Two distinct buildings

Building A is a 21-storey, 637-unit tower containing most of the large amenity programme; Building B is a seven-storey, 150-unit block built around pet-friendly living. That gives buyers a genuine choice between a busier high-rise with maximum shared facilities and a smaller building with a different operating character. Building rules matter as much as view and floor.

Campus plus rail

BTS Bang Bua is about 550 metres away and the development sits in the Kasetsart–Sripatum education corridor. For an owner-occupier this reduces car dependence; for a landlord it creates an understandable pool of potential tenants among students, university staff and young professionals. It is still northern Bangkok rather than a CBD address, so central business districts require a commute.

Amenities offset size

Most apartments are compact, but many functions that would not fit inside a 22–28 sqm unit are provided communally: workrooms, meeting spaces, study rooms, gyms, pools, theatre and creative areas. That trade can make sense for one or two residents who actually use the facilities. Buyers who value large private living rooms more than shared spaces may see less benefit.

Finished and inspectable

Transfers began in 2026, so the important questions can be tested on the ground: the walk from BTS, noise, real common-area quality, evening parking, retail activity and the exact condition of a chosen unit. That is more useful than a rendering. Completion does not replace legal and financial due diligence on foreign quota, title, debts and the full payment structure.

Serious pet provision

Building B includes purpose-built pet infrastructure such as parks, washing and play areas and a waste station. That makes the project more credible for pet owners than a simple marketing label. Access is not unlimited across the whole development, however, and current rules on animal size, number of pets and extra charges should be obtained before signing.

Modiz Vault Kaset–Sripatum is no longer a pre-construction promise. It is a completed AssetWise condominium in Lat Yao, Chatuchak, on the northern side of Bangkok. AssetWise described the project as ready for transfer in May 2026, while current project databases record completion in June 2026. The scale matters: this is a two-building development on a site of just over five rai rather than a small single block. Building A is a 21-storey tower with 637 residences; Building B is a seven-storey block with 150 residences. Eleven additional units are retail spaces, bringing the official total to 798 units, of which 787 are residential. A buyer is therefore choosing more than a floor plan. The two buildings have different densities, amenity patterns and rules around pets, so building selection should come before comparing individual unit numbers.

The mapped building address is 144 Liap Khlong Bang Khen Road, Lat Yao, Chatuchak, Bangkok 10900. AssetWise writes the location as Phahonyothin 49/1 Alley, while the developer's own Google Maps link resolves to the same complex on Liap Khlong Bang Khen Road. These are two access descriptions for one site, not conflicting project identities. AssetWise places BTS Bang Bua on the Green Line at about 550 metres and describes the scheme as immediately beside the Kasetsart University area, with connections back to Phahonyothin and Vibhavadi. This is a campus-and-employment location rather than a central-Bangkok lifestyle address. The quieter canal-side approach reduces main-road intensity, but it also means the street directly outside has fewer everyday shops and food options than the Phahonyothin frontage, so not every daily errand is a doorstep walk.

Buildings A and B serve noticeably different routines. The high-rise A contains most of the residences and most of the headline common areas: pools, a 24-hour work zone, fitness and entertainment rooms, plus a large collection of upper-floor social spaces. The lower-rise B is much smaller and is the pet-oriented building, with dedicated pet facilities and retail at ground level. The buildings are linked at the third floor. For a pet owner, this is more substantial than a generic 'pets allowed' label because the scheme includes pet parks, washing and play areas and a pet-waste station. It is not unrestricted access, however. Recent completed-building information indicates that pet use is concentrated in Building B and designated pet zones rather than all of Building A's amenities. Exact rules on weight, number of animals and any additional fees should be checked against the current juristic-person regulations before purchase.

The residential mix is overwhelmingly one-bedroom. Standard simplex units run from 22 sqm to 35.5 sqm across several named variants: compact one-beds, regular one-beds, larger exclusive and extra layouts, and a 34.4–35.5 sqm one-bedroom-plus format. There is also a line of high-ceiling Vertical Suites. The sources publish a main registered floor area and a separate mezzanine area for those units, so those numbers should not be casually added together and presented as one official area. The project is therefore well aligned with single occupiers, couples, students in later years, young professionals and buyers wanting a small Bangkok base. A household that needs two genuine bedrooms, substantial storage and family-scale living space will find the mainstream inventory restrictive, regardless of how many amenity rooms the development provides.

