A documented history

Phase Three is not merely a label carried by today's listing portals. The Vineyard, Phase Three, La Residence won an Eastern Seaboard villa award in 2014 and appeared again in the 2015 Asia Property Awards record. That history is useful evidence of identity and maturity, although an old award says nothing about the present condition of an individual resale house.

Homes are genuinely individual

The standard villa types are only a starting point. Historical material explicitly says homes could be built to the original buyer's specification, and the current resale market shows wide variation in internal area and land size. Buyers can therefore choose between very different properties within the same phase, but they also need to verify the as-built layout and any later alterations.

A family-led location

Pong and the Mabprachan area suit buyers who prioritize private land, quieter surroundings, international schools, golf and road access over a walk-to-the-beach lifestyle. For a family commuting to Regents International School or Rugby School Thailand, that geography can be more practical than a central Pattaya condominium.

An active resale market

Multiple agencies show Phase 3 homes for both sale and long-term rent in 2026. Listings do not prove liquidity, achieved rents or investment returns, but they give a buyer real alternatives to compare instead of relying on one historic developer price.

Due diligence is house-specific

This is not a project where a buyer can safely assume every plot has the same paperwork or transaction structure. Variations in build dates, alterations, size and advertised ownership make the Chanote, registered landowner, building rights and actual configuration central to due diligence, particularly for a foreign buyer.

Asia Property Awards lists The Vineyard, Phase Three, La Residence as the 2014 Thailand Property Awards winner for Best Villa Development on the Eastern Seaboard and attributes it to Bravothai Lifestyles Co., Ltd. The same phase appeared again in the 2015 awards. A British Chamber of Commerce Thailand member directory lists Bravothai Lifestyles with siamdevelopments.com as its website. That connection helps reconcile the modern portal label “Siam Development” with the company name used in older industry records.

There is no reliable single figure for the estate's completion date or unit count. Pattaya Prestige describes 23 villas completed in June 2014, while FazWaz and DDproperty show 21 homes completed in December 2019. Hipflat's current pages display still other counts, including inconsistent figures within its own entries. The award record proves that Phase Three existed as a named development by 2014, while individual resale listings show different build or renovation years. For a buyer, the practical conclusion is more useful than forcing one date into the database: the documents and as-built condition of the specific house matter more than a portal's headline completion year.

The housing stock is not a row of identical standardized villas. FazWaz preserves a historical type mix of two-bedroom homes from 128 sqm, three-bedroom homes around 170–220 sqm and four-bedroom homes around 220–260 sqm. Dream Homes notes that properties could be built to the original buyer's specifications, so final floor plans, plot sizes and built areas may differ from the developer's standard design. Current resale evidence supports that point: three- and four-bedroom homes appear with materially different internal areas, plot sizes, layouts and levels of refurbishment.

Private pools and gardens are a defining feature of the homes that can be confidently tied to Phase 3. Communal amenities are more restrained than those of a modern resort-style compound. Sources consistently mention security, CCTV, parking and a fitness facility, while some agency records also refer to a communal pool and maintained shared areas. The attraction is therefore primarily private space within a gated residential setting, not a long list of hotel-style services. Buyers comparing it with a new villa launch should keep that difference in mind because newer projects may bundle club facilities, hospitality services or rental management into a very different ownership proposition.

The location is car-oriented. Address databases place the development on Pornprapanimit Road in Pong, Bang Lamung, Chon Buri, and agency mapping places it around 12.93962, 100.98200. Mabprachan Lake, international schools, golf and access to Routes 36 and 7 are the main practical anchors. Historical project material quotes roughly five minutes to Regents International School, ten minutes to Rugby School Thailand and about fifteen minutes to central Pattaya. Those are marketing-era driving estimates rather than guaranteed journey times, so they are useful for orientation but should not replace a route check at the time and hour a buyer actually expects to travel.

Resale pricing is unusually broad, which fits the highly individual nature of the homes. Pattaya Prestige currently shows a project sale range from THB 10.8M to THB 29.5M; a specific three-bedroom listing has been marketed at THB 14M, while other clearly identified Phase 3 houses across agencies have been offered around THB 17.9M to THB 35M. Bedroom count alone does not explain the spread. Plot size, actual built area, renovation history, furnishing, ancillary spaces and the legal position of the land can all differ. The lowest advertised figure is therefore a search anchor, not a developer price list or a fair-value estimate for every villa.

Rental asks also span a wide range, with public Phase 3 listings around THB 85,000–160,000 per month. Those figures show that there is an active long-term rental market, but they do not establish occupancy, achieved rent or net yield. A serious investment model would need the actual lease history of the selected house plus pool and garden care, maintenance, repairs, agency fees and vacancy assumptions. A larger plot may command a higher rent while also carrying materially higher running costs.

Land is the central legal issue for a foreign buyer. This is a landed villa estate, not a condominium where a foreign freehold quota can apply. As a general rule, a foreign individual cannot directly own Thai land except within narrow statutory exceptions. Resale adverts in this estate describe some homes as Thai-owned and others as held through a company, and some individual listings refer to Chanote title. None of those labels should be copied from one property to another or treated as a ready-made foreign ownership solution. A registered lease of immovable property is generally capped at 30 years for each term under Section 540 of the Civil and Commercial Code; whether an appropriate lease structure exists for a particular home still requires document-level verification. The selected villa therefore needs its own review of the Chanote, registered landowner, rights to the building, encumbrances and lawful acquisition structure.

The Vineyard Phase 3 therefore makes most sense as a mature resale community rather than a standardized new-build product. It has a documented history, a family-oriented East Pattaya setting and a range of homes that can differ substantially in size and character. The trade-off is that there is no single project-level deal package to rely on. Condition, alterations, paperwork and ownership structure need to be checked house by house. For this estate, choosing the right property is more important than choosing the project name in the abstract.
