The project's main attraction is the price of an already completed apartment, not a promise about future appreciation. Fresh asking stock sits at the affordable end of Pattaya's resale market, which keeps the project relevant for buyers priced out of newer coastal developments. The important caveat is ownership status: the cheapest Thai Quota apartment is not automatically the cheapest apartment a foreign freehold buyer can acquire.

Everyday neighbourhood

CC Condominium 1 is surrounded by the kind of infrastructure that matters for normal daily life: markets, convenience retail, local services and road connections. It is not a beachfront holiday development and it is no longer a developer-led new launch: the project was completed in August 2014 and today it trades mainly through the resale market. That makes unit-level due diligence more important than project marketing. Two apartments in the same complex can differ materially in renovation quality, furniture, floor position, occupancy, maintenance history and ownership quota, so the buying decision should start with the specific title and physical condition of the unit rather than the headline project specification.

The most consistently supported project configuration is five low-rise buildings of seven storeys each, with 594 units across a site of about 16,000 sqm. That is a substantial resident population for a low-rise scheme. In return, the project has a proper shared amenity core rather than a token lobby: sources consistently identify a communal swimming pool, gym, landscaped common areas, parking, 24-hour security and CCTV. Buyers who prefer a small boutique building with very few neighbours may find the scale busy, while buyers who value a larger resident base and established common facilities may see the same feature as a practical advantage.

Central Pattaya and the beach are destinations you normally drive or ride to. This distinction matters because the project suits residents who prioritise daily shopping, road access and a lower purchase budget more than visitors who want to walk from their condominium to the seafront, nightlife or a major beachfront shopping district.

The unit mix is straightforward and relatively compact. Published project specifications describe studios of about 28 sqm, one-bedroom units around 35 sqm and two-bedroom layouts from 48 to 72 sqm. Current resale stock is dominated by one-bedroom apartments around 34–35 sqm, while two-bedroom units also appear in active and recent listings. Other databases show slightly different nominal sizes, so the project-level plan should be treated as orientation only. For a real purchase, the registered area on the selected title, the exact building, floor, outlook, renovation work and furniture package are more useful than assuming every unit of the same bedroom count is identical.

Pricing places CC Condominium 1 in the more affordable part of the Pattaya condominium market. On 3 September 2026, visible active asking stock started from THB 1.55M, while another major portal showed fresh resale listings from roughly THB 1.65M. The lowest number needs context: the THB 1.55M unit is marked Thai Quota. A foreign buyer seeking freehold in their own name therefore should not read THB 1.55M as an automatic Foreign Quota entry price. The practical comparison is between units that are actually transferable to the intended buyer, with the final price considered together with title status, condition, tenant occupancy, furniture and transfer terms.

Because the buildings have been occupied for more than a decade, the project gives buyers something an off-plan scheme cannot: the chance to inspect how the place actually functions. Pool condition, gym equipment, security routines, lift performance, parking pressure, noise between buildings and the general standard of common-area management can all be checked in person. Construction-completion risk is largely behind the project. The trade-off is that age increases the importance of a serious unit inspection and document review. Before committing, a buyer should confirm the condominium juristic person's current common-fee schedule, any arrears attached to the unit, the ownership quota, the title details and the condition of the apartment's electrical, plumbing and air-conditioning systems.
