Why this project is worth a look
Only 45 plots
The limited master plan is a meaningful feature. Forty-five plots mean the gate, clubhouse and common areas serve a relatively small number of households. That can support a quieter residential feel, although the real standard of estate management will only be proven once the community is operating.
Built for families
The official room schedules show four bedrooms in both house types, plus family and service areas that are useful in everyday life. Moonlight is the more efficient 240 sqm option; Sunlight earns its 350 sqm footprint through more parking, storage and flexibility for work, guests or children.
Mabprachan lifestyle
The location works for households that prioritise schools, golf, space and an eastern Pattaya routine. Mabprachan Reservoir Park is listed around 800 metres away and several international schools fall within the project's stated 3.5–6 km range. The same location is a poor fit for someone who expects to walk to the beach or central nightlife.
Staged cash outlay
The published structure keeps most of the purchase price to the end: booking first, roughly 30% before handover, then 70% at completion and transfer. That is useful only if the construction milestones, inspection rights, variation process and delay provisions are written clearly into the contract.
Land needs diligence
A foreign buyer should treat the land arrangement as a core part of the purchase decision. The marketed structure uses a long-term lease for the land while the villa structure can be separately owned. Renewal promises, succession and registration mechanics need legal review rather than being treated as a simple '90-year lease' label.
About the project
SPECTRA Residence is a low-density gated villa community in Pong, on the eastern side of Pattaya near Mabprachan Reservoir. The official project site pins it to Chaiyaphon Withi Road and sets out a simple master plan: 45 plots and two house types, Moonlight at 240 sqm and Sunlight at 350 sqm. That makes it a very different purchase from a high-rise condominium. You are not choosing a unit on a floor; you are choosing a plot, a house size and a way of living. For a buyer planning to spend most of the year in Pattaya, that can be attractive because the home offers much more private space. It also means accepting the maintenance, legal and practical responsibilities that come with land, a detached house and outdoor areas.
This is still an early-stage project rather than an established completed estate. FazWaz labels it off-plan, Pearl Property lists it as pre-launch, and PropertySpace describes the homes as built to order, with construction starting after the contract is signed. PropertySpace gives an indicative build period of about nine months, subject to house type and customisation. In practical terms, buyers are making a forward purchase based on drawings, specifications, a selected plot, the developer's contractual obligations and the wider delivery plan. There is potential flexibility in that process, but there is also less certainty than buying a completed house where the finished street, landscaping, neighbours and community management can already be inspected.

The scale is one of the clearest points in SPECTRA's favour. The official site states a project area of 15 rai 3 ngan 96.80 square wah and only 45 plots. Low density does not automatically guarantee quiet living or good management, yet it changes the feel of the development. Shared facilities are serving dozens of houses rather than hundreds of apartments. The planned common areas include a two-storey clubhouse, residents' lounge, co-working space, fitness room, communal swimming pool, children's playground and landscaped garden. The security specification lists CCTV, a double main gate, guardhouse and controlled access. It is a compact set of amenities that makes sense for full-time residents rather than a long checklist designed mainly for marketing.
Both house types are aimed at families, and the official room schedule is more generous than several abbreviated agency descriptions suggest. Each type lists one master bedroom plus three additional bedrooms, which is four bedrooms in conventional sales terminology. Moonlight provides 240 sqm, two parking spaces, a family area, kitchen, terrace, multifunction room, storage and laundry/service space. Sunlight expands to 350 sqm, adds a third parking space, a second storage room and an additional powder room. The larger house is not merely a stretched version of Moonlight: the extra capacity matters for families with multiple cars, frequent guests, children who need separate study or play areas, or owners who want a proper home office without taking over a bedroom.
Pong and Mabprachan work best for buyers who see Pattaya as a place to live rather than a beachfront resort strip. The official project site places Mabprachan Reservoir Park about 800 metres away, Highgate International School Thailand at 3.5 km, Regents International School Pattaya at 5 km, Rugby School Thailand at 6 km and Siam Country Club at 6 km. Central Pattaya, the main malls and the beach are a drive rather than a walk. The trade-off is a more suburban daily routine with easier access to schools, golf and the motorway network. This location is especially coherent for parents whose school run and weekday schedule matter more than being able to walk to nightlife or the sea.
Current pricing needs to be read as plot-specific rather than as a single headline number. PropertySpace, Keller Henson and Global Property Thailand show an entry level around THB 13.99M, while current Moonlight and Sunlight examples are around THB 13.99M and THB 22.49M respectively. Lazudi listed the project from THB 16.03M in a May 2026 update. That spread is not unusual in a villa launch where the exact land plot, specification, furniture, landscaping and timing of purchase can materially change the quote. The sensible way to use the published figures is as a range-finding tool. Before paying a reservation, the buyer should obtain a written quotation for the chosen plot that separates the house, land or lease rights, included works, pool provision, furnishings, appliances, common fees and any customisation costs.
The staged payment structure also deserves more attention than the headline percentages. Keller Henson lists a THB 200,000 booking fee, 30% down payment and 70% at project completion. PropertySpace gives a more granular version: 20% on contract signing, another 10% across seven instalments during construction, and 70% at transfer and handover. Those two descriptions can be read as broadly consistent on the total pre-handover amount, but the contract should be the controlling document. A buyer should check exactly which construction milestone triggers each payment, what evidence is provided, how variations are approved, and what happens if the house or infrastructure is delayed. A staged schedule is useful only when the milestones and remedies are clear.
Foreign ownership is the part that should never be reduced to a sales phrase such as 'freehold villa'. Some market materials describe freehold land for Thai nationals or eligible Thai entities and a 30-year land lease, with two contractual renewals, for foreign buyers. Thai government guidance confirms that foreign individuals are generally restricted from owning land directly, with only narrow statutory exceptions. A foreign purchaser therefore needs to separate two legal questions: who owns the building, and who owns or leases the land underneath it. The proposed renewal periods may be commercially important, but they are not the same thing as an automatically registered 90-year lease. The land lease, building ownership, succession rights and renewal mechanics should be reviewed as documents, not assumed from a brochure.
The developer naming can look confusing until the sources are lined up. Honour Thailand's official corporate site presents SPECTRA as one of its residential projects. The project website itself names Honour Place Co., Ltd. in its footer and privacy-consent section, and PropertySpace identifies Honour Place Co., Ltd. as the company developing the project under the Honour Thailand brand. Other portals use Honour Group, and some marketing pages refer to Once Group because of the same development circle's association with ONCE Pattaya. For due diligence, the brand name is less important than the contracting entity. The reservation, sale, construction and land documents should identify the party that actually controls the site and carries the obligation to deliver the house.
Taken together, SPECTRA Residence makes the most sense as a residential family purchase in East Pattaya, not as a universal investment story. Its practical strengths are easy to see: large houses, a limited number of plots, a gated community, international schools nearby and the Mabprachan lifestyle. The compromises are equally clear. A car is effectively part of daily life, the estate is not yet completed, and a foreign buyer has a more complex land structure than a foreign-freehold condominium purchaser. If those conditions fit the buyer's plans, the next step should be very concrete: compare actual available plots, check the Moonlight and Sunlight plans against the household's routine, request the current specification and payment schedule, and have the ownership documents reviewed before committing.

Market materials describe freehold land ownership for Thai nationals or eligible Thai entities. For a non-Thai buyer, the proposed route is ownership of the villa structure with a 30-year land lease and two contractual renewal periods. Foreigners generally cannot own Thai land directly except under narrow statutory exceptions, so the land, building and renewal documents for the selected plot need legal review.
