Pong and the Mabprachan side of Pattaya work best for a car-based lifestyle. Portals place North Pattaya Beach roughly 12.7 km away and highlight access toward Highways 7 and 36. The trade-off is more residential space and less beach-centre walkability.

About the project

Living Grand Home is a small completed housing community in Pong, East Pattaya. The core project facts are unusually consistent across the larger databases: completion in November 2019, LGH property Co., Ltd. named as the developer, and seven homes in the scheme. What matters today, however, is that this is a resale project rather than a new launch. There is no meaningful single developer price list to rely on. A buyer is choosing an individual completed house from an individual owner, so plot size, private pool, fit-out, maintenance history, legal structure and asking price can vary materially from one property to the next. That distinction should shape the entire due-diligence process.

As of 13 September 2026, the lowest public asking price we found is THB 5.9 million for a single-storey three-bedroom, three-bathroom home with about 200 sqm of living space on a 326 sqm plot. FazWaz simultaneously shows another three-bedroom, three-bathroom villa at THB 8 million, with 200 sqm of living area on 270 sqm of land. An older resale advertisement described a 147 sqm home at THB 7.5 million. Those figures should not be read as a clean project-wide price range or a price trend. They are asking prices for different houses, and the spread can reflect land size, renovation quality, furnishings, pool condition, seller motivation and the legal package attached to the property.

The publicly visible housing stock is fairly consistent in bedroom count. Three bedrooms and three bathrooms recur across several listings, most often in a single-storey format, but the sizes are not uniform. A recently advertised rental home is listed at 162 sqm on a 270 sqm plot and was offered at THB 50,000 per month in August 2026. Other resales show roughly 147 sqm and 200 sqm of living area. Several homes are documented with private pools, gardens, terraces and private parking. For a mature seven-home community, these real resale examples are more useful than trying to reconstruct an original launch brochure: the buyer ultimately needs to understand the exact house being purchased.

At project level, FazWaz and Dot Property both list a communal swimming pool, resident parking, 24-hour security and CCTV. That is a modest amenity package, which fits the scale of a seven-home estate. Living Grand Home should not be compared with a large resort compound on the length of its facilities list. Its appeal is closer to a small gated residential setting where the house and plot do most of the work. Private pools and gardens appear in individual listings, but they are unit-specific features and should not be assumed across every property. Current common-area condition, security arrangements and any shared maintenance charges should be checked during a viewing and document review.

The location is Pong in Bang Lamung, within East Pattaya and close to the broader Mabprachan area. This is a car-oriented residential setting rather than a beach-centre address. Property portals describe convenient access toward Highways 7 and 36. FazWaz and Dot Property place North Pattaya Beach at roughly 12.7 km, around a 20-minute drive, and U-Tapao Airport at about 44.2 km, around 43 minutes by car. Travel times are only directional because traffic and the exact destination matter. The practical point is more important than the minute count: Living Grand Home suits someone who wants space and a house in East Pattaya and is comfortable driving, not someone whose priority is walking to the seafront.

Foreign-buyer due diligence is materially different from buying a condominium. Living Grand Home consists of houses with land, so ownership of the building and rights over the land have to be examined separately. Thai law generally restricts direct foreign ownership of land, with a narrow statutory route for qualifying investment of at least THB 40 million and other conditions, including ministerial permission. For a conventional foreign buyer, a registered land lease of up to 30 years may be part of the structure, while rights to the building require their own documentary review. Marketing shorthand such as “30+30+30” should not be treated as if all ninety years were already registered; renewals depend on the contract and the lessor’s future cooperation unless a specific enforceable structure says otherwise.

One older Living Grand Home listing states that the particular house was held in Thai ownership. That tells us about that property, not the title structure of all seven homes. Before any reservation payment, a foreign buyer should obtain the land title, confirm the registered owner, establish who owns the building, check encumbrances and review the exact instrument through which land use will be transferred or leased. If an existing lease is being assigned, the remaining registered term, assignment rights, registration requirements and renewal language matter. Portal descriptions are useful evidence that the project exists and that homes trade there, but they are not substitutes for a Land Office document review.

The strongest way to think about Living Grand Home is therefore as a completed resale environment rather than a developer proposition. A buyer can inspect what actually exists: the roof, pool, drainage, air-conditioning, furniture, garden, parking and general upkeep. That removes construction-delivery risk but shifts attention toward property condition, seller title and transaction structure. Two homes in the same seven-unit estate can be very different purchases. The THB 5.9 million listing is a useful market anchor, not “the price of Living Grand Home.” A sensible decision compares the selected house with other East Pattaya alternatives on land, usable space, repair needs, legal clarity and total ownership costs after transfer.

For a foreign buyer, rights to the house and rights over the land need separate review. Foreigners generally cannot own Thai land directly; a registered long-term land lease of up to 30 years may be used in a conventional transaction, while building rights and any renewal provisions must be confirmed from the documents for the selected house.
