Track record
The corporate record is traceable through both exchange disclosures and Chewathai's investor materials. The business converted into a public limited company in 2015, completed an IPO at THB 1.60 per share in March 2016 and began trading on mai the following month. In June 2016 it acquired AQ Aria Asoke and renamed the 315-unit, 29-storey development Chewathai Residence Asoke; later that year it launched the 638-unit Chewathai Phetkasem 27. The current official catalogue also identifies completed developments including Chewathai Residence Asoke, The Surawong and Chewathai Hallmark Ladprao–Chokchai 4.
Segments and prices
Chewathai operates across several price bands rather than fitting neatly into a single market segment. On the developer's website at the date checked, Chewathai Hallmark Ekkamai–Raminthra was advertised from about THB 2 million, Chewathai Pinklao from THB 2.69 million and Chewathai Residence Thonglor from THB 7.99 million. Its low-rise housing reaches substantially higher price points: Chewarom New Ratchaphruek was shown at roughly THB 6.89–15 million, while Chewawan Pinklao–Sathorn was marketed at THB 25.9–40 million. These are developer-advertised starting prices, not evidence that a particular unit remains available at that figure.
Geography
Chewathai is primarily a Bangkok and Greater Bangkok developer. Its current catalogue includes projects around Asoke, Thonglor, Surawong, Pinklao, Ladprao–Chokchai 4, Kaset–Nawamin and Sukhumvit, while several low-rise communities extend toward areas such as Pathum Thani and Rangsit. For a buyer, those locations represent very different demand profiles: a central condominium aimed at urban residents should not be assessed using the same rental and resale assumptions as a suburban family house or townhome.
Reliability and public record
Public-company disclosure is useful because buyers can examine Chewathai's finances independently of the sales presentation. Listing status, however, should not be read as a guarantee of low execution risk. The group reported 2025 revenue of THB 879.60 million and a net loss of THB 410.81 million; for Q1 2026 it reported THB 205.82 million of revenue and a THB 40.35 million net loss. Its debt-to-equity ratio at the end of that quarter was 3.04. Those figures do not demonstrate a problem with any particular residential project, but they make the latest CHEWA filings, specific to the project progress and contractual payment protections relevant checks before a substantial advance payment.
What to verify
With Chewathai, buyers can make practical use of public-company disclosure rather than relying solely on sales materials. For an unfinished development, confirm the exact project company that owns the land and signs the sale agreement, the entity receiving payments, and the permits applicable to that particular phase. Compare advertised construction progress with the physical site and the contractual handover date. For an early-stage purchase, review the latest CHEWA financial filing alongside the payment schedule, especially if a large proportion of the price is due well before completion. For a completed condominium, the priorities change to building registration, actual common-area charges, condition of shared facilities, the foreign-ownership quota for that condominium and whether the chosen unit can be registered in the ownership form the buyer expects.
