Road access via Ratchaprarop toward Phaya Thai, Ratchawithi and Sri Ayutthaya also matters for taxis and drivers. Project profiles consistently connect it with Airport Rail Link Ratchaprarop and BTS Victory Monument, although they do not agree perfectly on walking distance. Roughly 0.6 km is commonly reported for the Airport Rail Link, while BTS Victory Monument is described at about 0.7 to 0.95 km depending on the source and walking route. In other words, this is not a true station-door condominium, but it is a central address with walkable access to two different rail systems. A 35.8 sqm one-bedroom and a 186 sqm three-bedroom may share the same lobby and address, but they compete for different buyers, carry different renovation budgets and should not be evaluated with the same price-per-square-metre shortcut.

At the lower end of the market, the freshest identified asking price was THB 3.3M for a 35.78 sqm one-bedroom in Tower B, with the listing refreshed on 21 September 2026. Nearby asking points included about THB 3.45M for 36 sqm, roughly THB 4.65M to 5.1M for larger one-bedroom units, about THB 5.8M to 6.5M for two-bedroom units around 55 sqm, and close to THB 20M for a three-bedroom home around 186 sqm. These figures should be read as a live snapshot, not a price list. In an older completed building, renovation quality, view, floor, internal systems, tenancy status and seller motivation can create a wider spread than the unit label suggests. At building level, the condominium juristic person's accounts, sinking fund, planned capital works, insurance and meeting minutes can be more informative than polished marketing photographs.

For an overseas buyer, the fact that this is a registered condominium is important because Thai law can allow foreign freehold ownership within the statutory quota. Foreign ownership cannot exceed 49% of the aggregate condominium unit area in the building. A listing that says 'freehold', however, does not by itself prove that a new foreign buyer can register the unit in his or her name. The available foreign quota should be confirmed shortly before transfer through the condominium juristic person, together with the seller's title and the required remittance documentation. A good unit in a known building can be easier to underwrite than a promise on paper. A cheap unit in a tired building can be the opposite.
