Why this project is worth a look
School and sport proximity
The developer estimates roughly three minutes to UWC Thailand and Thanyapura. For a household organised around classes and training, that may matter more than beach proximity. The times are seller estimates and traffic-sensitive, so test the real morning school run.
Single-level daily living
Every published plan is single-storey, linking bedrooms, living space, pool and terrace without stairs. That suits children, older visitors and long stays. Check how much usable garden remains and whether neighbouring roofs or windows compromise privacy.
Five ways to size up
The line runs from two-bedroom 2A on 426–463 square metres of land to four-bedroom 4A on 663–728 square metres, with three three-bedroom versions between them. Buyers can size rooms, parking and outdoor space deliberately, but must compare exact drawings because built areas conflict.
Construction-linked payments
After the initial 30%, most of the balance follows foundation, structure, roof and finish milestones. Those are useful inspection points only when the contract defines them, attaches the specification and lets the buyer's engineer verify the work.
Anchan homes can be inspected
The brand has completed Phuket estates, so a Sunscape buyer can examine how materials, landscaping and management perform in occupied communities. That evidence helps an off-plan decision, but it does not guarantee timing or rent and does not replace company, title and contract checks.
About the project
Anchan Sunscape is a gated estate of single-storey private-pool villas in Pa Khlong Cheep, northern Phuket. It is not a walk-to-the-beach scheme and it does not sit inside the Bang Tao resort strip. The site is farther inland, close to UWC Thailand, Thanyapura and the forested Khao Phra Thaeo landscape. That location creates a different buying proposition: the premium is for a private plot, a quieter residential setting and short drives to school, sport and the airport, rather than immediate access to the sea. The developer's map pin resolves to Sai Na Nai Road in Thep Krasattri, and that address is consistent with major project platforms. A car will be part of daily life here, even though several important destinations are nearby by road.
Pearl Island Property Co., Ltd. develops the estate under the Anchan Villas brand. The company says it has operated in Phuket since 2007 and identifies Sunscape as its thirteenth project; its current corporate timeline now lists fifteen projects in total. For a buyer, that track record is useful because completed Anchan estates can be inspected after several wet seasons, existing owners can be asked about defects and service, and the management operation can be observed rather than imagined. It is not a substitute for due diligence. The land title, building permit, contracting entity, financial standing and sale or lease documents for the selected plot still require independent checks. A repeat developer gives the buyer more evidence to examine, not a reason to waive examination.

The public record describes two different scales. FazWaz and agency material apparently derived from the project presentation state 129 villas across 104,000 square metres, or 65 rai. PropertyScout, Lazudi, Nestopa and the current Buro project page instead state 37 villas, with Buro displaying 34 of 37 as available. Buro also says sales are being released zone by zone and that the first zone is under way. The most coherent interpretation is 129 homes in the wider master plan and 37 in the current release, but the developer's public page does not publish a total or label the phase boundary. We therefore retain 129 as the overall scheme figure and treat 37 as the active release, subject to the latest signed master plan. Buyers should establish how much construction will continue around their home after handover.
The current range has five layouts: two-bedroom 2A; three-bedroom 3A-1, 3A-2 and 3A-3; and four-bedroom 4A. All are single-storey homes with a pool, private plot and parking. Most pools measure 4 by 10 metres; 3A-3 has a 4 by 9.5 metre pool. Plot sizes run from 426–463 square metres for 2A to 663–728 square metres for 4A. The practical choice is therefore about garden scale, privacy and parking as well as bedroom count.
Published built areas conflict: 324–328 square metres for 2A, roughly 353–380 for the three-bedroom plans and 420–483 for four-bedroom descriptions. Sources may be using revised plans or counting terraces and parking differently. We do not choose the most convenient figure. The cards below use the developer's plot, pool and parking data; the selected lot's signed drawing and area schedule must establish its built area before any price-per-square-metre comparison.
The design is organised around life inside the plot. Phuket.Net describes a high vaulted living and dining space, a Western kitchen with island, a principal bedroom opening to the pool, a walk-in wardrobe, separate bath and shower, utility and storage space, and a broad pool terrace; some versions include a detached sala. Large openings connect the main room to the garden and water. That arrangement can work well for entertaining and tropical living, but a real inspection should test details the renderings cannot: protection from wind-driven rain, afternoon shading, drainage falls, waterproofing around the pool and roof, thresholds between interior and terrace, and ventilation in closed rooms. Phuket's wet seasons are a more demanding quality test than a showroom on a dry day.
Community facilities are presented as a clubhouse, gym, central green park, estate office, security and CCTV. The timing matters. Lazudi describes the clubhouse and gym as future facilities, while Anchan's June 2026 construction update confirms that work was still in progress. These items should therefore not be described as operational today. Running costs matter just as much as the amenity list in a large villa estate. FazWaz states a common-area fee of THB 20 per square metre of plot per month and a fixed THB 100,000 sinking-fund contribution. Before contract, the buyer should confirm the exact calculation base, how many years are collected in advance, the included services and the mechanism for future increases. The same nominal rate creates a materially different annual bill on a 700-square-metre plot than on a 426-square-metre one.
