Why this project is worth a look
A genuinely small estate
Ten residences make for a different residential setting from a large master-planned community. Shared space is limited and the individual homes do much of the work normally done by club facilities. The small scale may feel appealing, but privacy will still depend on the particular plot, adjacent windows and how the compound is managed.
Three distinct home choices
Kent and Tribeca have almost identical published indoor areas yet differ in their basic form: the former is semi-detached, the latter detached. Hudson offers a much larger family programme. Comparing them only on an asking price per square metre would ignore the trade-off that most directly affects how a family uses the house.
A pool outside your door
The private garden and pool are central to everyday use, not simply amenities on a communal floor. There is no need to share the water with neighbours, and the living rooms look towards the outdoor space. The other side of that convenience is ongoing maintenance and the need to assess the actual condition of the pool at resale.
A north-Bangkok base
For households connected with Chaeng Watthana, Lak Si and Don Mueang, the road network can be more relevant than proximity to central-city entertainment districts. It is a motor-oriented setting, not a walk-to-the-station address. Whether that suits an owner depends on real weekday destinations, not generic claims that several expressways are nearby.
An inspectable property
Because this is an established estate, buyers can examine the pool, roof, services, entrance, garden and internal circulation before committing. The same maturity introduces maintenance history, possible alterations and varying conditions between homes. Those practical differences now matter at least as much as the original SC Asset design specification.
About the project
The Gentry Vibhavadi is an unusually small residential estate for Bangkok: ten homes, private pools and a controlled entrance, rather than rows of apartments sharing a tower. SC Asset developed the project in Lak Si, north of the city centre, and property records place completion in 2021. A buyer looking at it in October 2026 is assessing an existing home, its land parcel and its maintenance record. That makes the decision very different from purchasing an unfinished luxury villa on the strength of floor plans and delivery promises.
The first distinction worth understanding is between the house designs. The estate has three named layouts: Kent at 431 square metres of internal area, Tribeca at 433 square metres and Hudson at 593 square metres. Those figures might suggest Kent and Tribeca are virtually interchangeable. They are not. SC Asset describes Kent as a semi-detached house, while Tribeca is detached. The presence of a shared wall can influence privacy, the way outdoor areas are positioned and a future buyer's expectations. It deserves more weight than the negligible difference in published indoor space.

Land tells an equally important story. SC Asset's original published plot ranges were 52.5–54.8 square wah for Kent, 69.7–83.6 for Tribeca and 102.5–142.3 for Hudson. Square wah is a Thai land-area measure, not a measure of usable rooms. A larger plot may give an owner more breathing space around the pool, room for planting or a different outlook, even where the internal floor areas look similar. Published design ranges are not a substitute for the individual title deed and a survey of the particular property being sold.
Every design was conceived around a private pool and garden. The living and dining areas face the courtyard so that indoor family life extends into an outdoor space without requiring a trip to shared facilities. For a household that uses its pool and garden regularly, that is the property's real proposition. But it also brings a set of responsibilities that buyers of condominium units may never have managed: water treatment, pumps, drainage, waterproofing, planting and the cost of keeping outdoor areas usable through Bangkok's seasons.
Hudson has the most room to separate daily activities. Its original arrangement provides five bedrooms, seven bathrooms, service accommodation and covered parking for four vehicles. A ground-floor bedroom offers flexibility for a family member who would rather avoid stairs, while a lift was installed in the show house documented at launch. This is a meaningful combination in a multi-generational household. It is not proof that every Hudson currently offered for resale retains the same mechanical equipment or finishes. Condition and inclusion in the sale need to be confirmed at the house itself.
Tribeca and Kent both have four bedrooms, five bathrooms and spaces for three cars. Tribeca's published plan includes a double-height living space and an area prepared for a future home lift. An independent walk-through of the model home specifically described the lift pit as ready for installation, not a lift already fitted. Sales summaries that casually refer to lifts throughout the development can therefore overstate what an individual purchaser receives. Kent, meanwhile, places its accommodation over more levels and should be judged partly by how comfortable the stair layout will be for the household using it.
