Why this project is worth a look
Space without suburbia
The 170–180 sqm townhouses and 346 sqm detached-house design offer considerably more internal space than many newer city-oriented projects. The trade-off is vertical living: three floors provide separation between living and sleeping areas, but stairs become part of every day and may not suit households that need easy single-level circulation.
A visible track record
Because the estate is complete and occupied, buyers can inspect what has actually happened to the buildings and common areas over time. That reduces new-build uncertainty but increases the importance of house-by-house inspection. Roofs, waterproofing, wiring, plumbing, extensions and previous renovations can create a much larger difference between two resale homes than their original floor plan suggests.
Useful rail access
Tha Phra station is roughly 1.5 km away according to the developer. That makes the Blue Line relevant, but it is not a station-front development: the estate is set inside the soi and the final part of the journey is through local streets. Buyers who depend on rail should test the route at commuting times rather than treating the headline distance as the full answer.
A canal-side setting
Khlong Bang Luang and the surrounding low-rise community give the location a distinctive Bangkok character. The same context also means narrower roads and a less uniform streetscape than a new master-planned suburb. Whether that feels attractive or inconvenient is highly personal, which makes an on-site visit at different times of day unusually important here.
Title before price
The original developer is well established, but the buyer is now acquiring a specific resale property. Land title, registered ownership, encumbrances and alterations should be checked independently. For a foreign buyer, the legal ability to hold the land is a separate issue from whether the seller advertises the property as freehold.
About the project
Chuan Chuen Charan 3 is an established low-rise housing estate rather than a new launch. It sits deep inside Charan Sanit Wong Soi 3 in Wat Tha Phra, close to Khlong Bang Luang, and today the buying decision is a resale decision. M.K. lists 219 homes across 25 rai, 3 ngan and 16.8 square wah, with two three-storey townhouse designs and one three-storey detached-house design. That maturity changes the due-diligence process: buyers can inspect the actual street, common areas, neighbours, extensions and building condition instead of relying on a showroom.
The developer is M.K. Real Estate Development Public Company Limited, a long-established Thai listed property company whose Chuan Chuen brand has been used across multiple Bangkok housing estates. The developer's annual reporting says sales at this project began in 2011 and that roughly 98% of the project had been sold by the end of 2017. That background is useful, but it should not be confused with a warranty on a resale home. The transaction is now between the buyer and the current owner, so title, alterations, maintenance and the physical condition of that specific property matter more than the original launch story.

The townhouses were unusually spacious by compact urban-townhouse standards. Historical project material describes two layouts of roughly 170 and 180 sqm, both arranged over three floors with three bedrooms, three bathrooms and two parking spaces. The frontage was about 5.15 metres for one design and 5.5 metres for the other. The detached-house design is much larger at 346 sqm according to the developer. This gives the estate a different feel from newer mass-market projects built around smaller two-storey units.
The location is urban, but it is not a doorstep-transit project. M.K.'s project page places Tha Phra station at about 1.5 km. The Blue Line connection is useful for reaching central Bangkok, yet the estate sits toward the inner part of the soi, where access roads are narrower and the surrounding fabric is an older residential community. A car owner may be comfortable with that trade-off; a buyer who plans to rely on rail every day should test the real door-to-platform journey rather than judging the map distance alone.
Khlong Bang Luang is one of the more distinctive parts of the setting. The estate has a landscaped area along the canal, while the wider neighbourhood contains older low-rise homes and long-established local activity. That produces more character than a typical gated estate beside a highway, but it also means the surroundings are not uniformly new or master-planned. Street width, traffic at school or commuting hours, noise from local movement and the condition of adjacent properties are all things that can be observed before purchase and should be.
The original amenity package included a clubhouse, swimming pool, fitness room, children's play area, canal-side garden, security staff and CCTV. For a resale buyer, the current operating condition is more important than the original brochure list. A pool that is well maintained, a functioning juristic or estate-management structure and predictable common charges add practical value; neglected common areas or upcoming major repairs can change the ownership cost. We found an old 2014 reference to a monthly common charge, but it is too dated to present as a current fee.
Pricing is now unit-specific. On 4 October 2026, an active resale listing for a three-storey townhouse of about 173 sqm was being marketed at THB 6.39 million, while another listing was materially higher. That spread is normal for an older landed estate because condition, plot position, end-unit status, renovation quality, parking configuration and owner modifications can all move the asking price. The THB 6.39 million figure is therefore a lower asking-price anchor, not a project-wide valuation and not evidence of a completed transaction.
Foreign buyers need to treat ownership as a separate workstream from price. These are landed homes, not condominium units. Thai law generally prevents a foreign individual from registering land directly in their own name, apart from a narrow statutory route that requires qualifying investment and approval. A listing described as freehold may be perfectly accurate for a Thai buyer or another legally eligible landowner, while the same title route may not be available to an overseas buyer. The land title, building ownership and lawful transaction structure should therefore be understood before any reservation or deposit.
The best way to view Chuan Chuen Charan 3 is as a mature Bangkok family-housing option. It can work well for someone who values internal space, a low-rise neighbourhood and access to the Tha Phra side of the city, and who is willing to assess an individual resale home carefully. It is less suitable for a buyer who wants a brand-new product, single-level living, hotel-style management or rail access immediately outside the gate. In this estate, the quality of the specific house and its documentation is likely to matter more than the name of the development.
Ownership format
These homes are sold with land, so the land title is the central ownership issue for any purchase. Resale portals describe the homes as freehold for buyers who are legally eligible to own Thai land. A foreign individual normally cannot register Thai land directly in their own name; the narrow statutory exception requires qualifying investment and specific approval. A foreign buyer therefore needs the land-and-building structure checked before paying a deposit, without relying on nominee arrangements.
Home types & sizes
A contemporary project review described this version with an approximately 5.5 m frontage, three bedrooms and parking for two cars. The remaining stock at the time was shown on plots of about 21.3 sq wah. This is the original product specification; resale homes may have been extended or altered, so current physical and registered areas need to be checked.
The smaller original townhouse type had an approximately 5.15 m frontage, three bedrooms, three bathrooms and two parking spaces. A sales-period review showed remaining plots at roughly 20.6–34.5 sq wah. Current resale listings still show homes in this size range, although owner alterations and condition vary.
M.K. lists one detached-house design at 346 sqm over three floors. Home.co.th's current project record also shows three bedrooms, three bathrooms and two parking spaces. It is a substantially larger product than the townhouses, so the lower resale price anchor for a townhouse should not be applied to this house type.
M.K.'s current project page confirms two townhouse designs at 170–180 sqm and one detached-house design at 346 sqm. Detailed JT1/JT2 specifications come from a 2014 review written while the project was still selling. Current resale listings sometimes show around 173 sqm, which may reflect measurement conventions or alterations to an individual home; the figures have not been averaged.