As of 25 August 2026, the developer's page was still marketing new villas, and Anchan's official social channel had published a Sunscape construction update in June 2026. FazWaz and recent listings describe certain homes as made to order, with an approximately 14-month build period from purchase. Buro gives a second-quarter 2027 completion target for the current release, while Lazudi, Nestopa and PropertyScout use 2026 as a completion year. These statements may refer to different things: infrastructure, an initial zone, a particular house or a database's nominal year. The project is therefore recorded as under construction, and no general calendar date should be copied into the contract for a selected lot. The binding documents need a villa-specific handover date, permitted extension, delay remedy and a clear definition of when shared facilities are complete.
Only one current public listing came in below THB 23 million: PropertyScout showed THB 22.966 million and labelled it both verified and recently updated, but also said the amount was based on the Thai ownership route. On the same review date, Anchan's own page showed THB 23.5 million for 2A, THB 27 million for 3A-1 and 3A-2, THB 29 million for 3A-3 and THB 34 million for 4A. None of those figures should be read as a universal move-in total. Plot premium, tenure structure, furniture, appliances, landscaping and transfer costs can change the result. One presentation-based source says furniture is excluded and taxes and transfer costs are shared 50:50, but those conditions must be verified in the live offer. Comparisons should use the all-in cost of a habitable home, not the headline price alone.
The payment plan is clearer than the completion calendar: 2% at reservation, 28% on contract within 30 days, four 15% construction instalments and 10% at handover and land registration. Milestones create inspection points, but their names do not establish quality. Attach approved drawings and specifications, define certification and defects procedures, and let an independent inspector review foundation, waterproofing, services and finishes before further payments become unconditional.
The villa and land require separate legal treatment. A foreign individual cannot own the land directly; the common route combines a registered 30-year land lease with ownership of the building. Anchan markets 30 x 3, but renewals depend on the contract and lessor and are not 90 years registered at once. One PropertyScout lot is marked Chanote, yet every selected plot needs its own deed, encumbrance and boundary checks. Thai-company ownership requires lawful substance and independent advice; nominee arrangements carry serious risk.
Sunscape combines a private plot with short published drives to school and sport. The price of that convenience is car dependence, ongoing construction and future estate-management costs. It can work well for owner-occupation, especially for families wanting a single-level home. The investment case needs more evidence: use achievable rent, vacancy, seasonality, management fees, pool and garden care, insurance, tax and repair reserves. The developer's yield projections are marketing, not verified Sunscape performance.
Three pre-reservation checks are particularly valuable. First, drive the routes that matter at the times that matter: the school run to UWC Thailand, the evening trip to Boat Avenue and the access road during heavy rain. Second, inspect the plot, including finished ground level, drainage direction, future neighbouring homes, pool orientation and sightlines from adjacent lots. Third, reconcile the lot number across the Chanote deed, approved plan, building permit, construction schedule and full specification. If those three layers agree, Anchan Sunscape is a coherent family-oriented villa product in northern Phuket. If they do not, an attractive house and established brand cannot compensate for uncertainty over tenure, timing or the environment that will eventually surround it.

Ownership format
A foreign individual cannot hold the land directly in their own name. The developer offers a registered 30-year land lease and markets contractual renewals as a 30 x 3 structure; the villa building itself may be owned separately from the leased land. Renewals are not the same as 90 years registered at the outset and depend on the lease wording and the lessor. Land freehold is available to an eligible Thai owner. A Thai-company route requires independent legal advice and should not be treated as a routine workaround.
Home types & sizes
The smallest single-storey format has a 4 x 10 metre pool and one parking bay. Platforms quote 324–328 square metres of built area on inconsistent measurement bases, so use the selected lot's signed area schedule. It suits a couple or small family wanting manageable grounds.
The entry three-bedroom plan has a 4 x 10 metre pool and one parking bay. Platforms quote about 353–354 square metres. It adds a child's room plus a guest room or office without moving to the largest plots.
An alternative three-bedroom arrangement has a 4 x 10 metre pool and one parking bay. An independent profile describes a larger principal suite, but built areas conflict. Compare 3A-1 and 3A-2 through actual drawings, orientation and usable yard.
The largest published three-bedroom version has a 4 x 9.5 metre pool and two parking bays, useful for a two-car household. Buro quotes about 380 square metres, but the contracted lot schedule must define final area and covered space.
The current flagship has four bedrooms, a 4 x 10 metre pool and two parking bays. It suits a larger family, guests or a dedicated office. Sources quote 420–483 square metres and sometimes mix 4A and 4B, so verify the selected lot.
