Major platforms place Lat Phrao station within a few hundred metres, which makes car-free commuting realistic for many residents. Unit orientation still matters: a building close to a busy road can have a very different noise profile from an inward-facing apartment in the same complex.

A deep resale pool

There are enough live listings to compare like with like inside the project. Buyers can benchmark similar floors, sizes and renovation levels instead of relying on a developer's single launch price. That improves price discovery, but it should not be confused with guaranteed liquidity; an overpriced or poorly maintained unit can still sit on the market for a long time.

Usable unit sizes

Much of the active stock starts around 40 sqm, with two-bedroom apartments commonly around 60 sqm or more. That can work well for owner-occupiers who want a genuine separate bedroom rather than a very compressed layout. Because old project databases and current listings do not line up perfectly, the selected unit's registered area and actual plan are more important than a generic marketing range.

Age changes due diligence

A 2008–2009 completion means the important questions are now operational. Buyers should understand building maintenance, lift and pump condition, waterproofing, common-area refurbishment and any upcoming capital works, in addition to the apartment's own renovation. A mature project can still be a strong home, but its value is determined by maintenance history as much as by original developer reputation.

Foreign quota is unit-specific

The condominium can support foreign freehold ownership within Thailand's 49% foreign quota, but the quota is not a blanket attribute of every listing. A foreign buyer needs confirmation for the chosen unit before committing funds. Thai-quota stock may be perfectly valid property, yet not transferable to a foreign buyer as freehold unless the quota position allows it.

About the project

The Room Ratchada-Ladprao is an established Land and Houses condominium near the Lat Phrao transport hub in northern central Bangkok. It should be approached as a resale building rather than as a current developer launch. There is no single developer inventory with uniform specifications and payment terms; buyers are choosing between individually owned units that can differ materially in renovation quality, furnishing, floor, outlook, title status and asking price. The project itself is easy to identify: a four-building residential complex with 801 units, substantial common areas and an active secondary market for both sales and rentals.

The physical layout matters because this is not a single tower. Project profiles consistently describe two 19-storey residential buildings and two 16-storey buildings, with 19 floors therefore used as the maximum project height in the registry. The site is widely reported at 9 rai 221 square wah. Common facilities include a swimming pool, gym, sauna, library or reading room, meeting or study space, landscaped areas, mini-golf, on-site retail, parking, key-card access, CCTV and 24-hour security. Several project databases place the pool, gym and main garden on the third-floor common level. For a buyer, the point is not the original resort-style marketing language but the scale of the shared estate and the quality of its upkeep today.

There is a genuine completion-date discrepancy across the market record. Some major project databases give December 2008, while other established platforms and agency records use 2009. We retain December 2008 as the primary registry value under the source-priority rule and flag 2009 as the competing date. Either way, the building is now roughly seventeen years old. That shifts due diligence away from brochure specifications and toward actual condition: waterproofing, plumbing, air-conditioning, windows, bathroom fittings, electrical work and evidence of past leaks can vary significantly between units even when floor area and building are the same.

The resale market is active enough to provide meaningful price comparison. In early October 2026, major resale platforms showed dozens of live sale listings. One-bedroom units around 41 sqm were being offered from roughly THB 2.99M, while two-bedroom stock included listings around THB 4.5M for 59 sqm and higher prices for larger or higher-floor units. One major portal displayed an overall asking range of roughly THB 2.89M to THB 7.8M. These are asking prices, not verified transaction prices. In a mature condominium, a low headline price can be misleading if the unit needs major refurbishment, so the relevant comparison is total acquisition cost for equivalent condition rather than the listing number alone.

Unit sizing is another area where the secondary market needs interpretation. Established project profiles describe one-bedroom layouts at about 41–58 sqm and two-bedroom layouts at about 62–64 sqm. Current listings, however, include one-bedroom units around 40–49 sqm and two-bedroom units roughly 59–69 sqm, with a few obvious category anomalies. Those discrepancies do not justify inventing a new official floorplan schedule. A resale buyer should rely on the condominium title-deed area and the actual unit plan for the selected property, especially where a listing may reflect renovation, reconfiguration or inconsistent marketing labels.

The location is practical rather than self-contained. The project sits off Lat Phrao Road around Soi Lat Phrao 32 in Chan Kasem, Chatuchak. Major property platforms place Lat Phrao station at roughly 290–400 metres, giving access to the Blue Line and the Yellow Line interchange. Union Mall, Central Ladprao and Chatuchak Market are within the wider district rather than at the doorstep. The project's everyday strength is therefore transport connectivity and access to established city infrastructure. Lat Phrao Road is also a busy arterial road, so buyers should compare building position and unit orientation instead of assuming every apartment has the same noise and privacy profile.

Foreign ownership needs unit-level confirmation. Thailand permits qualifying foreign buyers to own condominium units freehold within the statutory foreign quota, which is capped at 49% of the condominium's total unit area. That general rule does not make every resale listing foreign-quota stock. Listings in this project sometimes identify units as Thai quota. Before paying a reservation deposit, a foreign buyer should confirm that the selected unit can be transferred within the foreign quota and that the condominium juristic person will issue the required confirmation for the Land Department. If foreign freehold is unavailable, any leasehold proposal is a separate legal arrangement and should not be treated as equivalent ownership.

Land and Houses remains an operating Thai public company, and current 2026 corporate and regulatory records confirm its continuing property-development business. That helps establish the developer's identity but says little about the present condition of a seventeen-year-old condominium. The important documents now are the condominium juristic person's records: current common-area charges, sinking-fund position, major repair history, arrears, planned capital works and any building-specific issues. Secondary databases often quote a common fee of THB 35 per sqm per month, but we did not find a current official juristic-person schedule, so that figure is deliberately kept out of the confirmed registry fields.

The rental side is also visibly active. Active listings in September 2026 showed one-bedroom asking rents broadly around THB 13,000–18,000 per month and two-bedroom asks around THB 22,000–26,000, depending on size, floor and fit-out. That supports the conclusion that there is an operating rental market, but it does not establish a guaranteed yield. Public listings do not show each owner's vacancy, letting fees, maintenance between tenancies, furniture replacement or actual achieved rent. An investment case should therefore be built around the specific unit and realistic operating costs rather than around a headline gross-rent figure.

Ownership format

The condominium is traded on a freehold basis, but a foreign buyer can register freehold ownership only within the statutory 49% foreign ownership quota for the condominium. If the selected resale unit cannot be transferred within that quota, foreign freehold registration is not available; any leasehold alternative is a separate contractual structure. The condominium juristic person should confirm the foreign-quota position for the specific unit before transfer.
