That does not replace property-level title work, but it gives the estate a verifiable official identity beyond portal listings.
House-and-plot format
Resale stock repeatedly centres on three-bedroom detached homes of roughly 200–220 sqm on 400 sqm plots. Buyers get private outdoor space and more autonomy than in a condominium, but they also take direct responsibility for the building envelope, garden, utilities and any private pool.
Residential East Pattaya
The estate sits in Nong Prue around Siam Country Club Road, close to local shopping and the Wanasin market area. It works better for day-to-day family living with a car than for a walk-to-the-beach holiday routine, which is an important location trade-off to recognise before viewing.
Resale variation matters
Eastiny Park 2 is not a uniform new-build inventory. Homes have different renovation histories, layouts, furnishings and private amenities, so two listings with the same bedroom count can deserve very different prices. The comparison has to be property by property.
Land rights come first
A foreign buyer cannot treat a landed house like a foreign-quota condominium. The land title, registered owner, encumbrances and lawful ownership or lease structure must be checked for the specific property before money is committed. A portal label saying 'company ownership' is not a substitute for that review.
About the project
Eastiny Park 2 is best understood as an established detached-house estate in Nong Prue, East Pattaya, rather than a current developer launch. That distinction matters. A buyer is not evaluating a construction schedule or a glossy facilities promise; the real work is in the individual house: land title, ownership history, condition, recurring costs, drainage, utilities, renovation quality and what common services actually operate today. The strongest identity evidence comes from Thailand's Department of Lands, which lists the estate as หมู่บ้านอิสตินี่พาร์ค 2 in Bang Lamung, Chon Buri. The registry names Eastiny Land Co., Ltd. as the land allotter and records 33 sale plots for detached houses across 11 rai, 1 ngan and 15.40 square wah. That gives the project a much firmer documentary footprint than a portal page alone.
The project's age is where the online databases become unreliable. Pattaya Condos and Homes says construction started toward the end of 2004 and that most of the existing houses were completed by 2006. Casa Pattaya independently gives 2006 and roughly 30 homes. By contrast, FazWaz, Hipflat and several sites that mirror the same project database label Eastiny Park 2 as a 20-unit project completed in January 2024. That cannot sit comfortably with a March 2021 source already describing the village as an established residential estate. For the registry we therefore use 2006 as the better-supported completion reference while keeping the portal discrepancy visible rather than averaging incompatible figures.

Location is more residential than resort-oriented. Hipflat gives the street-level address as 160/1 Moo 6, Nong Prue, Bang Lamung, Chon Buri 20150. OpenStreetMap also identifies Eastiny Park 2 as a distinct residential area at approximately 12.94279, 100.92081, which is why the coordinates in this record carry a radius instead of pretending to be the pin for a particular house. The estate sits around the Siam Country Club / Pornprapanimit side of East Pattaya, close to local shopping and the Wanasin market area. Dot Property places a 7-Eleven about 40 metres from the project, while OpenStreetMap data puts Rattanakornwanasin Market a few hundred metres away. This is a practical address for everyday Pattaya life with a car; it is not a beachfront compound and should not be judged as one.
The resale market gives a clearer picture of the housing stock than the generic project pages. Current and recent listings repeatedly show three-bedroom detached houses on plots of about 100 square wah, with internal areas around 200–220 sqm and two or three bathrooms. Pattaya Condos and Homes currently shows a 200 sqm, three-bedroom house on a 400 sqm plot at THB 6.3 million, while another 220 sqm house on a 400 sqm plot is offered at THB 8.9 million and is rented until June 2027. FazWaz lists a more expensive three-bedroom, 200 sqm villa with a private pool at THB 9.9 million. That spread is exactly what to expect in an older estate: owners have renovated, extended, furnished and landscaped homes differently, and some have added pools. There is no useful 'standard floor plan' to rely on without checking the specific property.
The THB 6.3 million figure in this dossier is therefore only the lower live resale anchor found on 17 September 2026. It is not a developer price and it does not imply that another Eastiny Park 2 house should be worth the same amount. For an older detached home, condition can move value materially. Roof repairs, water pressure, wiring, air-conditioning, drainage, pool equipment, boundary walls, termite history and the quality of earlier renovations all deserve attention before a deposit is paid. Buyers should also distinguish land size from internal area and verify both against the documents for the house they are considering, rather than relying on a marketing card.
Foreign ownership requires particular care because this is landed housing. As a general rule, a foreign individual cannot directly own Thai land except under narrow statutory exceptions. The building and the land must therefore be analysed separately, and the lawful structure depends on the exact seller, title and buyer circumstances. Listings inside Eastiny Park 2 currently carry labels such as Thai ownership and company ownership. Those labels describe the present listing structure; they are not a universal pathway for the next buyer, and this dossier does not treat a nominee Thai company as a default or recommended solution. Before committing funds, a foreign buyer should obtain the land title, confirm the registered owner and encumbrances with the Land Office, and have the proposed land-use or lease structure reviewed for the specific transaction.
Common facilities are another area where source discipline matters. Pattaya Condos and Homes wrote in March 2021 that there was no security operation and no common facility package, hence no common fee. Casa Pattaya also lists a zero common fee, yet its amenities section is broader. FazWaz and Dot Property now show 24-hour security and parking, while another local agency describes guards, CCTV and a communal pool. Those descriptions are too inconsistent to publish as settled facts. A viewing should include a simple operational check: who controls the gate, who maintains internal roads and shared areas, whether any homeowners' or juristic structure exists, what charges are compulsory, and whether a pool or security service is genuinely communal rather than attached to a specific house or neighbouring business.
For the right buyer, Eastiny Park 2 can still be a straightforward proposition: an established low-density house estate in a lived-in part of East Pattaya, with private plots and current resale stock rather than off-plan risk. The trade-off is that due diligence happens at house level, not just project level. A family wanting three bedrooms, garden space and access to Nong Prue's daily infrastructure may find the format attractive. Someone looking for a brand-new product, uniform finishes, a clearly documented management package and resort amenities may find the estate too variable. The decision should ultimately rest on the exact house, title and current village operations, not on the project name alone.
