.11 sqm one-bedroom, while active resale stock includes units around 35 sqm. The lower resale asking-price anchor on 2 October 2026 is about THB 3.5M; condition and title status remain unit-specific.
The broadest part of the current market, with examples around 46 sqm, the mid-50s to 60 sqm, and 72 sqm. That is a meaningful spread in usable space, so bedroom count and headline price are not enough; layout, bathrooms, floor and registered area can change the value proposition materially.
A large format that repeatedly appears in current high-floor rental listings. This is not presented as a complete original floor-plan schedule; it is evidence that substantially larger apartments exist in the building. The registered area and configuration should be verified from the selected unit's documents.
Public sources do not provide one consistent original unit schedule; older project profiles and current listings differ on some types and areas. The cards above use only confirmed project data and live resale evidence, and they do not replace the floor plan or title information for a specific unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.5M in active resale listings on PropertyHub and DDproperty checked on 2 October 2026. This is a lower asking-price anchor, not a developer price; the specific unit, condition, title, outstanding charges and transaction costs still need to be verified.
- Completed: 2010
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who want central Bangkok in an operating building rather than construction-stage exposure. Units can be inspected, multiple sellers can be compared and the building's real day-to-day condition is visible.; People who value usable space more than having the newest common areas. The resale market includes materially different two-bedroom sizes, including units around 60–72 sqm that can work better for full-time living.; Investors who prefer observable rental competition over a marketed yield. There is enough active stock to compare asking rents, furnishing and layouts, provided the model also uses verified expenses and realistic vacancy assumptions.; Foreign buyers prepared to confirm title and quota before committing. The asset type can qualify for foreign freehold under Thai condominium law, but remaining quota in this specific building is not published.; may not suit: Buyers who only want a new building with developer warranty, contemporary resort-style amenities and a standardised finish package. This is mature resale stock, so unit quality varies by owner.; Anyone relying on a developer instalment plan or uniform primary-market terms. The project is sold out; payment timing, furniture, renovation and handover terms depend on the individual resale contract.; Buyers unwilling to inspect the building and verify unit documents. In an established condominium, technical condition and title diligence matter more than an attractive listing headline..

- Chewathai records 325 units, while major property portals show 326–329. The main field uses the developer's 325 figure; the registered condominium schedule should resolve the discrepancy during unit-level legal diligence.
- Completion timing differs across sources: some give December 2009, while others use 2010. we use 2010 because it is the more consistent value in current market profiles.
- Public sources do not publish Chewathai Ratchaprarop's remaining foreign quota. Foreign-freehold eligibility for the selected unit must be confirmed with a current juristic-person certificate before transfer.