Floor-count data on listing portals is not reliable enough to use as a single project-wide number. Contemporary plan reviews show three storeys for Tribeca and Hudson, and four levels for Kent; the developer calls Kent a three-and-a-half-storey semi-detached design. One large portal nonetheless labels the entire estate as having two floors. Buyers should not try to reconcile these descriptions by averaging them. The approved plan and the physical house settle how many usable levels there are, where the bedrooms sit and whether a lift or a future lift shaft actually serves them.
Vibhavadi Rangsit Soi 62 places the estate in Talat Bang Khen, Lak Si. It is set within the soi rather than directly on the busy Vibhavadi Rangsit road; historical site reviews put the entrance roughly 400 metres from the main road. The wider road network connects to Chaeng Watthana and Phahon Yothin as well as the Don Mueang Tollway. These are useful connections for a household already based in northern Bangkok, especially if several family members leave at different times. They do not remove congestion, and a good route at midday need not work the same way at the school-run peak.
There is rail transport in the wider area, including the Sri Pathum BTS station and the Pink Line's Rajabhat Phranakhon station, both described in earlier project reviews as several kilometres away. This is not a house where access to a train platform is the organising feature of daily life. Residents will probably expect to use cars and arrange the last part of a public-transport journey separately. Anyone hoping to live without a vehicle should test their real routes before being persuaded by a marketing map with lines of different colours nearby.
Lak Si also changes which services feel local. Kasetsart University, the Government Complex at Chaeng Watthana, Vibhavadi Hospital, shopping areas around Ramintra and Don Mueang Airport all feature in area guides for the project. That combination can work particularly well for families whose work, education or frequent travel already point north. Someone whose week centres on Sukhumvit or the southern business districts might experience a very different city despite buying a large and well-equipped house. A location has value only in relation to the journeys people repeat.
The communal facilities are more modest than generic property-directory filters imply. Launch-era reviews describe a small shared garden, a guarded gate, access-control technology and CCTV coverage, with each home carrying its own pool. Some aggregators automatically display sprawling lists that include gyms, saunas, restaurants and other amenities more typical of large mixed developments. Independent descriptions of this ten-home compound do not establish those facilities as real common areas here. Treat the shared garden and security arrangements as supported, and ask to see anything else rather than paying for a promise embedded in a filter.
The original sales campaign is over, according to a Thai project directory, but houses appear in agency listings. On 10 October 2026 the lowest visible asking figure was THB 34 million for a 431-square-metre Kent design. There is an important catch: the underlying FazWaz record dates back to 2021, even though it has appeared in recently refreshed aggregators. The record may not represent stock that can actually be purchased today. A separate 593-square-metre Hudson listing asks THB 49,999,900, while other advertisements for larger houses carry different prices. These are sellers' requests, not a verified transaction series or evidence of a rental return.
For context only, launch material in 2020 quoted prices starting at THB 27.9 million; a January 2022 article from SC Asset gave a different range for homes then being marketed. Neither historical starting price should be treated as the price of an available property in 2026. Homes change hands with different land parcels, furnishings, repairs, equipment and deal terms. Multiple agency adverts can also describe the same house, so the number of listings cannot safely be equated with the number of unique homes on the market, especially in a development containing only ten residences.
Land ownership is the central legal limitation for a foreign buyer. A villa is not a condominium unit: the familiar 49% foreign quota for condominiums does not give a foreign national the right to own land beneath one of these houses. Thai law generally restricts direct foreign land ownership, subject to exceptional statutory routes with demanding conditions. A lawful land lease and distinct ownership of a building may be possible in appropriate circumstances, but no publicly available material establishes that a particular Gentry Vibhavadi resale is being offered on those terms. A portal's 'freehold' label should therefore be read as a description of the usual land tenure, not as clearance for an overseas buyer to register the plot personally.
Ownership costs go beyond the price agreed with the seller. The original launch review mentioned a common-area charge of THB 99 per square wah per month; that is historical information, not a confirmed 2026 bill. Each house also has its own pool, exterior maintenance and mechanical systems. A sound purchase assessment would look at recent service records, the remaining life of pumps and air-conditioning, signs of water ingress, security arrangements, any outstanding estate dues and the exact items included in the sale. With a completed house, these are practical questions that can be answered before money changes hands, rather than assumptions left until after transfer.
