Buyers are choosing individual resales, and each house can differ materially in renovation history, plot size, furniture, extensions, pool additions and title structure. The project name is useful for locating the community, but the real due diligence starts at the individual property.
The attraction is straightforward: the neighbourhood is mature and physically observable. You can inspect the roads, security, common areas and surrounding services instead of relying on a future master plan. FazWaz lists 24-hour security, CCTV and parking, while several independent Pattaya agencies also market a communal swimming pool. Current resale and rental stock shows three- and four-bedroom houses, with examples around 180–226 sqm of living space and plots roughly in the 248–376 sqm range. Some homes have been substantially upgraded or rebuilt, so the original house specification is not a reliable description of every property now offered for sale.

Pricing reflects that variation. As checked on 14 September 2026, the lowest visible asking prices are around THB 6.5M, while four-bedroom resales are being marketed closer to THB 10.9M–12M. Larger renovated or pool properties can sit well above that range. A simple price-per-square-metre comparison is not very informative here: land size, refurbishment quality, private pool work, roof and drainage condition, air-conditioning, kitchens, legal ownership and the quality of additions can all outweigh the headline floor area. The entry price should therefore be treated as a market anchor, not as a standard value for the whole village.
Khao Talo is a practical rather than beachfront location. The community sits within Nong Prue with quick access toward Sukhumvit Road and the commercial areas of East and South Pattaya. FazWaz places Outlet Mall Pattaya at roughly 0.8 km and shows convenience stores very close to the project; Dot Property places Thepprasit Night Market at about 1.3 km. Daily errands are comparatively easy, but the beach is not a walk-out-the-gate feature. Rachawadee Villa makes more sense for households that drive and value a detached home, parking and outdoor space than for buyers whose priority is a seafront or walkable resort lifestyle.
The weak point in the public record is the development history. FazWaz lists the developer as unavailable. Casa Pattaya and Renthai attribute the project to 124 Privacy Condominium, yet those pages also introduce materially different project data, including 40 homes and a 2015 completion date. Independent project records from Nestopa and PropertySpace return to 34 homes and 2010. Because the developer attribution travels with the conflicting data set and is not supported by a primary developer or land-registration source, it should remain unconfirmed. For a mature resale project, this shifts the buyer's focus toward the current title, seller authority, renovation approvals and the entity or committee responsible for common areas.
Foreign ownership needs to be handled as a property-specific legal question. These are landed houses, not condominium units. Thailand's government guidance makes clear that ordinary foreign ownership of land is restricted, with only narrow statutory exceptions rather than a general right to buy residential land in a personal foreign name. Current Rachawadee listings show Thai-name and company-name holdings. Those labels describe how particular sellers currently hold their properties; they do not create a safe standard structure for every foreign purchaser. The land title, building ownership, encumbrances, seller authority and any lease or corporate arrangement should be reviewed before a reservation or deposit.
The practical way to approach Rachawadee Villa is as a mature secondary-market community with a wide range of house conditions. The listing describes a single-storey three-bedroom house; competing portal records for similar stock contain inconsistent area figures, so the measured building and plot area should be checked in the title documents and on site.
Four-bedroom houses appear in both sale and long-term rental stock. Current listings show two-storey layouts, plots around 248–268 sqm and different furnishing levels, reinforcing that there is no single configuration that should be assumed across the whole community.