The most distinctive part of Modiz Vault is the depth of shared facilities and how they are distributed through the buildings. Building A's fourth floor combines two pools, a jacuzzi, pool decks, a 24-hour co-working area, meeting spaces, private work pods, gym and studio areas, boxing and Pilates equipment, gaming and theatre rooms, plus beauty and massage spaces. The 21st floor adds a lap pool, sky decks, barbecue space, co-dining, creative and live studios, lounges, a private jacuzzi and sauna. Building B has study and co-living rooms on the third floor and a separate pet-oriented cluster on the fifth. This matters for residents who study, work remotely or spend significant time at home because the common areas can replace some functions that do not fit inside a 22–28 sqm apartment. The trade-off is equally clear: Building A is a large 637-unit tower, so popular facilities are shared with a substantial resident population.

Parking is more limited than the amenity list. AssetWise publishes roughly 292 conventional spaces, equivalent to about 37% of the project's unit count, excluding tandem parking, plus two EV charging spaces. In a development of almost 800 units, a buyer who depends on a car should not assume that ownership of a condominium automatically means an always-available bay. Parking rules, visitor treatment and evening occupancy are worth checking in person. The transport case is stronger for rail users: BTS Bang Bua is around 550 metres away, and the project has promoted a shuttle connection to Kasetsart University, Bang Bua and Royal Forest Department stations. A shuttle is an operating service rather than a permanent property right, so schedules and destinations can change over time.

The price picture needs careful reading because this project has both fresh developer inventory and assignment/resale advertisements. A completed-building review dated 4 August 2026 recorded a 26.20 sqm one-bedroom-exclusive unit from THB 2.99M, consistent with AssetWise's May 2026 launch messaging for the completed project. Current market listings can be lower. The cleanest recent full-sale example found was THB 2.55M for a 23.12 sqm one-bedroom unit on PropertyHub, refreshed on 27 August 2026. Some advertisements show THB 2.09M–2.17M, but opening the details reveals that at least part of this lower range represents old contract positions, down-payment assignments or the outstanding balance due to the developer after money has already been paid. The useful comparison is total acquisition cost and transfer cash required, not the headline number in a search result.

For an overseas buyer, Modiz Vault should be approached as a standard Thai condominium purchase, not a land-ownership structure. Thai rules allow qualifying foreigners to own condominium units freehold only while foreign ownership remains within 49% of the total condominium area. Public property records and listings describe units here as freehold, but the live foreign-quota balance for Modiz Vault Kaset–Sripatum is not publicly disclosed. That balance has to be confirmed for the selected unit before reservation and transfer. Completion reduces construction-stage uncertainty because the buyer can inspect the actual building, common areas and unit. It does not remove transaction due diligence: quota availability, title and debt status, transfer conditions, furniture inclusions and fees still need unit-level checks.

AssetWise is a listed Thai developer, and the company disclosed that Modiz Vault Kaset–Sripatum was developed with Japanese partner Takara Leben in a 51/49 joint venture. That corporate background is useful context but not a substitute for inspecting the finished product. The decision here is unusually concrete because the project is complete: choose the right building, understand the density, check whether the pet rules match your lifestyle, decide whether 22–35.5 sqm is enough, and compare the full economics of the exact unit rather than a promotional entry price. The project has a clear niche—campus-adjacent Bangkok living, compact apartments, an unusually large amenity programme and immediate usability. Its compromises are equally visible: high unit count, limited parking, small mainstream layouts and a location whose strongest demand drivers are universities and northern-Bangkok employment rather than central-city nightlife.

Ownership format

A foreign buyer may hold freehold within the statutory 49% foreign-ownership quota of the registered condominium. The current foreign-quota balance at Modiz Vault Kaset–Sripatum is not published, so freehold eligibility must be confirmed for the selected unit before reservation; if the quota is unavailable, any alternative structure, including leasehold if offered, should be checked for that specific deal.
