Most sources identify only five homes. That keeps the project quiet and private, but it also means the communal offer is intentionally limited. The purchase is mainly about the house, pool and land rather than a large amenity package.
Space is the product
Public records consistently point to very large five-bedroom homes, with current listings around 640 sqm and other project records around 650 sqm or more. That scale works well for multi-generational living, guests, a home office or staff accommodation, but owners should budget for the running costs that come with it.
Mabprachan, not beachfront
The location is built around reservoir-side suburban living, road access, schools and golf. It can be an excellent fit for a household that drives every day and wants privacy, while a buyer seeking walkable beach access or central Pattaya energy will be trading those away.
Useful house technology
Solar panels, CCTV and 24-hour security appear consistently in current project profiles, and smart-home systems are part of the developer’s product language. They are practical features on a house of this size, but the installed specification must be checked villa by villa because owner upgrades are also present in the resale market.
Recognised design
The project has documented design and development awards from PropertyGuru Thailand Property Awards and the Asia Pacific Property Awards. That is relevant to the project’s architectural identity, but it should stay separate from the legal, structural and financial checks required for a purchase.
About the project
D Space Pattaya 3 is a very small Mabprachan villa compound rather than a resort-style estate. Most project databases describe five two-storey private-pool homes developed by A35 Estate Corporation Co., Ltd., while the developer’s own material calls the scheme Dspace III - Mabprachan. That scale shapes the buying decision. You are not paying for a long list of communal facilities or a large managed community; the value proposition is a substantial private house, its own pool and land, a guarded entrance and relative seclusion on the eastern side of Pattaya.
The houses are unusually large by mainstream Pattaya villa standards. The current FazWaz listing is for a five-bedroom, eight-bathroom home with 640 sqm of internal area on a 727 sqm plot. Gecko describes the original project at roughly 650 sqm of living area with plots from 696 sqm, while other market records show homes or measured floor areas around 660, 705 and 726 sqm. Those figures should not be blended into a single official specification. They may reflect different plots, measurement conventions, fit-outs or owner upgrades. The correct reference for a purchase is the plan and land title of the actual villa being sold.

The project’s construction timeline is the least tidy part of the public record. A35’s own website documented a model-home opening in November 2024. PropertyScout, Lazudi and Cornerstone all place completion in 2024. DDproperty, however, lists 2026 as the completion year, and FazWaz currently labels the available stock as made to order within four months. The same FazWaz listing also reads like an upgraded resale home, which makes the database status internally inconsistent. A buyer should therefore establish whether the transaction concerns an existing completed house, a final unbuilt plot, or a house being rebuilt or customised before relying on any completion date.
Current asking prices also need property-level comparison. As checked on 16 September 2026, PropertySpace and Hipflat surface stock around THB 49 million, while FazWaz and Gecko show THB 55 million for a 640 sqm home on 727 sqm of land. That spread is too wide to present as one clean developer price. Differences in plot size, furniture, solar equipment, owner-installed upgrades or simply stale feeds may be responsible. The useful approach is to treat THB 49 million as a public lower-market anchor and then compare the exact inclusions and legal package of the villa actually available.
The foreign-buyer issue is equally property-specific. Some portals label the project freehold, while Gecko’s current sale record says Thai ownership. Neither label should be read as a promise that a foreign individual can register the land directly in their own name. Thai rules restrict foreign ownership of land except for narrow statutory cases. For a normal foreign buyer, due diligence needs to separate the land title from the building and identify the registered owner, the lawful right to use the land, and what exactly can be transferred. Public marketing for D Space Pattaya 3 does not provide those documents.
Mabprachan is a deliberate lifestyle choice. The reservoir and park are the immediate landmark, and project pages consistently frame the area around international schools, golf, local markets and road links rather than beach access. It suits buyers who are comfortable driving and want a large family home in a lower-density part of Pattaya. It is a weaker match for someone who wants to walk to the beach, nightlife or a dense cluster of city services. The project therefore competes less with central condominiums and more with other substantial East Pattaya family villas.
Recurring ownership costs are not well disclosed in the public project records. FazWaz says electricity and water are charged at government rates, but it does not publish a current common-area fee, and Gecko also leaves the maintenance figure on request. On a house of this size, operating cost matters: pool equipment, air-conditioning, garden care, pumps and solar hardware all need servicing. Before comparing two villas purely on asking price, it is sensible to review recent utility and maintenance bills and confirm which installed systems still carry warranties. No verified guaranteed-rental or fixed-return programme was found in the sources reviewed.
A35 has also built a clear public identity around this third D-Space phase. The developer announced a PropertyGuru Thailand Property Awards 2025 win for Best Ultra Luxury Housing / Villa Development (Eastern Seaboard), and later an Asia Pacific Property Awards 2026–2027 recognition for Architecture Single Residence Thailand. Those awards support the identity and architectural positioning of the project, but they should not be used as a proxy for legal or technical due diligence. For a real purchase, the condition of the individual villa, title documents, transaction structure and current seller are more important than the project’s award history.
Ownership format
Project listings use labels such as freehold and Thai ownership, but those labels do not mean that a foreign buyer can automatically take direct title to the land. Thai law allows foreign land ownership only in narrow statutory circumstances. For a normal foreign purchase, the land title, registered owner and lawful structure for the land and the building must be checked for the specific villa.
Home types & sizes
The current FazWaz sale record is a two-storey 640 sqm house on a 727 sqm plot with five bedrooms and eight bathrooms. Its marketing description also includes a private pool, office, multipurpose room, staff room and separate Western and Thai kitchens. Several features, including a larger solar system, upgraded CCTV and water filtration, are explicitly described as owner upgrades and should not be treated as standard across all five villas.
This is not a complete official type schedule. Gecko describes the original scheme as five-bedroom homes of about 650 sqm with six bathrooms and plots from 696 sqm; PropertySpace shows a 660 sqm / 731 sqm example; older PropertyScout records show 705 sqm and 726 sqm homes. Public databases are clearly mixing individual villas and measurement conventions, so the selected home needs its own plans and title documents.
