THE EXTRO Phayathai–Rangnam is a completed Singha Estate condominium on Rang Nam Road in central Bangkok. It is a single 33-storey tower with 411 residences on a 2-0-71 rai plot. The useful distinction today is that buyers are no longer assessing a construction promise. Singha Estate records the start of ownership transfers in March 2024, while its later project progress page shows the main construction categories at 100%. A buyer can therefore inspect the actual building, common areas, unit orientation and finished condition, then compare remaining developer stock with resale apartments in the same tower.
The administrative location is unusually well documented. Thailand’s Smart EIA register identifies the site as Rang Nam Road, Thanon Phaya Thai subdistrict, Ratchathewi district, Bangkok 10400. That matters because listing portals sometimes label the project simply as Phaya Thai or even place it under a neighbouring district. On the ground, this is Ratchathewi: a compact central area anchored by Victory Monument, Rang Nam Road and the Phaya Thai transport corridor. The combination is less about a conventional CBD address and more about fast access to several central Bangkok districts from a residential street that also has a sizeable public park beside it.

Singha Estate states that Victory Monument BTS is about 400 metres away. Phaya Thai, in the other direction, adds an interchange with the Airport Rail Link, giving residents more than one practical transit pattern. That can work well for someone whose week includes Siam, Pratunam, Ari, Chatuchak or regular airport trips. It is also a different urban proposition from living along lower Sukhumvit. Victory Monument is a major bus and hospital hub, Rang Nam has its own restaurant and retail scene, and the neighbourhood tends to feel more locally mixed than the international residential strips farther east.
Santiphap Park is the location feature that changes the experience most. The project sits directly beside the park, which Singha Estate describes as more than 20 rai, while King Power Rangnam is opposite. Having a public green space next door is useful even if a resident rarely uses the condominium’s own gardens: it gives an immediate outdoor route for walking, running or simply getting away from the tower environment. Buyers should separate that neighbourhood advantage from the view premium, though. Not every unit faces the park, and the quality of the outlook depends on stack, height and obstructions. If the green view is central to the purchase, the exact apartment should be inspected rather than inferred from the project address.
The unit range is broad enough to serve very different households. The smallest format is a 31.25 sqm one-bedroom flex layout, followed by standard one-bedroom homes at 34.5–35 sqm. Two-bedroom apartments run from 48.25 to 64 sqm, larger two-bedroom-plus layouts are 70.75–71 sqm, and duplex units span 82.5–111.75 sqm. This is more varied than a tower dominated by compact investor units. A single professional may be comfortable near the bottom of the range; a couple living here full time can step into the larger two-bedroom formats; the duplexes are a separate proposition for buyers who want volume and separation of living zones rather than simply another bedroom.
The common facilities are spread across several functions rather than being one pool-and-gym package. The building includes a double-height lobby, semi-outdoor lounge, co-working area, meeting room, swimming pool, fitness facilities, steam room, amphitheatre, sky lounge and several planted spaces. Some of the key amenity areas sit high in the tower and double as city-view spaces. Since the project is operational, this is one of the areas where an in-person visit is much more informative than a specification sheet. It is possible to see whether the spaces feel busy, how they have aged and whether the management standard matches the service charges owners are actually paying.
There is also a relatively heavy technology layer: automated parking, access control, smart mail and lockers, EV charging, smart-home functions and the resident application are all part of the published project specification. These features can make daily use smoother, particularly in a high-rise where parking and parcel handling affect hundreds of households. They also create maintenance obligations. A ready-building buyer should therefore ask how the automated parking operates today, what happens during maintenance, whether EV charging has separate rules and how replacement or service costs are treated by the condominium juristic person.
The project is not commercially dormant. For 1H2026, THE EXTRO is recorded at a project value of THB 3.977 billion and 42% sold. There is simultaneously an active resale and rental market. That creates a useful negotiating environment because a buyer can compare two kinds of stock inside one completed building: units still controlled by the developer and units offered by existing owners. Listing volumes should not be read literally, since the same apartment can appear through multiple agents, but the depth of advertising confirms that there is enough secondary-market activity to make unit-by-unit comparison worthwhile.
Singha Estate’s current project catalogue shows a starting figure of THB 6.55 million. Treat that as a public floor for enquiry, not as a guaranteed transaction price. A separate 2026 campaign advertised selected participating units at THB 6.99 million, illustrating how price, unit selection and promotion can move independently. Before relying on any headline number, the buyer should obtain the exact unit number, internal area, floor, orientation, included fit-out, ownership form and full payment statement. Resale units add another variable: furniture and renovation can materially change the asking price even when two apartments have a similar area.
Foreign ownership needs the same unit-specific approach. Thailand allows qualifying foreign buyers to own condominium units in freehold, but foreign ownership in the registered condominium cannot exceed 49% of the total unit area. The condominium juristic person issues the foreign-quota confirmation used for the transfer process. A listing that says “freehold” is therefore not enough on its own. The question is whether foreign quota is available for the selected unit at the time of transfer and whether the money-transfer documentation required for registration is in order. If quota is unavailable, the buyer needs to consider the alternative legal structure rather than assuming the title can simply be registered in foreign freehold.
Completion dates are the messiest part of the public record: 2022, 2024 and 2025 all appear in project databases. The harder milestones are more useful. Ownership transfers began in March 2024, construction progress later reached 100%, and the official environmental register now records the condominium as approved and operating. For a practical purchase decision, the correct status is completed and operational. If a precise completion or registration date matters for financing, tax, accounting or a contract representation, it should be taken from the condominium and title documentation rather than copied from a portal’s “year built” field.
The project makes the most sense for a buyer who values central mobility and a real park more than a fashionable Sukhumvit postcode. Rang Nam offers direct access to Victory Monument, the Phaya Thai interchange, hospitals, retail and a dense everyday neighbourhood. The trade-offs are equally clear. This is a 411-unit high-rise, not a boutique residence; park views are stack-specific; operating costs and juristic-person rules need a current document check; and the large difference between unit sizes means that “THE EXTRO price” is not one meaningful number. The advantage of buying now is transparency: the building, management, views, noise levels and competing listings can all be tested before a buyer commits.

Ownership format
A foreign buyer can hold a condominium unit in freehold only within the building’s 49% foreign-ownership quota; when foreign quota is unavailable, a leasehold structure is commonly considered instead. The selected unit’s quota status and the juristic-person confirmation should be checked before transfer.

The duplexes are a distinct product inside the tower rather than merely the largest floor plan. They add vertical separation and volume, but buyers should inspect the actual stair layout, ceiling conditions, outlook and running costs of the specific unit.