Home types & sizes
A semi-detached design with a developer-published plot range of 52.5–54.8 square wah, parking for three cars, a private garden and pool. SC Asset calls it three-and-a-half storeys, while some listings use four. The shared-wall arrangement, stair layout and pool condition distinguish it sharply from Tribeca despite almost equal published indoor space.
A detached, three-storey home on an originally published 69.7–83.6-square-wah plot, with three parking spaces, staff accommodation, a pool and garden. A documented model-home inspection found provision for a future lift rather than a lift supplied as standard. An existing house may have been altered, so the current layout and equipment take precedence over launch specifications.
The largest detached design, with 593 square metres inside and a developer-published plot range of 102.5–142.3 square wah. The original plan offers five bedrooms, seven bathrooms, staff accommodation, four parking spaces and a ground-floor bedroom. The reviewed show house included a lift. At resale, the current condition and inclusions matter more than the original show-home finish.
Kent, Tribeca and Hudson are house designs within the same ten-home estate, not separately identified phases. Published areas and room counts describe the original layouts. Individual plots, lift equipment, alterations, furnishings and prices must be checked for each advertised home; independently verified net areas are unavailable. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Use the complete address: Soi Vibhavadi Rangsit 62, Talat Bang Khen, Lak Si, Bangkok 10210, Thailand. The development lies within a residential soi rather than immediately beside the arterial road.
- Launch-era route descriptions place the entrance about 400 metres from Vibhavadi Rangsit Road, with access to the wider Chaeng Watthana and Phahon Yothin network. Practical travel times are best tested around the household’s regular departure hours.
- Older project guides put Sri Pathum BTS and Rajabhat Phranakhon on the Pink Line at roughly 3 and 3.2 kilometres away. Those are published location references, not claims that either station is a short stroll from the gate.
- Northern-Bangkok destinations mentioned in area guides include the Government Complex, Kasetsart University, Vibhavadi Hospital and Don Mueang Airport. Their usefulness depends on where residents actually work, study and travel.
- Published map pins are not perfectly consistent. Coordinates here indicate an approximate estate location; the individual plot and its legal boundaries need confirmation separately.

Best for: A family that will use multiple bedrooms, a private outdoor dining area and its own swimming pool instead of relying on shared facilities. The value here lies in the household’s daily use of space.; A multi-generational household considering Hudson’s ground-floor bedroom and lift provision, subject to checking the actual home. Tribeca buyers should ask whether its original lift-ready space has ever been fitted out.; Someone whose working week is based around Lak Si, Chaeng Watthana, Don Mueang or other northern districts. They may get more use from the road connections than from an address closer to Bangkok’s central nightlife.; A buyer prepared to take direct responsibility for the private pool, garden and building services. The estate provides a degree of autonomy that only makes sense if the owner also accepts the upkeep.; An owner-occupier who values inspecting a completed house, discussing the specific plot and studying the running costs before purchase, rather than choosing solely from an off-plan brochure.; A buyer who can lawfully hold the relevant land interest in Thailand, or whose proposed lease-and-building structure has been reviewed for that particular property. Marketing terms alone will not establish eligibility.; may not suit: A foreign buyer assuming the condominium foreign-quota rules confer title to a villa plot. They do not. A house-and-land purchase needs its own lawful ownership assessment before any deposit.; Residents who expect to walk to a train station and organise daily life without a car. The surrounding transport network is useful, but this particular entrance is not next to a BTS or Pink Line platform.; Someone seeking a broad communal clubhouse, gym, restaurant and resort-style shared services. Evidence for this development supports a modest common garden and gated security rather than that larger amenity package.; A purchaser looking for a documented rental yield or a highly liquid short-term trade. Advertised rents and sales prices are asking figures; they do not establish completed deals, occupancy or net returns..

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- No individual land title, registered lease or documented foreign-buyer arrangement was available for the specific houses advertised. The legal interest being transferred has not been independently established.
- Published floor counts disagree: SC Asset calls Kent a three-and-a-half-storey semi-detached design, some listings call it four, and a general project profile says two floors for the whole estate. Lift equipment also varies by design and individual house.
- The THB 34M Kent advertisement remains visible in recently refreshed portals, but its underlying property record originated in 2021. The seller has not independently confirmed current availability or price as of 10 October 2026.
