Why this project is worth a look

A known building

The buyer can inspect a finished, occupied condominium rather than rely on renderings or a construction schedule. The uncertainty shifts from delivery risk to building maintenance, management quality and the condition of the individual unit.

Real resale choice

There is enough active stock to compare several units inside the same building. That is useful for price discovery, but portal inventory contains duplicates and different renovation standards, so headline asking prices need to be tied back to the actual apartment.

Layered amenities

Facilities are distributed between the podium and upper floors, including two pools and sky-level common areas. The concept is distinctive for an older completed tower, but a 2026 buyer should verify what is currently open, maintained and included in the common fees.

Road and rail balance

The address works well for major roads and central-city connections, while the nearest BTS station is roughly a kilometre away rather than directly outside the building. The location therefore suits different commuting habits very differently.

Unit-level due diligence

Resale units vary in size, configuration, furnishing and ownership status. The project name is only the starting point; the transaction should be checked against the exact title, foreign quota position, registered area, debt-free certificate and physical inspection.

About the project

The Capital Ratchaprarop-Vibha is an established high-rise condominium in Sam Sen Nai, Phaya Thai, on the Din Daeng corridor. It is no longer a story about construction milestones or developer promises. Buyers are looking at a functioning building, a live resale market and units with different renovation histories, views and ownership circumstances. That changes the due-diligence priorities. The key questions are the title and foreign quota status of the selected unit, its physical condition, the financial position of the condominium juristic person and whether the asking price reflects the actual apartment rather than the reputation of the building as a whole.

The project is associated with KPN Land, while several Thai databases identify KPN Group Corporation Co., Ltd. as the project owner. Bangkok Post also listed The Capital Ratchaprarop-Vibha among KPN's condominium developments. The core project facts are unusually consistent across Thai sources: a single tower, 537 residential units and a site of roughly 2 rai 346 square wah. Floor count is the main exception. PropertyHub, DDproperty, Homenayoo and other Thai references use 33 floors, while FazWaz and related international portals use 34. The registry therefore uses 33 and keeps the disagreement visible rather than inventing a reconciliation.

Completion timing has a similar split. Thai project databases commonly record 2014, and an older project review specifies mid-2014. FazWaz and several syndicated platforms show December 2013. For a resale buyer in 2026, the difference matters less than the unit's title history, debt-free certificate, renovation record and the condition of the building, but it still should not be silently normalized. The main record uses 2014 because that date has broader support across Thai sources; the alternative date remains in the unresolved notes so the public page does not imply documentary certainty that the research did not find.

The original unit mix was built around relatively compact central-Bangkok layouts: one-bedroom units of about 28–40 sqm, two-bedroom units of about 46–58 sqm and duplexes around 82 sqm. Today's resale market also contains larger advertisements, including 91 sqm duplex-style homes and 96 sqm two-bedroom units. Those listings may reflect larger original layouts, combinations, reconfiguration or simply different portal labeling. The safe approach is not to rewrite the project's historic unit matrix from current advertisements. A buyer should compare the title deed, registered area and floor plan of the exact unit rather than assuming that every portal category maps cleanly to the developer's original product types.

There is a deep secondary-market pool in 2026. PropertyHub showed dozens of sale listings at the beginning of October, while DDproperty carried a broad price range across smaller one-bedroom homes and much larger units. The lowest concrete asking price found in the research was THB 2.59 million for a roughly 32 sqm one-bedroom listing dated 10 September 2026. Other small one-bedroom offers cluster around the high-THB 2 million to low-THB 3 million range, while larger two-bedroom and duplex homes are priced much higher. These are asking prices, not achieved transactions, and duplicate agency listings can make apparent supply look larger than the number of unique units for sale.

The common facilities are spread across several levels rather than concentrated in one podium deck. Thai project references consistently list swimming pools, fitness, landscaped areas, a library or reading room, a children's area and 24-hour security. Homenayoo's detailed project sheet places parking on floors 1–6, one pool and key fitness functions on the 7th floor, and another pool plus sky-oriented social facilities on the upper floors around levels 32–33. For a decade-old condominium, the useful question is not whether those amenities appeared in the launch brochure but what is operating now, how well it is maintained and what residents pay for it through common-area charges and special assessments.

The address is generally reported as 99 Din Daeng Road, Sam Sen Nai, Phaya Thai, Bangkok 10400. Some portals identify the same building from Soi Annop Naruemit instead, which is a local access description rather than evidence of a separate project. Public coordinates vary slightly as well, so the map point in this dossier is deliberately given a wider radius. The location sits between the Ratchaprarop/Din Daeng corridor and the Victory Monument transport hub. Sources commonly place Victory Monument BTS at roughly one kilometre rather than at the doorstep, which is an important distinction for people who expect rail access to be the main reason for buying.

