Why this project is worth a look

A real seafront site

Nakalay Palm's strongest asset is difficult to replicate: it occupies a coastal cove with direct access to the shoreline. That is a physical location advantage rather than a future marketing promise. The compromise is that the address is quieter and more car-dependent than central Kamala or Patong.

Only 31 homes

A four-storey, 31-unit building is unusually small compared with many recent Phuket condominiums. Buyers who prefer a lower-density environment may see that as a major positive. The other side of the equation is that a small ownership base has less scale, so common-area budgets and long-term maintenance deserve close review.

No construction bet

The building has been operating since 2009, so the buyer is not taking completion or handover risk. The due-diligence focus moves to the physical asset: façades, waterproofing, lifts, mechanical systems, common-area reserves and the renovation history of the selected apartment.

Resales vary widely

Studios, one- and two-bedroom apartments and penthouses sit within the same project, and individual owners have renovated units to different standards. A project-wide average can therefore be misleading. Comparable value should be judged against genuinely similar units rather than the cheapest and most expensive listings in the building.

Foreign freehold exists

Several active listings are marketed within the foreign freehold quota, which matters for international buyers. The quota is not a permanent feature of every apartment, however. The selected unit must still be checked against the condominium's live foreign-ownership position before transfer.

About the project

Nakalay Palm is a mature beachfront condominium rather than a new launch. It opened in 2009 on Phuket's west coast at Nakalay Bay, between Kamala and Patong. That changes the way the property should be assessed. A buyer is not underwriting a developer's promise of future views, facilities or finishing standards; the actual building, common areas and individual apartments can be inspected now. The basic project configuration is one four-storey building with 31 residential units on roughly 3,200 square metres of project land.

The location is genuinely coastal. Nakalay Palm sits in a small cove on the road linking Kamala and Patong, with direct shoreline access. It is therefore a very different proposition from a condo that merely uses a beach name in its marketing. The trade-off is convenience on foot. This is not central Kamala and it is not a walk-out-of-the-lobby Patong address. Most owners should expect to use a car, taxi or scooter for groceries, restaurants and routine trips. That can work very well for someone who values a quieter base between two major resort areas, but it is less suitable for a buyer who wants a dense, fully walkable neighbourhood.

With only 31 units and four floors, Nakalay Palm is small by current Phuket standards. The appeal is not a huge lifestyle programme with coworking rooms, children's clubs and multiple rooftop zones. Instead, the amenity set is straightforward: a communal pool with sun deck, a gym, covered parking, security and CCTV, plus reception, hospitality functions, laundry services and direct beach access. Private terraces are part of the original concept, while penthouse units add rooftop space and private pools. In practical terms, the building feels closer to an older boutique resort residence than to a modern mass-market condominium.

The internal stock is much less uniform than the headline project statistics suggest. The building includes studios, one- and two-bedroom apartments and penthouses. A representative project layout shows a 47-square-metre studio and a 128-square-metre two-bedroom apartment, while live resale stock spans several studio sizes, a compact one-bedroom apartment and much larger homes. A 280-square-metre three-bedroom penthouse is also on the market. Some units have been renovated independently over the years. For a resale buyer, that makes the condition and specification of the exact apartment more important than the 2009 completion date alone.

As of 15 September 2026, active resale inventory shows an entry point around THB 5.0 million. Studios are being marketed across roughly the THB 5-6.5 million band, with one-bedroom stock around the next step up and larger two-bedroom or penthouse homes priced on a completely different scale. Those numbers should not be treated as a neat project price ladder. View, floor, renovation quality, usable space, furnishing package and title status vary substantially. A useful comparison set should therefore be built from units that are genuinely similar, rather than from every listing carrying the Nakalay Palm name.

There is also a hospitality layer to the project. Apartments at the same address continue to appear in short- and long-stay channels, so the building clearly supports more than owner occupation alone. That does not establish a single current rental programme for every owner, and it certainly does not create a guaranteed return. The relevant questions are unit-specific: who is allowed to manage the apartment, whether short stays comply with the building's current rules and applicable licensing, what owner costs are payable, and whether the proposed manager has a contract that can actually be transferred with the unit.

Foreign ownership is possible in principle and is visible in current resale stock, where several units are advertised as foreign-quota freehold. The important limitation is building-wide rather than marketing-wide: Thai condominium law caps foreign freehold ownership at 49% of the aggregate unit area. A neighbouring foreign-owned apartment does not prove that another unit can be transferred into the same quota today. Before paying a material deposit, a foreign buyer should confirm the selected unit's title, obtain current quota confirmation from the condominium juristic person and make sure the funds and transfer documentation are structured for registration.

Ownership format

Current resale stock includes units advertised as foreign-quota freehold, while other listings use different ownership structures. A foreign buyer can register condominium freehold only within the statutory 49% foreign-ownership quota by unit area. The selected unit's quota status should be confirmed with the condominium juristic person before transfer.

Penthouse

Penthouses differ from the standard apartments through private rooftop terraces and, on some upper-level homes, private pools. Current resale inventory includes a large three-bedroom penthouse on the fourth floor. It is a specialist unit type that should not be valued against ordinary apartments in the building.
