Completion is reported in December 2022, so the buyer is evaluating a real house in a real neighbourhood. Noise, neighbouring plots, road condition, landscaping, security operation and the quality of the selected property can all be checked before commitment rather than deferred to an off-plan handover.

Four-bedroom base plans

Both developer plans provide four bedrooms and three bathrooms in 140 or 150 sqm. That gives a family more flexibility than a standard three-bedroom layout: a guest room, office or room for an older relative does not automatically displace a primary bedroom.

Motorway access

The estate sits on the Chaiyaporn Withi side of Pattaya and the developer places the Bangkok–Chonburi motorway at roughly 1 km. This is not central, walkable Pattaya, but it can be a more practical base for regular driving around the city and toward Chonburi or the wider eastern corridor.

Manageable scale

Seventy-four homes is a relatively small estate compared with mass-market communities containing several hundred units. That does not guarantee quiet or perfect management, but it makes the internal layout easier to understand and the position of one specific house easier to compare against the rest of the project.

Established resale market

Several live sale offers were visible on 1 September 2026, with a meaningful price spread. A buyer can compare actual houses instead of relying only on a developer starting price, then negotiate with reference to condition, plot size, alterations and documentation.

About the project

Baan Fah Greenery Loft Pattaya is a completed low-rise residential community on Chaiyaporn Withi Road in Nong Prue, on the north-eastern side of Pattaya. It is not a resort compound and it does not follow the condominium model. The core product is a two-storey twin house, effectively a semi-detached home sharing one wall with its neighbour. NC Housing states that the development contains only 74 homes, and major property databases place completion in December 2022. For a buyer, that changes the nature of the decision: the roads, landscaping and security are already in place, and the house can be judged in its real condition rather than from launch renders.

The developer's current project page identifies two base layouts, Botanic Loft 1 and Botanic Loft 2. Both are four-bedroom, three-bathroom homes with a kitchen and parking for two cars. The main published distinction is usable area: 140 sqm for one plan and 150 sqm for the other. That is a useful family layout rather than a token multi-room plan; four actual bedrooms create room for children, guests or work without immediately consuming the main living space. Resale portals now show some houses with different floor areas or even different room counts, but those should not be treated as additional original house types without checking the physical property and documents.

The development is modest in scale. The 74-unit figure is consistent across the developer, FazWaz, Hipflat and other project profiles. FazWaz gives a project area of 22,400 sqm, while launch-era Thai material described roughly 14 rai. That scale supports a quieter residential feel but also explains why the confirmed common-area package is relatively simple. The developer highlights garden space and security; launch documentation adds internal greenery, a wide main road, controlled entry, CCTV and 24-hour guards. This is a housing estate first, not a clubhouse-led lifestyle product.

Location makes the most sense for a car-based Pattaya routine. The developer's current location section gives roughly 1 km to the Bangkok–Chonburi motorway, 5.4 km to Terminal 21 Pattaya, 7.2 km to Central Pattaya and 5.5 km to Bangkok Hospital Pattaya. U-Tapao Airport is shown at about 42 km. Those figures explain the practical appeal: the project is positioned for road access rather than for walking to the beach. Owners who work around Pattaya, travel north toward Chonburi or use the Eastern Economic Corridor may value that more than a central tourist address. Buyers who want cafés, nightlife and the seafront outside the gate will find the trade-off more obvious.

A resale market is already established. When checked on 1 September 2026, Hipflat displayed nine sale listings in the project, ranging from roughly THB 4.29M to THB 6.9M. The lowest active listing found was THB 4.29M and described a four-bedroom, three-bathroom, two-storey home with 150 sqm of usable area; the listing was updated on 31 July 2026. Other live 140 sqm offers were around THB 4.65M–4.75M, while 150 sqm homes could be higher. NC Housing itself currently shows two slightly different starting figures on its own pages, THB 4.85M and THB 4.99M, so there is no sensible single price for every available house.

Foreign-buyer due diligence is a material part of this project. Public project material does not state the land-title type for each plot and does not publish a foreign-purchaser ownership structure. Thai land law generally restricts direct foreign ownership of land, with narrow statutory exceptions subject to specific conditions and approvals. A buyer should therefore not assume that a house in this estate comes with straightforward foreign freehold land ownership. Before a deposit, the actual land title, registered owner, rights to the building, any encumbrances and the proposed contract structure need to be reviewed for the selected house.

Resale variation is another reason to inspect the exact property rather than buying the project name. Current portals include homes marketed with 200 sqm of usable area and plots around 50 square wah, well above the developer's original 140–150 sqm base plans. That may reflect extensions, enclosed areas, later improvements or simply a different measurement convention. It can add value, but it can also create questions about permits, construction quality and what is actually registered. Two houses with the same original floor plan can therefore deserve very different prices after several years of owner use.

The clearest way to read Baan Fah Greenery Loft Pattaya is as a completed family-home option with straightforward road access and a relatively small community. Its strengths are tangible: four-bedroom base plans, two-car parking, a completed environment, controlled access and a live resale market. Its compromises are equally tangible: this is not a walk-to-the-beach location, the verified common facilities are limited, and a foreign buyer has more land-document work to do than with a condominium unit. The project can be a good fit, but the decision ultimately sits at house level — condition, plot, position, alterations, title and final transaction terms matter more than the brochure name.