For drivers, the Din Daeng and expressway connections are a meaningful part of the location story. For pedestrians, the experience is more conditional: distance, heat, crossings and the quality of the walking route matter. That makes the project a different proposition from a condominium directly connected to a station. A buyer who works in central Bangkok but moves mostly by car or motorcycle may read the location very differently from someone who plans to commute by BTS twice a day. The building's address is central enough to offer several transport choices, but the last kilometre should be tested in the way the buyer actually expects to travel.

Foreign ownership follows Thailand's condominium rules. A foreign individual can hold registered freehold title to a unit when the building remains within the statutory 49% foreign quota. The Department of Lands requires evidence from the condominium juristic person confirming that the foreign ownership proportion is still within the permitted limit at transfer. Some current resale advertisements for The Capital Ratchaprarop-Vibha are marked as foreign-quota or freehold units, but that label cannot be generalized across the building. Quota availability has to be checked for the exact unit at the time of transfer, alongside the seller's title and the debt-free certificate.

For an owner-occupier, the project can make sense when the goal is a mature central-city building with established facilities and a wide choice of resale stock rather than a new-build handover. For an investor, the same maturity has a different benefit: current sale and rental advertisements provide real market evidence instead of projected rents. They also reveal the main risk. Asking prices for similar-sized units can vary considerably, and marketing portals do not show the net result after vacancy, furnishing, maintenance and taxes. The project should therefore be underwritten unit by unit. A low entry price is useful only when the ownership structure, physical condition and achievable rent all hold up under verification.

Operating costs deserve a separate check. PropertyHub lists a common-area fee of about THB 40 per sqm per month, but a resale buyer should not treat a portal figure as the final 2026 invoice. Regular fees, special assessments and major maintenance budgets can change through condominium decisions. A current statement from the juristic person is therefore more useful than an old brochure: it can confirm the seller has no outstanding common charges, show the present recurring fee and reveal whether large works are expected that could change the owner's budget after transfer.

Ownership format

A foreign buyer may register freehold ownership of a condominium unit within the building's 49% foreign quota. The condominium juristic person must confirm quota availability for the selected unit before transfer; if the quota is unavailable, any leasehold alternative depends on the seller and the contract.

Unit types & sizes

1 bedroom
28–40 sqm

The project's core compact format. Current 2026 resale stock includes many units around 30–39 sqm, with asking prices varying materially by floor, renovation, tenancy and seller circumstances.

From THB 2.59M in a listing dated 10 Sep 2026
2 bedrooms
46–58 sqm in the original project matrix

A more family-oriented layout. Current listings also show units larger than the original range, so the registered area and plan of the selected home should be checked against its documents rather than the portal category alone.

Duplex
About 82 sqm in the original project matrix

A less common format in the original mix. The 2026 resale market includes duplex-style listings around 91 sqm, making title area and actual configuration particularly important for larger homes.

The original 28–40 sqm, 46–58 sqm and approximately 82 sqm ranges are supported by multiple project references. Larger areas seen in current resale listings were not folded into the historic unit matrix without unit-specific documentary confirmation. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • Din Daeng Road, Sam Sen Nai, Phaya Thai, Bangkok; major property databases commonly use the address 99 Din Daeng Road.
  • Victory Monument BTS is generally reported at roughly 1 km, so this is not a station-doorstep condominium.
  • The location connects into the Ratchaprarop, Ratchawithi and expressway network, which is particularly relevant for car-based commuting.
  • Sources repeatedly reference King Power Rangnam, Santiphap Park and central shopping districts nearby; the practical route should still be tested from the selected unit and against the buyer's actual transport habits.

Price & purchase terms

  • Current price: From THB 2.59M in an active PropertyHub resale listing dated 10 September 2026. This is a lower secondary-market anchor, not a developer price; the selected unit, availability, condition, ownership form and deal terms need to be confirmed separately.
  • Completed: 2014

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Owner-occupiers who prefer an established central Bangkok building that can be inspected in its current condition rather than bought from a future-delivery promise.; Buyers who value choice inside one completed project, with multiple resale units across different sizes, floors and budgets.; Residents whose commuting pattern values major-road and expressway access alongside, rather than exclusively, rail transit.; Foreign buyers prepared to verify foreign-quota availability and transfer documents for the exact unit instead of assuming the whole building has one ownership status.; Investors willing to model net rent on the selected apartment using current asking rents, actual costs and realistic vacancy rather than a marketed yield figure.; may not suit: Buyers who specifically want a new building with minimal age-related maintenance or common-area refurbishment exposure.; Anyone who needs a condominium directly beside a BTS entrance and does not want roughly a one-kilometre connection to Victory Monument.; Buyers expecting a single developer price list and standardized handover package; this is a resale market where condition and deal terms vary by unit..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Floor count conflicts: most Thai sources report 33 floors, while FazWaz and related international portals report 34. The main record uses 33.
  • Completion timing conflicts: Thai databases mostly report 2014, including a mid-2014 legacy review, while FazWaz reports December 2013.
  • Parking count conflicts: legacy project references report 212 spaces, while BKK CitiSmart reports 225. The exact count is therefore not promoted into the main record without a primary document.
