This is a northern/central Phuket location with practical access toward the airport, Nai Yang and Thalang retail. It is not a walk-to-the-beach proposition. For a household with children at UWC Thailand, or for someone using Thanyapura frequently, the daily-location argument is unusually specific: reducing school and training travel can matter more than being closer to the west-coast tourist belt.

With 32 homes, Phase II is relatively small. The confirmed communal offering is also restrained: 24-hour security, CCTV and parking are consistently listed. Buyers should not assume a large clubhouse programme, communal resort pool, restaurant or managed-hotel layer unless a current sales package explicitly includes it. The development is better understood as a guarded residential compound with private-home utility rather than a resort complex. That distinction matters for both lifestyle expectations and future common-area costs.

As of 2 September 2026, the visible asking market starts around THB 9.5 million. That lower level is attached to 158 sqm Type D homes, while 172 sqm Type C homes are commonly listed from about THB 11.5 million, with some current asking prices reaching THB 11.7 million. These are live-market anchors, not a promise that every unit can still be purchased at those numbers. Availability counts differ between portals and can include repeated feeds, so the useful next step is a dated unit list showing the exact house number, plot size, specification, ownership route and total price.

The published payment plan is milestone-based. It begins with a THB 100,000 reservation deposit, followed by 30% on contract signing, 30% at construction start, 30% at 100% construction completion and the final 10% on handover. That means most of the purchase price is paid before the buyer takes possession. The commercial logic is simple, but the contract detail is not: buyers should check how each construction milestone is defined, what evidence triggers the next instalment, what happens if the build timetable moves and which payments are refundable in a default scenario.

Completion timing is the main factual conflict in the current record. FazWaz, LivePhuket, Phuket.Net, Dot Property and Hipflat continue to show December 2026, and the Thai-language FazWaz page labels the project as under construction. However, a 50 Lemons listing marked as current on 18 August 2026 gives a mid-2028 completion date for the same College Villas Phase II product, with the same 158–172 sqm size range and THB 9.5 million entry price. A two-year gap is material. The contractual completion date should therefore come from a fresh developer or seller document before reservation.

Ownership needs the same level of care because this is landed property, not a condominium unit. Foreign buyers generally cannot own Thai land directly. Phuket.Net lists individual Phase II homes as 'Thai Freehold or Leasehold', which is a useful signal but not a complete legal answer. A foreign buyer should establish who holds the land title, how any registered lease is structured, whether the building is separately owned, what assignment rights apply and how resale would work. The land-title type itself is not confirmed in the public project material reviewed here.

The project makes the most sense when its narrow strengths match the buyer's actual routine. It offers a new three-bedroom home at a price materially below many large private-pool villa estates in Phuket, in a location with a very clear school-and-sports demand story.
