Why this project is worth a look

Address over amenities

The project makes most sense as a location-led resale. Phaya Thai and Ratchathewi put BTS and the Airport Rail Link within a short walk, while compact resale units have been marketed at a much lower absolute price than many newer central-Bangkok condominiums. The trade-off is that an older building can shift more of the cost into renovation and maintenance rather than the purchase price.

A unit-level decision

There is no construction schedule or developer payment plan to analyse because the building is already complete. What matters is the specific unit: renovation quality, orientation, floor, title, arrears, quota position and the health of the condominium juristic person. A cheap listing can stop being cheap quickly if it needs substantial work or if the building is facing major repairs.

Small units dominate

The active market is concentrated around roughly 25-square-metre studios or compact one-bedroom units. That format suits a buyer who values central access over generous internal space, but layout efficiency matters. Older records also show a 50.5-square-metre two-bedroom unit, so the building appears to contain more than one unit size even though no official unit schedule is publicly available.

Verify the building file

The developer is not identified in the major project databases, and the total unit count is also missing. Those gaps make the condominium's own documents more important, not less. A resale buyer should base the transaction on the unit title, juristic-person certificates, debt position and foreign-quota confirmation rather than on a marketplace profile.

About the project

Baan Ratchathewi Ville is an older inner-Bangkok condominium on Soi Phetchaburi 7 in Thung Phaya Thai. It is not being sold as a new launch: the building was completed in 2004 and the market visible today is resale stock. That changes the due-diligence focus. A buyer is dealing with an existing building whose actual maintenance record, juristic-person finances and unit condition matter more than a launch brochure or a developer sales promise.

The project identity is unusually clear for a property of this age. Hipflat gives the address as 454/1 Soi Phetchaburi 7, Thung Phaya Thai, Ratchathewi, Bangkok 10400; ZmyHome and DDproperty place the same condominium on the same soi, and ThinkOfLiving publishes coordinates at 13.757386, 100.5302579. The spelling varies — Ratchathewi, Rajthevee, Ratchathawi and Ratchadevi all appear — but the sources converge on the same building rather than separate phases.

Its practical appeal is mostly about transport and entry price. ZmyHome places BTS Phaya Thai at roughly 0.4 km, the Phaya Thai Airport Rail Link at about 0.5 km and BTS Ratchathewi at around 0.6 km. DDproperty gives slightly different distances, which is normal when platforms use different map points. The relevant takeaway is not a claimed five-minute walk; it is that the condominium sits within walking distance of both the Sukhumvit Line and the airport rail connection.

Current resale asking prices are compact-unit prices rather than project launch prices. Listings checked in late September 2026 showed a lower asking level of roughly THB 1.59M for units around 25 square metres, with other units marketed above that figure. Because stock in a small older condominium can be thin, the lowest visible asking price can change as soon as one unit is sold or withdrawn. The page therefore treats THB 1.59M as a dated market anchor, not as a promise that equivalent stock will remain available.

The low headline price needs to be read together with the building's age. A 2004 condominium can be perfectly functional, but a buyer should expect the value of one unit to depend heavily on renovation quality, water and electrical systems, common-area upkeep and whether the juristic person has adequate reserves. None of the public project profiles provides the accounts, sinking-fund position, major-repair history or minutes of recent co-owner meetings. Those are material gaps for an older building and should not be disguised by polished listing photographs.

The building specification is not fully consistent across databases. ZmyHome lists one building with nine floors, and several resale advertisements also describe a nine-storey condominium. PropertyHub lists one building with eight floors, while DDproperty leaves the floor count blank. We use nine floors in the structured record because multiple independent sources support it, but the discrepancy remains open and should be checked against the condominium registration or juristic-person documents.

There is no reliable public total-unit count. Hipflat's visible '2 units' or '3 units' refers to live listings rather than the total stock in the condominium, while ZmyHome's database shows zero units, which cannot be a literal building count. This is exactly the kind of field where a plausible number would be worse than no number. The total-unit field is omitted until a registration document or another authoritative source is available.

Confirmed common features are modest: security, CCTV, parking and an elevator recur across the stronger sources, with access control also mentioned by individual property pages. Some listings show pools or fitness facilities, but those items are not consistently present in the main project profiles. They are therefore not treated as confirmed project amenities. For an inspection, the condition and operating status of the confirmed basics are more useful than a long amenity checklist copied from an advertisement.

The original developer has not been identified in the major public project databases we found. DDproperty explicitly shows no developer information, and other large profiles do not supply a company name that can be independently tied to the project. That is a limitation of the open-source record, not a reason to invent a brand. For a resale transaction, the practical documents are the condominium registration, unit title deed, juristic-person certificates, debt-free confirmation and foreign-quota confirmation for the specific unit.

Ownership format

A foreign buyer may hold freehold title within the statutory 49% foreign-ownership quota of the registered condominium. If the quota is full, a foreign freehold transfer cannot be registered; a lease may be a separate alternative. The condominium juristic person should confirm the quota position for the specific unit before transfer.

The best-documented current format in the resale market. At this size, the renovation layout, plumbing and electrical condition, storage and natural light matter more than a generic project description.

This layout is supported by a historical owner listing rather than a current project catalogue. It shows that larger two-bedroom stock has existed in the building, but equivalent availability today should not be assumed.

No official floor-plan catalogue or reliable total-unit schedule was found. The cards above use verified resale evidence only; they show unit formats that have actually appeared on the market, not a complete inventory of the condominium. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.59M in active resale listings checked on 30 September 2026. This is a lower market anchor, not a developer price list; the individual unit, its condition, availability, foreign quota status and final transaction terms need to be verified separately.
  • Completed: 2004

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: An owner-occupier who prioritises central transport access over new-build common areas.; A foreign buyer prepared to verify the foreign quota and unit-level transfer documents before committing funds.; A budget-conscious central-Bangkok buyer who keeps a separate reserve for renovation and building-condition risk.; A resale investor who underwrites the actual unit, rent evidence and recurring costs rather than a marketed yield.; may not suit: A buyer who wants a new project with developer warranties, a complete official unit schedule and a clearly documented modern amenity package.; Someone unwilling to review an older building's maintenance record, juristic-person finances and potential capital repairs.; A buyer for whom a confirmed original developer name is a non-negotiable screening criterion before viewing..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The original developer or project company has not been identified. DDproperty explicitly lists no developer data, and the other major databases do not provide a company name that can be independently tied to the condominium.
  • Floor count conflicts across sources: ZmyHome and several listings state 9 floors, PropertyHub states 8, and DDproperty leaves the field blank. The structured record uses 9 because it is supported by multiple sources.
  • A reliable total-unit count and complete official amenity list were not found. Hipflat's 2–3 units are active listings, not the building total; pool and fitness claims appear on some listing pages but are not treated as confirmed.
