Why this project is worth a look
A distinct second phase
Siamese Asset reports Phase 1 and Phase 2 separately, and Phase 2 has its own 36-home inventory and product mix. That prevents a common research error: importing the original phase’s detached-house specifications, land areas and unit counts into the newer phase.
Family-sized layouts
Both products are substantial homes with four bathrooms and two parking spaces. The twin house adds a fourth bedroom and a useful ground-floor bedroom, while the townhome uses three levels to create more separation between living, work and private areas.
Built, not conceptual
Construction is complete, transfers started in 2023 and most of the homes had been sold by the end of 2025. A buyer can inspect the finished environment, actual road access, neighbouring homes and the condition of a specific property instead of relying on a launch brochure.

The Pink Line has reduced the area’s dependence on cars, while Fashion Island and The Promenade form a major nearby retail cluster. The station is still not directly at the gate, so a car remains a meaningful advantage for most family routines.
Lean common facilities
The estate focuses on security, controlled access, landscaped streets and a green area rather than a large clubhouse programme. That can suit owners who prefer to spend their time in a larger private home, but buyers who want a pool, gym and social amenities should compare newer suburban communities.
About the project
Siamese Kin Ramintra Phase 2 is a compact low-rise residential phase in Khan Na Yao, eastern Bangkok. It should be treated separately from the original Siamese Kin Ramintra phase rather than as a naming variation. Siamese Asset’s corporate disclosure lists Phase 1 and Phase 2 as distinct projects, while Phase 2 has its own product mix and a total of 36 homes. There are only two main formats: three-storey townhomes with three bedrooms, and two-storey twin houses with four bedrooms. That makes the buyer profile fairly clear. This is not a project built around small starter homes or apartment-style investment units; the layouts are aimed at households that need several bedrooms, multiple bathrooms and parking for two cars.
The phase is completed. FazWaz records completion in August 2023, while Siamese Asset’s filings show that transfers for Phase 2 began in May 2023. The most useful recent corporate snapshot is the position at 31 December 2025: 29 of the 36 homes had been sold, seven remained for sale, and the reported sales progress was 79%. That matters because the project now sits between primary and secondary market conditions. Some homes may still trace back to developer inventory, while other listings are resales. A buyer should therefore avoid treating the original launch price, or even a current portal headline price, as a universal project price.

The two home types solve different family needs. The townhome is the taller format, spread over three storeys with about 205–206 sqm of usable area, three bedrooms, four bathrooms and two parking spaces. The twin house is lower and more horizontally arranged: about 192–194 sqm over two storeys, four bedrooms, four bathrooms and two parking spaces. Its ground-floor bedroom is particularly relevant for a household with an older family member, a regular guest, or anyone who would rather not rely on stairs throughout the day. The townhome offers more separation between levels and gives a household extra flexibility in how living, work and private zones are distributed.
The address is on the Ram Inthra / Ratchada-Ram Inthra corridor, with the main access associated with Soi Ram Inthra 64. This is suburban Bangkok rather than a central-city location. Its practical strength is road connectivity: Ram Inthra, the Kanchanaphisek outer ring road and other east-Bangkok routes are accessible without having to cross the inner city first. Fashion Island and The Promenade provide a major retail and services cluster nearby. Public transport has also improved materially since the Pink Line opened. Current station naming is Outer Ring Road–Ram Inthra, and project-related sources place it roughly 1–1.5 km away. That creates a real rail option, although the project still makes much more sense for a household with a car than for someone who wants a fully walkable daily routine.
The common-area proposition is deliberately modest. The official project site and independent reviews consistently point to controlled access, CCTV, 24-hour security, underground utilities, a 19-metre main boulevard and an additional cluster-style gate arrangement for smaller residential sections. There is also landscaped green space for walking and sitting. What is not prominent is just as important: this is not being sold as a clubhouse-heavy community with a pool, gym and resort facilities. Buyers who value privacy, roads, parking and security may see that as efficient. Buyers who want a social clubhouse ecosystem should compare it carefully with newer suburban estates that devote more land to shared amenities.
Pricing needs to be read chronologically. Phase 2 launch pricing was published at roughly THB 5.99M–7.99M in April 2023. By May 2024, market material showed townhomes from about THB 6.49M and twin houses from about THB 8.99M. At the time of this review, sale listings start at roughly THB 6.53M, while a 2026 Phase 2 twin-house listing was around THB 8.83M. These figures describe different homes and different dates; they are not one coherent developer price list. In a completed project with resales, the better comparison is home by home: land size, built area, position in the estate, fit-out, furniture, condition, seller identity and title documentation can all move the final number.
For a foreign buyer, the land question is central. A house purchase in Thailand is legally different from buying a condominium unit under the foreign quota. Foreign individuals generally cannot hold the underlying land in straightforward freehold ownership, except under narrow statutory exceptions. The public materials reviewed for Siamese Kin Ramintra Phase 2 do not set out a dedicated foreign-buyer structure for the land and building. Before paying a substantial deposit, a foreign buyer should see the title for the selected plot, confirm who owns it, understand whether the building is separately owned, and review any proposed registered lease or other lawful structure with independent legal advice.
As a place to live, Phase 2 makes the most sense for families already oriented toward eastern Bangkok. The homes are large, parking is built into the product, major shopping is nearby and the estate is small enough to feel more residential than institutional. Its compromises are equally clear: limited shared lifestyle facilities, a non-central location, meaningful reliance on driving for many trips, and extra legal work around land ownership for a foreign buyer. If those trade-offs fit the household, the project deserves a serious viewing alongside comparable low-rise estates in Ram Inthra and Khan Na Yao. If simple foreign ownership, compact maintenance and immediate rail access are the priority, a condominium will usually be structurally easier.
