About the project

Cassia Phuket sits in a category that is easy to misunderstand if it is reduced to either “condo” or “hotel.” It was developed inside Laguna Phuket as a condominium-based property product under Banyan Group’s Cassia hospitality brand, with resort operations forming a substantial part of the owner and guest experience. The original project brochure names Phuket Grande Resort Limited as the project developer. Today, Banyan Group Residences presents the real-estate side of Cassia Phuket, while major portals often attribute it to Laguna Property. Those labels represent different layers of the same broader Laguna/Banyan structure rather than three unrelated projects. For a buyer, however, the legal counterparty on a particular resale, the title and any surviving management or rental agreement still need to be checked at unit level.

The development was delivered in phases rather than as one building completed on a single date. Laguna Resorts & Hotels reporting lists Cassia Phuket Phase 1 as completed in November 2015 and Phase 2 in May 2018. Banyan Tree’s fourth-quarter 2019 results then record the completion of Cassia Phuket Phase 3 condominiums and the progressive handover of sold units. That makes 2019 a reasonable shorthand for the completion of the final major phase, but it should not be read as the age of every apartment in the complex. On a resale, the relevant phase can affect the building’s operating history, fit-out age and potentially the contractual framework that was used when the unit was first sold.

The public data becomes much less tidy when it comes to floor and unit counts. DDproperty currently describes a Cassia Phuket profile with 104 units and six floors. FazWaz and related portals maintain a separate Cassia Residence Phuket profile with 193 units and seven floors. Corporate Banyan/Laguna disclosures, meanwhile, account for Cassia Phuket by phase, and a 2022 equity research report based on Banyan Tree data grouped Phases 1–3 into 527 property units. These figures clearly use different scopes: a particular building, a residential component, or the full multi-phase development. Because the current official residential page does not publish a single reconciled building schedule, it would be misleading to elevate one portal figure into a definitive project-wide total. The dossier therefore leaves total units and floors out of the core record.

The apartment mix is better documented. Banyan Group Residences currently states that Cassia Phuket offers one- and two-bedroom residences from 40 to 86 sqm. The original brochure provides the underlying layouts: one-bedroom examples at 40, 42, 50 and 52 sqm, and two-bedroom layouts at 62, 64, 77 and 86 sqm. It also shows mezzanine versions where the base floor and mezzanine are stated separately. The design intent is clear even without relying on promotional language: these were apartment-style units with kitchens, living areas and layouts suited to stays longer than a conventional hotel room. Larger three-bedroom resales can be found today, but they should be treated as unit-specific configurations unless the title and original plan confirm that they were part of the standard product range.

Location is one of the least ambiguous parts of the project. Cassia Phuket’s current official address is 64–64/1 Moo 4, Srisoonthorn Road, Choeng Thale, Thalang, Phuket 83110, inside Laguna Phuket near Bang Tao. The hotel’s location page places Bang Tao Beach about 200 metres away within the resort network and around five minutes by shuttle boat. Boat Avenue and Porto de Phuket are both roughly 1.5 km away, while Phuket International Airport is listed at 17 km. This gives the property a very specific daily-life pattern: beach, resort facilities, restaurants, supermarkets and lifestyle retail are concentrated around Laguna and Cherngtalay, whereas Phuket Town and Patong are destination trips rather than immediate neighbourhood amenities.

The operational layer is a meaningful part of ownership here. Cassia’s current facilities include pools, a fitness centre, children’s facilities, a co-working space, restaurant and convenience retail, parking and security, along with jetty access toward the beach. Laguna’s internal shuttle connects the wider resort, and Cassia operates additional transport services to nearby commercial areas and selected parts of the island. For an owner who wants a lock-up-and-leave second home, this can make the property much easier to use than a standalone condominium. The important caveat is contractual: a hotel guest’s access, an owner’s rights and chargeable services are not automatically identical. A resale buyer should confirm which facilities and transport services attach to the unit and under what terms.

Cassia was historically sold with a sale-and-leaseback or operator-managed investment concept. The original brochure refers to leaseback and owner privileges, and an academic paper from Chulalongkorn University later examined Cassia Phuket as a case study of resort condominiums developed through sale and long-leaseback structures. This history helps explain why the resale market is not uniform. One apartment may be marketed primarily as a personal-use condo, another may carry a lease or management arrangement, and a third may have moved out of an earlier rental programme. Any historic return figure belongs to the contract that created it; it should not be treated as a current project-wide promise or a forecast for a new buyer.

Tenure needs the same unit-by-unit approach. Current resale evidence includes units offered as foreign-quota freehold and others offered on leasehold terms. Thailand’s standard condominium framework allows foreign buyers to hold registered freehold within the 49% foreign ownership quota of the saleable area of a condominium building. A listing marked “freehold” is therefore only the start of the check: the buyer still needs to confirm the title, the quota position in the relevant building and the source of funds requirements for transfer. Where a unit is leasehold, the remaining term, renewal wording and relationship with any operating agreement matter more than the marketing label attached to the project.

There is an active resale market in September 2026. The lowest current DDproperty offer found during this review is THB 5.0 million for a 42 sqm one-bedroom unit, while two-bedroom listings in the same project are materially higher. That figure is useful as a market floor, not as a project price list. Asking prices can move sharply with view, floor, renovation, furniture, tenure, rental status and seller urgency. Cassia adds another variable: two units of similar size can carry different contractual histories. A meaningful comparison should therefore match phase or building, tenure and operator obligations before comparing price per square metre or headline purchase price.

For buyers evaluating completed resort property in Bang Tao, Cassia Phuket offers something off-plan projects cannot: the ability to inspect the actual apartment, walk the operating resort and see how the wider Laguna environment works before committing. The trade-off is complexity rather than construction risk. The phases were completed at different times, public databases do not agree on the physical unit count, and current resales can use different tenure structures. This is why Cassia is best assessed as a specific-unit purchase rather than as a generic project proposition. The central due-diligence questions are practical: which phase and building is the unit in, what does the title say, what management or lease obligations survive the transfer, what recurring charges apply, and exactly which owner benefits pass to the new buyer.

Ownership format

Current resales show both foreign-quota freehold and leasehold units. For a specific apartment, the title, current foreign quota position and any continuing operator or rental agreements should be checked before purchase.
