Why this project is worth a look
Inspect what exists
This is a functioning condominium, not a promise of future delivery. Buyers can assess the real corridors, shared areas and apartment condition before deciding what the resale price is worth.
Two distinct tower settings
Building A faces the road more directly; Building B lies deeper within the site. The position of the flat, its exposure and its view may matter as much as the quoted size.
Everyday northern Bangkok
Shops, local food and the Ngamwongwan retail area support daily routines. The setting is best appreciated as a working residential neighbourhood rather than a tourism-led location.
Smaller homes, wider price choice
Compact one-bedroom flats dominate the original mix, with some combined two-bedroom plans. Entry prices can be comparatively modest, but ownership eligibility, maintenance and interior condition still determine the real proposition.
About the project
A buyer looking at Lumpini Ville Prachachuen-Phongphet 2 is entering an established resale market, not a new launch. The development sits on Prachachuen Road in northern Bangkok, with two residential towers of 32 storeys and 1,395 homes in the developer's completed-project register. That distinction matters. You can inspect the real lobby, lifts, security arrangements and shared facilities, as well as the apartment itself. With a development of this size, the condition of the building and the quality of day-to-day management deserve as much attention as an attractive asking price.
The project name is easy to confuse with its predecessor. Lumpini Ville Prachachuen-Phongphet without the number 2 is another LPN development nearby, with a different building profile and unit count. The second project has its own pair of towers, its own common areas and a distinct resale pool. Listings sometimes use 'Pongpetch', 'Phongphet', 'LPN Ville' or a shortened Thai name. Before comparing offers, match the project number, tower letter and address. Otherwise a seemingly cheap reference property may belong to an entirely different condominium.

This is a local residential address rather than a destination built around visitors. Prachachuen Road runs through a busy, practical stretch of Bangkok where daily shopping, food outlets and ordinary services matter more than resort facilities. The Mall Ngamwongwan, Lotus's and HomePro are part of the wider local retail landscape. For someone working in the Ngamwongwan, Prachachuen or Vibhavadi area, that may be exactly the appeal. A person whose routine centres on Sukhumvit or Silom will experience the location through their commute, so the same price can represent a very different compromise.
There is no rail platform outside the gate. Although both urban MRT and suburban rail routes serve surrounding districts, the last leg requires a separate journey. Historic site visits noted bus access and motorcycle taxis on Prachachuen Road, but they do not establish the service frequency today. Car users can connect towards Ngamwongwan Road, Vibhavadi Rangsit Road and the Si Rat Expressway. None of that makes the rush-hour journey predictable. For a home you intend to occupy, a trial trip at the actual time you travel is more revealing than a route that looks short on a map.
The site layout gives the two towers different relationships with the street. Building A sits closer to the Prachachuen frontage, while Building B is further inside a long, deep parcel. Shared recreation areas and a separate parking structure occupy other parts of the grounds. Street exposure, neighbouring windows, internal circulation and the view across shared spaces can therefore vary considerably. A high-floor flat in one building should not be treated as a direct substitute for an apartment on the same numbered floor in the other, even if both advertisements show the same floor area.
LPN built the scheme during a period that the company's annual report records as 2012–2014. The property is unquestionably complete and occupied, but third-party databases disagree on the precise completion year, reporting 2012, 2013 or 2014. That disagreement does not change the decision to buy an existing apartment, though it makes an assumption about its exact age unreliable. For a particular purchase, the condominium registration documents and building records are more useful than a portal's auto-filled 'year built' field, especially where recent refurbishment is a selling point.
Most original floor plans were compact one-bedroom homes measuring approximately 22.5–30.5 square metres. At the smaller end, a sliding screen may define the sleeping space, with the kitchen and bathroom arranged to preserve as much living area as possible. This is an efficient format for one resident, but not every version offers a genuinely separate bedroom or a comfortable work-from-home setup. A resale listing calling the same arrangement a studio is not necessarily wrong in everyday language; it simply tells you less than an actual floor plan would.
The difference between 23 and 30 square metres goes beyond the figure in the advertisement. A wider living zone might allow proper dining, more usable storage or a desk that does not block a balcony door. Conversely, a cramped layout can waste the apparent benefit of a few additional metres. Walk through the daily sequence: arriving with shopping, cooking, storing laundry and moving between bed and bathroom. The original handover specification is a poor proxy for the interior today. Owners have had years to change fittings, replace flooring, add cabinets or leave an apartment largely untouched.
Two-bedroom homes in the 45–52-square-metre range form another part of the project mix. Contemporary descriptions of the original development noted combined-unit designs, which helps explain why some larger apartments have layouts that do not resemble a conventional purpose-built family flat. For a couple who both work remotely, or a small household wanting a second sleeping room, the distinction could be useful. It could also leave awkward transitions or uneven room sizes. A seller should be able to show the registered unit details and explain any alteration to the original arrangement.
Residents have access, according to established project descriptions, to a communal swimming pool with a children's section, fitness facilities, garden space, a playground and shared rooms used for reading or meetings. The original development also included an outdoor sports area. These amenities give the building a broader residential feel than a tower with only a lobby, but age and actual maintenance make the difference between an attractive facility list and a place you will enjoy using. Do not assume that equipment, opening hours or access rules remain exactly as photographed in a launch-era review.
Parking is an especially practical issue here. The development has a separate eight-storey parking building, and project descriptions referred to roughly 540 spaces, including tandem arrangements. That is a shared capacity figure, not evidence of an individually titled bay for every apartment. Drivers should find out how the condominium allocates parking, whether a second car is possible and what evenings look like when residents are home. Lift performance deserves similar scrutiny in a high-rise with many small units. A viewing at a quiet time will not always show how the building operates on a weekday morning.
