Larger urban homes
Resale evidence spans from 66 sqm to very large family apartments. That gives buyers more space than many newer central-Sukhumvit projects, but value has to be judged per unit rather than by the headline asking price alone.

The building is relatively small for a 15-storey Bangkok condominium. Lower unit density can feel more residential, while making management quality and the juristic person's cost structure especially important.
Two-way road access
Sukhumvit 31 provides routes toward both Sukhumvit Road and New Phetchaburi Road. That flexibility can matter for drivers, though peak-hour travel time still needs to be tested in the buyer's actual routine.
Resale, not launch
Apartments now differ in renovation, furniture, ownership quota and maintenance history. The purchase decision should focus on the specific unit and the current building operation, not on an old developer specification.

Prime Mansion Sukhumvit 31 is a completed condominium on Sukhumvit Soi 31 in Bangkok's Watthana district. It is a single 15-storey building with about 70 units, developed by Prime Mansion Company Ltd. The building is no longer a developer-sale story; every purchase is now a resale decision. That makes the individual apartment more important than the original brochure. Buyers need to look at current condition, renovation history, the condominium juristic person's finances and management, foreign-quota eligibility for the selected unit, and the actual running costs rather than assuming that one project-wide description still applies equally to every apartment.
Space is the building's clearest distinguishing feature. Project databases commonly describe original layouts from roughly 66 to 356 sqm, mainly in two-, three- and four-bedroom formats, while the resale market also shows a 66 sqm one-bedroom and historical transactions above the stated original range. In practical terms, Prime Mansion contains very different kinds of homes under one address: smaller city apartments, family units around 80–160 sqm, and much larger residences. That breadth is attractive to buyers who want more internal space in central Sukhumvit, but it also makes headline apartment prices poor comparison tools unless size, floor, condition and quota status are considered together.

The completion date is not perfectly consistent across the source trail. PPM Property Management, which manages the building, states 2008, and most major property databases use March 2008. Sangfah, the construction contractor, lists 2007 as the completion year for its work. The registry entry therefore uses 2008 while preserving the discrepancy. Either way, this is a mature building rather than a new handover. Inspection should extend beyond finishes to air-conditioning, plumbing, electrical systems, windows, balconies, moisture history and renovation quality, with the common areas assessed just as carefully.
Facilities are conventional for an upper-end urban condominium of its era. PPM confirms a swimming pool, gym, sauna, resident parking, 24-hour security and CCTV. Hipflat reports two passenger lifts and one service lift, while a 2019 co-owner AGM record also describes two passenger lifts and substantial parking provision. The list is useful, but current operating condition matters more. An older pool that is consistently maintained, lifts with a clear service history and a well-run entrance are more valuable to a resident than amenities that simply remain on an old project sheet.
The location works for buyers who want central Sukhumvit but do not require a station immediately outside the building. Prime Mansion sits on Sukhumvit 31 Yaek 2, between the broader Phrom Phong and Asoke catchments. Project sources place Phrom Phong BTS at roughly 1.1–1.2 km. Srinakharinwirot University, restaurants, supermarkets and the retail clusters around Asoke and Phrom Phong are all within the wider neighborhood. That is a strong urban setting, but the walk should be tested rather than reduced to a distance figure: Bangkok heat, pavement quality and the traffic inside the soi can matter more in daily life than the difference between 900 metres and 1.2 kilometres.
Drivers have another advantage: PPM highlights access toward both Sukhumvit Road and New Phetchaburi Road. That gives residents more than one direction out of the neighborhood and can be useful for work or school routes. It should not be marketed as a guarantee of fast travel. This remains central Bangkok, where congestion changes sharply by time of day. A buyer planning to live here should test the real commute at the hours that matter; an investor should think about the same issue from a tenant's perspective, especially if competing buildings sit directly beside a BTS or MRT station.
As of 9 September 2026, the lowest clearly visible asking-price anchor I found is THB 8.5 million. Hipflat shows a 78 sqm two-bedroom listing at that price and a broader sale range reaching THB 34 million. Other portals do not show exactly the same inventory: FazWaz has a 66 sqm one-bedroom at THB 9.5 million, while PropertyHub's current selection starts at THB 11.9 million. That is normal for a resale building, where agents cross-post selectively and listings disappear at different speeds. THB 8.5 million should therefore be treated as a market floor observed on a platform, not as guaranteed stock.
Recorded transactions help illustrate how varied the building is. Hipflat lists a 137 sqm two-bedroom sold for THB 16.5 million in February 2026 under the foreign quota, while an 80 sqm two-bedroom sold for THB 10 million under the Thai quota in the same month. Earlier records include 108, 120, 260 and 398 sqm units. The useful conclusion is not a projected return; it is that size and ownership status vary materially from unit to unit. A foreign-quota transaction in one apartment does not establish foreign-quota availability in the next apartment offered for sale.
For foreign buyers, the legal framework is the standard Thai condominium framework. A foreign national can own a condominium unit freehold if the building's foreign ownership remains within the statutory 49% ceiling and the selected unit is eligible at transfer. Thailand's government information service notes that the condominium juristic person must provide confirmation of the foreign proportion for the transfer process. Prime Mansion has historical foreign-quota transactions, which confirms that foreign freehold ownership exists in the building, but the only useful answer for a new buyer is the current status of the exact unit being purchased.
Running costs need fresh confirmation. Hipflat and FazWaz currently state a common-area fee of THB 66 per sqm per month. PropertyHub, Lazudi and several agency profiles show THB 40 per sqm per month instead. That is too large a difference to resolve by choosing whichever source looks newer. For a large apartment the annual gap is material, so the buyer should request the latest juristic-person invoice or written fee schedule. The same applies to special assessments, major repair funds and any upcoming capital works. In a building of this age, those items can matter more to ownership cost than a small difference in asking price.
Developer identity is comparatively well supported for an older Bangkok building. PPM names Prime Mansion Company Ltd. as developer, and Sangfah identifies the project owner as the Thai company with the same name. A Thai capital-markets filing also describes Prime Mansion Co., Ltd. as a real-estate development company. That is enough to identify the developer without inference. For a resale buyer, however, the original developer is only part of the picture. The condominium juristic person and current management are the organizations that now matter for budgets, maintenance, foreign-quota certificates and the day-to-day condition of shared property.
Prime Mansion Sukhumvit 31 is therefore most compelling for buyers who prioritize interior space and a central Sukhumvit address over new-build finishes or a station-door location. It is a weaker fit for someone who wants the lowest maintenance burden, brand-new systems or effortless transit access. The right comparison is apartment by apartment: usable layout, renovation quality, floor and outlook, parking, noise, current common fees, quota status and the juristic person's financial position. If those checks are strong, an older large-format condominium can be a rational alternative to paying a premium for a much smaller unit in a newer tower nearby.
