For a resident, the important question is how this position works with everyday driving routes around the south of the island. A buyer whose priority is direct beach access or a walkable resort setting should not assume that the wider Phuket label delivers that experience here.
The shared amenities are modest in the available records. Security is consistently listed, while KaiBaanThai and FazWaz also specify 24-hour security and CCTV. Private pools appear in individual villas but should be treated as unit-specific rather than an estate-wide standard. The same applies to furniture, parking configuration, gardens and renovation quality. On a project of this age, those differences can materially affect both the purchase price and the immediate maintenance budget.
Foreign ownership requires more careful structuring than a condominium freehold purchase. Thai government guidance makes clear that foreign ownership of land is generally restricted, with only narrow statutory exceptions. A villa purchase can therefore involve separate rights in the building and the land. Before committing funds, the buyer needs the land title, the registered owner, encumbrances, the legal status of the house and any registered long-term land-use arrangement checked for the exact property. The sources do not support one universal ownership structure for every home in Ananda Villa.
There is also an identity issue worth keeping visible. The original developer of this older Ananda Villa project could not be verified from the main project databases or broader searches. A separate Chalong Harbour Estate sits in the same area, while the much newer ANANN VILLAS project in Si Sunthon is associated with Ananda Development.