Published management information gives a common-area charge of THB 30 per square metre and an original sinking-fund contribution of THB 300 per square metre. A sinking fund supports major shared repairs and replacements; it is not the same as a recurring monthly service charge. These are reference figures from project descriptions, not a fresh statement of account from the condominium's legal entity. For an existing home, outstanding common fees, special assessments, budgets and the condition of the reserve fund can make a material difference to the all-in cost and to a future buyer's view of the building.
Asking prices give a starting point but not an answer about value. DDproperty has advertised resale homes here from THB 1.25 million, whereas the lower end visible on FazWaz was around THB 1.39 million when checked. The difference is unsurprising: listing sets, conditions and seller expectations vary. An apartment with a sitting tenant, a recently renovated unit and a neglected vacant home should not be compared using price alone. Low advertised prices are not evidence that every buyer can secure a transaction at that level, and availability may change without notice.
A foreign buyer needs a second layer of analysis because the project's general freehold status does not automatically carry over to every individual listing. Thai condominium law limits foreign freehold ownership to 49 per cent of the total unit area in the relevant registered condominium. Some advertisements explicitly identify a unit as being under the Thai quota. Whether it can be transferred to a foreign buyer depends on the current quota position, title records and the required transfer documentation. A long lease is not the same asset as freehold title; it should not be treated as an interchangeable solution simply because its price looks similar.
There is an observable rental market in this development, with compact apartments offered to long-term tenants. That can make it worth studying for a buyer seeking a modestly priced investment rather than a home to occupy. It does not establish a particular net return. Advertised rents differ from signed contracts, and gross rent says nothing about vacancies, management fees, agent commissions, repairs or furnishing cycles. Buildings with many comparable one-bedroom apartments also give tenants choices, which can matter when marketing a vacant unit. A realistic rental plan starts with what the particular apartment can command in its current condition.
The land itself has details worth noticing on a visit. An early on-site review described an overhead power line crossing an open section between the buildings and a canal along the rear boundary. That observation should not be turned into a claim about a current hazard or a permanent unobstructed view. Instead, it gives buyers concrete things to inspect: the aspect of the selected flat, any nearby infrastructure, the light reaching its windows and the actual use of the surrounding spaces. Noise from the main road may matter more in one tower; overlooking and parking activity may matter more in another.
For owner-occupiers, the strongest argument is straightforward: this is an existing community with real facilities, an ordinary shopping environment and small homes at resale-market prices. The limitations are just as concrete. It is not a walk-out-to-the-MRT address, the shared estate serves many households, and the interiors are old enough for renovations and wear to vary widely. The right apartment may feel like good value, while the wrong one could turn a low entry price into a drawn-out repair project. The building should be judged through today's lived experience, not a brochure's original promise.
There is no standard developer instalment schedule to rely on in this resale market. Terms will depend on the seller and the buyer's method of payment. Before making a deposit, establish who owns the unit, whether there is a mortgage or restriction on the title, what is owed to the condominium and precisely what furniture and fixtures transfer with the property. For foreign purchasers, the current foreign-quota position and required evidence of funds belong in the same early conversation. Once those fundamentals are clear, the individual flat's layout, outlook, upkeep and price can be weighed on their merits.
Ownership format
Foreign freehold ownership is possible only if space is available within the statutory 49% foreign-ownership limit measured by condominium unit area. A resale listing is not proof that its unit is transferable under the foreign quota; leasehold is a different legal interest and must not be presented as equivalent to title.
Unit types & sizes
Designed around a small living area and a separate sleeping zone, sometimes divided by sliding panels rather than a solid wall. Kitchen placement, balcony access and usable storage can make two similarly sized homes feel quite different.
These layouts offer a little more breathing room for a dining table, workspace or storage. The benefit depends on where those extra square metres sit, so a floor plan and an in-person look matter more than the bedroom label.
Some original two-bedroom designs were created by joining smaller units. That can work well for a family or separate study, but circulation, bathrooms and the relationship between the two sleeping spaces need to be assessed on the actual plan.
Original project material shows one-bedroom layouts of 22.5–30.5 sqm and two-bedroom or combined layouts of 45–52 sqm. Some resale advertisements label compact homes as studios. Verify the registered area, current partitions and any combination of units before relying on the listing category. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A single resident or couple who wants an existing small home in northern Bangkok and values seeing the actual building before committing.; People whose work, family or regular errands are concentrated around Prachachuen, Ngamwongwan or the broader Bang Sue area.; A patient buy-to-let buyer prepared to compare achievable long-term rents with operating costs, vacancy and refurbishment, rather than relying on a generic yield estimate.; Someone comfortable buying from an individual owner, inspecting title and maintenance records, and negotiating terms instead of following an off-plan developer payment calendar.; may not suit: Commuters who need to walk straight out of the lobby and onto an MRT or suburban rail platform.; Households seeking several full-size bedrooms, generous kitchens or consistently large internal storage areas.; Buyers unwilling to evaluate an older condominium’s repair history, common-area finances and the condition of existing interiors.; Foreign buyers expecting every advertised freehold unit to qualify automatically for transfer under the foreign quota..

- Completion dates conflict: FazWaz and DDproperty show 2012, PropertyHub shows 2013 and TookTee gives August 2014. LPN’s own register records a 2012–2014 development period; the exact formal handover date for every component has not been established.
- LPN records 1,395 homes across two residential buildings. Other sources show 1,399 total units and sometimes three buildings; a detailed early review attributes the differences to four retail units and a separate parking structure, but a tower-by-tower registered unit schedule was not obtained.
- Subdistrict labels vary between Wong Sawang and Bang Sue, although the site between Prachachuen Sois 42 and 43 is clear. The precise administrative designation for title documents and the available foreign-quota headroom for any particular unit have not been independently confirmed.
